Here is how that project turned out. It has received very good accolades. It was designed by Japanese Architect Fumihiko Maki. It's a good deal bigger though at 163k s.f. The new Arch. building is planned at 120k.

Request for Qualifications Center for Innovation in Health Professions 2112 Euclid Avenue Cleveland State University is planning a new building called the Center for Innovation in Health Professions (CIHP). The facility will provide the University an identity and presence it has never had by bringing together medical programs in one building; expanding the opportunity to encourage collaboration across disciplines. In addition a new partnership with NEOMED will allow for a permanent presence for the medical school on CSU’s campus. The University has recently concluded a build planning study with faculty and staff from the Provost’s Office and the University Architect’s Office. This process must be validated with the help of external consultants. It is anticipated that a 6 week program validation period will commence immediately upon the execution of a contract. We are interested in working with a firm that has extensive experience not only in architectural planning and design but the process of deciding how to allocate space in a building based on an academic program; an academic strategy for realizing the educational program envisioned in the facility. Finally, the financial goals and constraints need to be fully understood as well as other external factors that may be relevant to program expansion. To that end a Business Plan will be developed by the consultant to analyze the return on investment. The building will create new expenses and revenues. Items such as: potential for growth in enrollment, grants, increase in faculty and re-purposing of space vacated by the move to the new building. These factors must be measured against the University’s investment in the facility. Once the concept of the academic program and return on investment is vetted, then an architectural vision will be formed. /\/\/\ This would be directly across Euclid from the new Student Center.

historic downtown buildings will be transformed into apartments using tax credits Thursday, July 05, 2012 The State of Ohio has awarded $35.8 million in tax credits to 18 owners who are planning to rehabilitate 44 historic buildings across the state. Two of the projects, the Vincent building and the Truman building, are located in downtown Cleveland. The Truman building, located on Euclid Avenue between E. 9th and 12th streets, will be renovated to include retail storefronts, office space, 18 market rate apartments and parking. Construction is expected to create at least 50 jobs. The Vincent Tower, whose upper floors were refurbished for the digital marketing agency Rosetta, will be rehabbed to include 85 market rate apartments. The building, which is located at 629 Euclid Avenue, will receive a $7 million investment. The project will retain 400-plus jobs and create at least 50 construction jobs. Both projects will feed the strong demand for apartments downtown. I don't believe this is right on the corner of Market & Forge. I saw a rendering for a building there and it was at least 4-5 stories. I think this building will be further NE, towards the Hospital, on the corner of Park & Forge. I say that because that is where they are moving dirt now. They have about 4-5 buildings planned for that whole lot.

Yes, there is retail space on the 1st floor facing Crave. It doesn't seem to be the most prominent though due to the design of the building. I'm not sure why they angled it away from the street except to create a small outdoor patio area possibly. Local group looks to buy Rubber Bowl, put Akron Fire in as part of USFL By George M. Sean Mason, president of Team1 Marketing Group, announced Wednesday that an investment group his company heads intends to purchase the dormant Rubber Bowl and place a United State Football League team in the facility. Not entirely true. Architectural services on a project like this will be at least $10,000, not counting project management and AOR duties like construction management that would bring it up to 5-10% project cost (supposed to be 10% but architectural fees have been slashed nation-wide since the Great Recession). Renderings are cheap relative to redevelopment costs. That's a very broad statement.

The Chemstress building is next to the library. There is a vacant plot between that and the Nantucket Building that has the Stew Pot Kitchen on the ground floor. Albrect Inc. has had a sign up in the space for years. Then there is another vacant plot between Nantucket and the United building which is known as Commerce Park. There was a idea generated for infill of that at one point, but I don't think there is much demand for it right now.

I agree, I can't really see the City getting behind this with how much they have vested in Lock 3. The proposed loft development will help, but there are still two barren corners at that intersection as well which will take a good bit of time to develop, if it happens at all.

There is a place called Bangin Burgers that should get under construction soon Downtown. Its address is 323 S. Main St., which would put it next to Pita Pit. The Mexican restaurant in 22 Exchange submitted for a building permit about a month ago. No word on when construction might begin. Also, Angel Falls in Highland Sq. should be getting a small kitchen area soon where they can do hot sandwiches.
