Could use more trees but, yeah, I like Manegg. Good model/example. There's also tons of city-owned land between the CSX tracks and the Shoreway from East 9th almost all the way to East 55th (plus some on the north side of the Shoreway) that could be a part of an RFP or a series of RFPs to measure interest and get some ideas for redeveloping them. But that would probably have to fall under an expanded jurisdiction and direction of the North Coast Waterfront Development Corp., including setting a development masterplan and supportive zoning. A TIF from expanded area that could help fund infrastructure including a local share for an extension of the Waterfront Line.

Brook Park: New Cleveland Browns Stadium
The Haslams are trying to expand a constituency to put pressure on the state lawmakers to create their preferred address-specific, value-capture funding mechanism. The ask requires lawmakers to pick a municipal winner and a loser, something the governor was unwilling to do, but certain lawmakers might. But this isn't a clear-cut suburban Republican vs urban Democrat matter in which the Republicans could support the Haslams' preferred location/funding mechanism from the state to harm an urban Democratic powerbase. For Brook Park, yes the state senator (Patton) is a Republican but the state representative (Glassburn) is a Democrat. And Patton's district reaches into and includes portions of the city of Cleveland (Bellaire-Puritas, West Boulevard, Clark-Fulton, Old Brooklyn, etc). So geopolitically, this could prove difficult for the Haslams on the state level. We'll find out in a couple of months which way the wind is blowing.

Amtrak & Federal: Passenger Rail News
The eastbound Amtrak goes through Mentor at about 6:30 am, so it's not uncommon to see this train in daylight. But it usually runs on time because of all the schedule padding into Toledo and Cleveland. The train that's having a hard time running on time is the "new" Floridian which combined two long-distance trains into one so that it now has more enroute station stops than any other Amtrak route in the country. It often runs hours late. If you're going to Chicago and want to take the train, take the Lake Shore Limited. If you want to go to Washington DC, the Carolinas or Florida, fly or drive.

Not only they could, but they should. A model is Tri-Met in Portland, OR which is directly involved in TOD project at/near its properties: https://trimet.org/tod/#projects A decade ago, I urged RTA follow Portland's lead. And yes, RTA said "we're not growing like Portland." Defeatism was policy. Hopefully it is not anymore. Ironically, the one place where GCRTA could/should be directly involved in a project is the Westinghouse development. GCRTA's senior real estate guy is James Rusnov who is also a consultant on the Westinghouse project. I sent this to Rusnov..... Another possibility would be to add intersections here with bus stops at the intersections.... An overview of both intersections....

This might be worth watching. A change of use permit request (Record B25005732) was submitted to the city today for the Tremont Neighborhood Veterans Club-Roosevelt Post 58 (Polish Legion American Veterans), 2442 Professor St. The owner 3CRS LLC (aka Anthony Cross, general manager of Happy Dog) and Jake Szaraz of MJM Building Standards Inc have submitted a change of use for the property. The change is not specified so that's why it bears watching to see what happens next here. BTW, in addition to Szaraz running MJM, he also has developed some big warehouse and commercial projects for Ray Fogg https://www.fogg.com/bio/jake-szaraz-pe/

Other States: Passenger Rail News
Unfortunately it is dependent on delivery of the new Airo trains which won't be for a few more years. The new trains will have a dual mode electric and diesel capability. They will operate under the wires from Washington DC to Sunnyside Yard and then under diesel power to Ronkonkoma. Their electrical contact will be by overhead wires/pantograph rather than a third-rail shoe. I'm surprised only three daily round trips are proposed. Five or six would be more convenient.

Pioneer/Jaja restaurants at INTRO set repair plans By Ken Prendergast / February 20, 2025 Just after 3 a.m. on Halloween 2024, an Audi crashed at high speed into a section of the INTRO mixed-use complex, at 2050 Gehring Ave. in Cleveland’s Ohio City neighborhood. While the driver wasn’t seriously hurt, the damage to the structure was so severe that two restaurants, Pioneer and Jaja, affected by the crash are still closed and repairs won’t be completed until 10 months after the initial impact.
