Love the new train. Hate the new train schedule, especially eastbound.

Cleveland: Downtown: Sherwin-Williams Headquarters
Thank goodness the SHW tower wasn't designed as turned 180 degrees. In the coming years, people would be asking if the Hilton was part of the SHW HQ complex. Although some still might since their rooftops are a near-mirror image....

Cleveland: Downtown: Justice Center Complex Replacement
Redirect from the Which Project Will Be Next thread.... Only one proposal was submitted for an all-new courthouse structure -- the TurnDev site at The Pit. If it is built here, the size of the site suggests it will not be a high-rise. The DBL Development plan will have to add a roughly 218,000-square-foot building to provide enough space to meet the county's needs, in addition to renovating the existing courthouse tower. But unless they build it as a 22-story skinny tall with 10,000-square-foot floorplates, or as a 10-story-tall building (with 22,000-square-foot floor plates) atop a massive parking garage, there won't be a new tower built. https://neo-trans.blog/2024/04/07/county-courthouse-to-have-new-address/

Cleveland-area affordable housing wins financing By Ken Prendergast / May 20, 2024 While only one proposed affordable housing development in Cuyahoga County was awarded the coveted 9 percent Low Income Housing Tax Credits (LIHTC) from the state, four others in the county got conditional approval, putting them in a good position to get financing in the near future. All five developments, if built, would add 247 total units of affordable housing in the county. MORE: https://neo-trans.blog/2024/05/20/cleveland-area-affordable-housing-wins-financing/

I'm getting sick of Man City. So when I go to the Horseshoe in August, I'm going to cheer for Chelsea and against that punk Haaland.

1 million square feet or more is a whale. The Cavs-Clinic facility would be about 1/4 that. Still a big project. None of the others in Chazz's list are whales either unless you include the inevitable parking with the courthouse project.

Amtrak & Federal: Passenger Rail News
This project needs to be taken away from the county if it hasn't already. They had enough funding in hand to carry out the project but have failed for more than 20 years (I'd been involved with the county and city going back to the 1990s on this!) to do anything. Amtrak: designs for a new Elyria train station in the works A long-stalled plan to relocate the Elyria Train Station to the Lorain County Transportation Center is still underway, with design plans already in the works. The transportation center, at 40 East Ave., is in the former passenger station of the defunct New York Central Railroad system. I don't think he's blaming. He's merely pointing out that two of the largest foundations of Columbus' economy are sustained by Ohio taxpayers. This project and a rapid station here could help the expansion of riverfront development farther upstream. Even the eastern part of Tremont would be closer to a soccer stadium rapid station than to the Ohio City station. Projects like this on the other side of the river could benefit from the soccer stadium, rapid station and connecting trails.... https://neo-trans.blog/2024/02/20/tremont-hillside-development-plan-regains-life/

That's why I resist making predictions. Most developments don't happen, regardless of city.

I think that's a fair list. If Lumen II is built, I don't see it rising much more than 7-8 stories -- 2-3 stories of concrete podium, 5 stories of stick-build above. With those cheap construction methods, you could see Lumen II, III and IV. Where? Keep an eye on parking lots in PSQ that extend the built environment.

I was surprised at the interest. When I wrote my first soccer stadium article five years ago, I contacted Cleveland Black Oxide to see if they had been contacted by any stadium interests about buying their property. I wrote: Its owner and President Bob McElwee ... notes that he has been approached by developers recently. “We don’t have plans to move, however there have been developers talking with us about purchasing our building or building us a new building and doing a like kind exchange,” McElwee said. “We are also looking at expanding at our current site (on Broadway). The folks that have approached us were not involved with a stadium development.” And I also wrote that ODOT had been approached by others about acquiring some or all of their 48 acres of land. “There is excess land that ODOT is having appraised,” said Brent Kovacs, public information officer at ODOT District 12. “ODOT has received inquiries about the land. ODOT would like to sell the land, but there is no agreement to sell or lease the land with any party, at this time.”

I've been told that the Haslams believe the Post Office site is not big enough for their stadium and Jimmy's World. If a soccer stadium goes here, it's going to have even less space for Jimmy.

Cleveland SC Soccer Stadium
A soccer stadium used 60 times a year turns a noplace into a someplace. Then add a rapid station that's a convenient walk to Tri-C and even CSU, and maybe even an intermodal hub and it becomes someplace more. Keep on adding more stuff. Someone's gotta be first.

Lakewood church may be razed for senior apartments By Ken Prendergast / May 17, 2024 The days may be numbered for the historic Lakewood Baptist Church, 14321 Detroit Ave., just east of Downtown Lakewood. Other States: Passenger Rail News
From PennDOT's latest second Pennsylvanian (expansion of more Keystone service to Pittsburgh) update: Engineering design and environmental clearances continue for the four Early Action projects in Lemoyne and Camp Hill (100% design plans in progress), Enola to Duncannon (90% design plans in progress), and Johnstown (60% design plans submitted and will be reviewed by PennDOT). The projects continue to have a target completion date in 2026 at which time the second Pennsylvanian can begin operating. Construction in Lemoyne, Camp Hill and Johnstown could start as early as late 2024. Preliminary engineering, environmental and surveying work has begun on the seven non-Early Action projects from Harrisburg to Pittsburgh, for which construction continues to be anticipated for completion by 2031. As a reminder, the list of all eleven projects is found on the attached PennDOT webpage which is also posted on WPPR's website. The kickoff meeting with the Federal Railroad Administration (FRA) regarding the $144 million FRA Federal-State Partnership grant awarded to PennDOT for the second train was held in January. These funds will be applied toward final design and construction of the non-Early Action projects. PennDOT is starting preliminary work to develop the Service Development Plan (SDP) for the Keystone Corridor (Pittsburgh to Philadelphia) Corridor ID grant it received that is separate from the second Pennsylvanian project. The SDP will look to improve and enhance service on the line as well as facilitate future federal funding opportunities on the corridor. https://advancingparail.com/projects/keystone-west/
