On the other hand, building parking garages at stations lets the rest of the parking lot and other land at stations be redeveloped. The garages can be used for park-n-ride riders during the day and residents at night. And make it paid parking so that there's a legal contract with terms and responsibilities. So as not to discourage ridership, have the parking ticket you get when you enter double as an RTA day pass or have your RTA fare media (ie weekly/monthly pass) double as a tap-and-go parking ticket. If you get a monthly parking pass (for tenants of the station-area development), that would also double as an RTA monthly pass. That might also boost evening/weekend ridership. These would probably also be applicable for meeting the city's Transportation Demand Strategies in developing at RTA stations.

My guess based on scant info is that the Berea development is going to be a place that might, in addition to Haslam Sports/Browns offices, host Browns training/practices as well as host youth sports including training plus high school/college playoffs and championships in football, soccer, lacrosse etc. There may also be wellness programs and a few restaurants and a hotel for these visitors. While I thought the NFL/Browns-related retailers would be at Berea, now I'm not so sure.

Only in the last couple of years have the owners of the Cavs and Guardians got directly involved in real estate around the Gateway venues (which they do not own). And the Dolans have gotten involved in acquiring real estate only because a new minority owner (soon-to-be majority owner) want to be involved. The Haslams are involved in real estate in a big way, both in Columbus and in Berea. And, BTW, the city of Columbus didn't pay anything for the new crew stadium, although the city did make a direct contribution to repurpose the old Crew stadium.

Cleveland skyscraper’s new owner plans upgrades By Ken Prendergast / April 8, 2024 Purchase of Downtown Cleveland’s third-tallest skyscraper last week was officially confirmed today by the skyscraper’s new owner. A partnership of Namdar Realty Group and Mason Asset Management, both of Long Island, NY, also said they have a formed a five-year capital plan to improve 200 Public Square and hired a new building manager to carry out that plan. Enhancing the retail offerings in the tower’s atrium for office tenants and nearby residential buildings is part of its goal. Article updated with more information. The DBL proposal would renovate the tower as a courthouse but would have to find temporary courthouse space elsewhere during renovation. It would move all of the courthouse functions twice and build a roughly 200,000-square-foot courthouse addition.

NEOtrans has learned that, of the four surviving proposals, one involves a complicated, time-consuming double-move of courthouse functions from the current site and back again. If rejected, it would end a five-decade run of the Justice Center site as a law enforcement, adjudication and penal facility and set the stage for its redevelopment.
