Cleveland: Clark–Fulton / Stockyards: Development and News
New stations cost upwards of $10 million, especially if they have elevators and escalators. With the Greenway here, a ramp should suffice to make it ADA compliant. GCRTA puts in $1 million. Metroparks puts in $1 million. If the projected cost exceeds $10 million, get ODOT, the county and the city involved. Use those non-federal sources to leverage a federal grant on an 80/20 federal/local matching basis (more than 20 percent local increases your chances of getting federal money). This has a ramp from the west side of Fulton Road and descends at an 8 percent gradient with appropriately spaced landings to be ADA compliant. It also has a stairwell from the east side of Fulton Road to the Red Line's north platform and a signal-protected pedestrian walkway across the tracks to the south platform. The Red Line Greenway is on the south side of the Red Line. And in case you were wondering, Amtrak track(s) to CUT/Tower City would be south of this station site where the Flats Industrial RR's 3-track yard is located, north of the Norfolk Southern line closer to Train Avenue.

You're welcome. It's merely a massing intended to show only the scale of the development. The buildings' texture will likely be different by the time construction plans are delivered to design review. And we still may not like them and that's OK to me as long as they get the street presence right.

Many of the new-build apartment buildings will fall into the middle housing category as they are stabilized and pay off their financing. Most of the affordable and mid-market apartments that are out there today were built as luxury housing developments decades ago.

So today's article included three high-rises in it. I'd heard about the high-rises but not the City Target. That's another high-rise development in the works. Those are just two of six "areas" of high rises being considered for downtown. There's one that's in the works but I don't know where it's planned. I can tell you a couple more -- lakefront and former Magellan site. And there's a few others but revealing them would burn sources.

Bedrock riverfront phase 1 uses ID’d By Ken Prendergast / June 2, 2023 Plans for Bedrock Real Estate’s riverfront development alongside Tower City Center in downtown Cleveland are rapidly coming together after recent city approvals of its development masterplan. Those plans, albeit still at a conceptual stage, provide insights into Bedrock’s desires and thinking about what land uses it wants to include in its first phase. From those plans and other new information, it appears that the uses to be included are primarily ones that Bedrock’s owner Dan Gilbert can control. Blue Line isn't frequent enough. It runs only every 30 minutes, even during rush hours. Between the 19 and the 90, there's a bus roughly every 15 minutes to downtown from Southgate. The 90 is the faster of the two as it takes Libby/Granger to Transportation Blvd then the freeways to downtown. Then there's the 41, which runs every 30 minutes all day and all night up Warrensville including to the Blue Line, Green Line and ends at the Windermere station for the Red Line.- Artificial Intelligence (AI)

New company amassing Cleveland properties By Ken Prendergast / June 1, 2023 A deep-pocketed company less than two years old and based in suburban Westlake has been busily acquiring residential properties in Cleveland, primarily on the city’s West Side. And last week, the company, Sanctus Capital LLC, made its biggest purchase yet — a 5-acre parcel at 3400 Vega Ave. sold by Caraustar Recovered Fiber Group Inc. that was home to Leisy Brewing Co., once Cleveland’s largest independent brewery. C'mon America, open up the gates! We need more workers!! Job vacancies jumped to 10.1 million in April, the highest in three months, confounding economists' expectations of a modest decline. The Labor Department’s Job Openings and Labor Turnover Survey also showed there were 1.8 available positions for each unemployed individual, also a three-month high. The report, which showed layoffs falling from March, raises expectations that the Federal Reserve could keep lifting interest rates to combat inflation, which it says has been fed by a demand for workers and consequent wage growth. https://www.linkedin.com/news/story/job-openings-surge-to-3-month-high-5310289/- Cleveland: Union Terminal (Tower City)
I uploaded the Lakefront Bypass report to the blog website and hot-linked it into the commentary I wrote about Tower City. I've learned more stuff about CUT/Tower City and what plans different orgs have about the area. GCRTA for example wants to invest in some redundancy at Tower City, including having three tracks through their station. Guess what -- the old Shaker Rapid Transit used to have three tracks through it. That can be restored (using Federal Railroad Administration funds, BTW, not FTA Formula Funds that GCRTA rightfully covets for its state-of-good-repair needs) if some of the North Parking Garage was returned to its original purpose. Not all of it needs to. K&D can retain perhaps half of that 350-space parking directly below the tower for some of its higher-rent tenants. But perhaps half of the parking from the north garage would be relocated into the proposed garage at the corner of Superior and Prospect. Previously, I suggested this new structure should be a 400-space garage and designed so it can support an air-rights development. Now I'm thinking this should be an 800-space garage. A planner suggested to me a way to improve the chances that this wins federal funds is to put an intercity bus station on the ground floor of this garage and possibly by reworking/redeveloping the parking garage below the Renaissance Cleveland Hotel ballroom. The model may well be Pittsburgh's Grant Street Transportation Center which opened in 2008 with two garages and costing $50 million. The westernmost garage is atop an intercity bus station with 14 bus bays, and some ground-floor retail. It is triangular in shape and has a footprint of 24,647 square feet. K&D's triangular lot at the corner of Superior and Prospect measures 30,000 SF (Google) or 40,000 SF (MyPlaceCuyahoga). Practically, a parking garage can't easily go into the point of the intersection so a functional garage would have floor plates of about 28,000 SF, still larger than the Grant Street Transportation Center which is across the street from Pittsburgh's Amtrak station. In addition to serving Greyhound, Pittsburgh's bus station is also served by Amtrak Thruway, Fullington Trailways, Mid Mon Valley Transit Authority and the Mountain Line Transit Authority. Cleveland's could be served by Laketrans, Akron Metro RTA, Stark Area RTA and Portage Area RTA and serve as a common point of transfer among all regional and intercity bus services, connected under one roof to GCRTA's rail hub, Amtrak and CVSR.
