North Coast plans updated, go public today By Ken Prendergast / October 23, 2023 In a virtual session held earlier today, the community got to see a refinement of plans for Downtown Cleveland’s lakefront that were first shared publicly in July, namely for the area near North Coast Harbor. The plans, showing stadium renovations, transportation investments and conversion of lakefront parking lots to year-round public uses, were developed and refined by a consulting team hired by the city and led by Field Operations, a public spaces design firm based in New York City.   10. Yes and no. The Class 1 carriers (railroads with annual revenue of $250 million or more in 1992, adjusted for inflation or $943,898,958 in 2021) get most of their intermodal traffic through third-party freight forwarders who solicit the shippers and book space on trains. For carload traffic (boxcars, tank cars, hoppers, etc), the Class 1 have relinquished much of their competition for this business to smaller Class 2 and Class 3 railroads or trucking. Class 1 railroads are under pressure from Wall Street to not hustle for traffic that fails to generate enough of a profit margin.
  11. I don't know if that's true anymore than if Brightline is actually generating an operating profit. Transporting people is usually not very cost-effective for any mode of travel. To put these numbers into perspective, Amtrak's Lake Shore Limited carries just over 1,000 people a day with just one train in each direction and far fewer employees involved per passenger and still loses $1.5 million per year in direct, above-the-rail costs (not counting corporate overhead, marketing, etc).... But this isn’t the usual conversion of a zombie office building in downtown Cleveland into residential or hotel uses. Instead, conversion of the former Ohio Bell Company headquarters, ongoing since July 2022, has been a different calling. What were once large, wide-open floors at the 16-story, 40-year-old office building have since been divided up into an average of 31 apartments per floor in the residential portions of the building at the southeast corner of Lakeside Avenue and East 9th Street.   17. @urb-a-saurus Most of the Muny parking lot is only 200 feet wide. A modest soccer stadium site with seating for only a few thousand seats needs at least 400 feet of width. Ideally, more space is desired to have a pedestrian apron around the facility. East of East 20th, there's more room but now the site is disconnected from downtown. And it conflicts with other plans -- between the city wanting that site for the extension of East 18th and property owner Amtrak possibly wanting it for a train servicing and layover facility. Nothing has to be relocated or capped at the former NS intermodal yard south of the Inner Belt. BTW let's stick with realities and avoid hypotheticals
  18. Where else is there a 10-acre vacant parcel with as few owners as possible who have no use for the land or profit motive, that's so centrally located, has amazing highway and transit access, and spin-off development potential?
