  5. Some of their biggest property acquisitions -- parcels 12621001 and 12621002 -- came in 2018 and 2012, respectively. OCB was advancing planning-wise but not guaranteed in 2012. It was definitely happening by 2018. And that's when Miceli started taking down lots of buildings and remediating the land over by the boulevard. The activity north of Buckeye to Cumberland is very recent -- starting around the time OCB finishing up. GCRTA said they started talking talking to Miceli a couple of years ago, right around the time OCB was completed.
  6. I mean, look at the potential size of this thing. I wouldn't be surprised if Miceli's takes over everything south of Cumberland, east of Opportunity Corridor, north of NS/GCRTA and west of CSX except for a couple of churches. We're talking potentially 45 acres if Miceli's acquires these residential parcels and a small church or two.

  10. @scg80 I reached out to Councilwoman Gray about the jobs being offered to locals first, but since it was a Saturday, she didn't get back to me and I didn't think she would. I'm sure we'll hear a lot more about this big, multi-phase project in the coming weeks, months and years.

  16. I hate to be "that guy" who finds the cloud to a silver lining, but the strong labor market isn't going to help the real estate market, including new construction. As long as people are getting hired at this frenetic pace, the Fed isn't going to lower interest rates. And that means all these cool housing developments we want to see happen aren't going to happen unless they get a bunch of subsidies... JobGrowth in May came in at 272K, well above economists' expectations of about 180K. Over the first 5 months of 2024, job creation has averaged nearly 250K a month.   19. It happens only if someone decides they want to make it happen. Haslam has seen what other NFL are doing and he wants it too. And given his experience with football, soccer and now basketball, he's showing interest in having a big sports training complex much like what Spire has up by Madison. That has created spin-off development. The only time the Browns in Berea get any meaningful visitors is during a few weeks in August for training camp. The rest of the time it's a private facility. That's not enough to create spin-off development.

  22. ODOT was directly involved throughout. I believe they did the traffic analysis. That analysis showed that an intersection at East 9th would "fail" traffic-wise without the East 18th extension. FAA requires all Commercial Service Airports to have a reliever airport in the same geographical area and to meet specific design and size minimums with regards to runway length, tarmac area, hangar spaces and terminal spaces. Burke has it; other nearby airports don't. FAA probably will not allow Burke's closure until another nearby airport like Cuyahoga is expanded. I learned late last night there is more to this. There is another funding application.
