Downtown Cleveland skyscraper sold to NY firm with big retail portfolio By Ken Prendergast / February 5, 2024 According to two sources, Downtown Cleveland’s third-tallest skyscraper has been sold to a New York-based company that has more than its share of cheap or faded retail properties including many in Ohio. But the parking garage for the skyscraper, 200 Public Square, was reportedly sold separately to a buyer in Chicago that owns downtown parking properties nationwide, one of the sources said. Some people on social media are mad at me -- a transit advocate saying Sherwin-Williams screwed up because it didn't build enough parking for its new headquarters... https://neo-trans.blog/2024/02/02/sherwin-williams-parked-its-hq-parking-options/ Here's what I said there.... The private sector has to build for the monolithic transportation system we have, just as they have to provide health care within the broken health care system we have. A massive, nationwide policy shift is needed. One HQ project in one city isn't going to cause that shift. My suggestion is to use this article in your messaging as Example #526,976 of what's wrong with America's transportation system and how it puts a huge burden on our job-producing private sector. Good luck. For I have little hope this country can change its self-destructive ways. SHW can offer discounted transit passes to as many employees as it may like. But that's not going to cause many to use a starved, skeletal, slow, unreliable and infrequent transit system that doesn't "serve" suburbia where most people (and most SHW employees) live. A better solution would be for Sherwin-Williams to help workers to afford to live in quality, close-in neighborhoods with multimodal options, like downtown, Ohio City, Tremont etc where they can walk, bike or transit to work. It might save the company and its employees money.

On average, each one weighs 2 tons and requires at least 300 square feet of storage space, including driveways and ramps. Like health care, the cost of community transportation falls onto American corporations unlike their European and Asian counterparts. It's the economy, stupid JUST IN: The US economy added a blockbuster 353,000 jobs in January, far exceeding expectations of 180,000. This is a really healthy economy. (December jobs revised up to 333,000) Unemployment rate: 3.7% Wage growth: 4.5% in past year —>far ahead of 3.4% inflation

They've had some problems in constructing the garage, including having to remove improperly placed concrete (like it being poured over drains, etc) and redo it. And then you get into the whole supply chain problems that continue from the pandemic. I agree 100 percent. In fact, I'm considering writing about it.

I can also see them building over the tracks between White Plains and Unionport roads, and possibly razing and replacing the low-rise stuff at Baker and White Plains. Too bad ConEdison has their big facility there. That would be an awesome TOD site.

I'm trying to figure this out and nothing I can imagine adds up to the square footage numbers PHS has in their TMUD application. If we include the Lumen's square footage, since the project was noted in the TMUD application, it doesn't make sense. The building measures 602,000 SF. But that includes the 550-space (roughly 165,000 SF) parking garage and 22,000 SF of ground-floor retail/lobby space. It has 318 apartments. At 1,000 SF average per unit, that's 318,000 SF. It's probable that the Lumen averages more than the usual 1K SF for a Cleveland apartment building. But I'm going to leave it at it's smallest number to show that, even at the minimum, the numbers don't add up. So if we add to the Lumen the 72,384 SF of residential space in the Bulkley Building. Now we're up to 390,000 SF of residential space. That's way below the 463,000 SF of residential cited in the TMUD. So add the 90-unit Residences at the Hanna. If it's 90,000 SF, now we're at 480,000 SF which is above the residential space cited in the TMUD, and that's using conservative data for the Lumen. If we don't include the Lumen's square footage at all and rely just on the Bulkley Building's partial conversion that's already underway, then the numbers don't even come close to what's in the TMUD. And I didn't think a delivered building could be included in a TMUD application. Can it? If you put an 8-story, stick-built apartment building above 1305/1317 Euclid (which has a combined floor plate of 30,000 SF), that's a 240,000 SF building. No one is going to build a new-construction residential building with floorplates that are double the normal size. Put an atrium/light well in the middle of it and you can shrink the floorplates by about 5,000-10,000 SF. But that only sends us in the wrong direction space-wise, since we're trying to get to 463,000 SF of residential as cited in the TMUD. Add 160,000 or 240,000 SF to the Bulkley's 72,384 SF and we're still far from 463,000 SF. So I don't get it.

The US sure does make it harder to climb the ladder of success The transit system in Brampton, a suburb of Toronto with 600,000 people, is so frequent and comprehensive that its ridership last year was larger than all of Dallas's and was equal to Miami's. Even suburbs with less than ideal land use can utilize good transit.
