Seeds & Sprouts XXVI – UC tech building, EOC going downtown, Tech Ready Mix buys land By Ken Prendergast / February 7, 2023 According to public records, an affiliate of Tech Ready Mix Inc. is in the process of buying a 7.95-acre parcel of land from Buckeye Welding & Fabricating Inc. in Cleveland’s Kinsman neighborhood for what could be a new production and storage facility. The acquisition by the concrete and aggregates wholesaler includes a vehicular easement through the 3.77-acre southern portion of Buckeye’s property that it will retain at 3300 E. 87th St. Terms of the deal were not disclosed. According to a building permit application submitted to the City of Cleveland last week, EO Cleveland will invest approximately $250,000 to establish a 4,121-square-foot office at 1020 Bolivar Ave. in the Gateway District. HSB Architects + Engineers of Cleveland is providing design services for the renovation work that includes non-structural architectural and mechanical-electrical-plumbing elements. Dimit Architects of Lakewood submitted the plans on behalf of CedarTech LLC of Pepper Pike. Those plans show the renovation work is estimated at $1.2 million for the 49,205-square-foot, 1956-built building at 10900 Carnegie Ave. in the University Circle area.   14. This project needs to go away. I just don't see it generating much ridership. Duluth-Superior metro population is less than 300,000. And the towns in which this train would stop are one-traffic-light villages. 3C, by comparison, is one of the most heavily traveled intercity corridors in the United States.
  15. Yes, a lot. There's a couple of new high rises in my wife's hometown of Cherkasy, which is about the population of Akron. A few I saw in Dnipro (has about 1 million people), but not many in historic central Lviv although they're building a lot more just outside of the core. But the number of new and under-construction high-rises in Kyiv was mind-blowing -- reminiscent of Toronto. Same with Warsaw which also has lots of new high-rises, mostly residential. I'm often surprised at how many for-sale units there are but some people (not companies or big-time real estate investors) buy them and rent them out monthly or as AirBnB's. BTW, these are all privately owned buildings but all on publicly owned land.

  18. Norfolk Southern put a train on the ground a year ago just up the line in Ravenna. Precision railroading is giving the federal government a strong case for nationalizing the railroads, preferably just its infrastructure...
  19. I don't know whether it's comparable or not. The data shows interesting comparison between different countries with their own unique histories. I don't know whether it's "good" or "bad" and that wasn't my point in sharing it. My point was that it's interesting to see the differences -- and that national wealth doesn't necessarily correspond to homeownership rates, for whatever reason is applicable in that country. Which is another take-away from that chart.
  20. It sounds like some companies may end up adding square footage? Even if their workers come in only three days per week or, for a certain percentage of the staff, not at all.
  21. It's pretty cool when a real estate brokerage likes and retweets an article in which you write that said brokerage has two bidders seeking to acquire a downtown office property and convert it into residential. That's what we call a confirmation.
