Cleveland: Tyler Village
been about a month since I've seen Tyler Village. I really like the color palette on the bridge above the patio garden, and the idea of doing something green on the roof. Just the postings on this website alone have seemed to multiply in the last couple months, which tells me Tyler Village is catching the attention of more and more people. WW - What's up with the Factory restaurant that was supposed to open? And is APG or the biotech guys close to getting in? I'd love to see some photos of the construction for those spaces. Congrats to the developer in the recent accomplishments, and thanks to WW for keeping us posted. And I agree with previous comments that this project will change the dynamic of the neighborhood and set a precedent for other developers with these old, hulking industrial complexes with such interesting architecture.

Good report Weepinwillow and nice pics. Some friends of mine saw space recently at the complex through the Emerging Cleveland bus tour hosted by the CSU College of Urban Planning/Affairs. Said the Ante-Up recording studio is pretty wild inside. Apparently, there's talk of a radio station looking at space there from what I hear. Also mentioned was a new photography studio that does work for "Ohio's Next Top Model". And its great to have more room for zaceman's double dutch practice !!!

thanks for the feedback. Smackem81 and MyTwoSense bring up good points about maintaining, or bringing back, the architectural and historical integrity of the buildings. The only structures we would consider razing are the overhanging deck platforms, visible when you pull into the complex to get more parking. The non-original docks would be softened and modified - i.e - the building that DigiKnow occupies has 5 loading docks - only 1 or 2 are needed for a 7-story office building. Greenspaces are planned when the tenant mix shifts enough that truck traffic is minimized. Sky and Gavster - I have to do my research on the tax credits - my job doesnt involve that, but interested in hearing what you know. Our COO has the experience on the planning and financing end of development, my end is the leasing function. On other news, look for some general photos of the complex soon. Oh, and Sky - I left Cimperman a voice mail about the lack of lighting on East 6th Street.

Actually, everything that has been done so far has been without any kind of tax credit, including the historic tax credit. But Graystone is reconsidering the advantages of credits, and will probably have a solid decision in 30-60 days. I believe the owner, Tony Asher, can get this done without credits if that's what he chooses. The obvious downside is that there are so many strings attached with the credits. Graystone believes that there are "no sacred cows" when it comes to the redevelopment - if they want to tear down some dilapidated buildings to make way for modern parking structures, then they want to be free to do just that. Also, if they started using credits, then some of the work already done would have to be modified, like $75,000 worth of new windows that were installed for DigiKnow, and there's the floor below DigiKnow getting the same new windows right now (SAW deal - CCBMRDD). It's exciting to see that so many people are noticing what we're doing (Yeah, I work for these guys). My intent is to keep everyone posted on what we're doing, post lots of cool pictures, and talk about other exciting projects around town. KEEP THE HONEST FEEDBACK COMING !!!! It's extremely helpful to see how the public views this project, and its difficult to get an unbiased opinion sometimes.

About the KSU Architecture School moving up here - where would they go near University Circle? I just don't know of the projects/availability of space there. Seems like a space in Midtown or St Clair/Superior would work better.

and Crust And Crumbs doesn't have a webiste yet. They have temporarily closed at 4700 Lakeside until Tyler Village location opens. I think they can still do large orders (10-15+) in the meantime. Number is (216) 881.7544. Vanessa and Ismail are owners there.

Hello all - new user to urbanohio.com - thanks Map Boy for the heads up. Expect housing at Tyler Village as part of the third phase of redevelopment - probably 5 years away. Phase One consists of the buildings on Superior (2) that are slated for office and technology redevelopment, and is a 2 year project. Phase Two consists of the remainder of the East campus (everything else on east side of 36th Street) about 450,000 sq ft and attracts the "Arts/Culture" tenants - among the existing tenants in this Phase are Village TV, Front Room Gallery, A Closer Look Recording Studio, Cleveland Opera, Growler Restorations (Jaguar restorer), Ante-Up Audio, etc. This Phase is a 2-5 year plan. Hopefully Phase 2 will have some live/work spaces mixed in. Then Phase Three is the west campus, everything west of 36th Street. Plans there include for-sale and for-rent residential with KILLER, unobstructed views of the lake and downtown. That's about 400,000 sq ft, and is a 6-10 year time plan. Graystone Properties, the owner/developer, is getting their website revamped soon, so check back in 2 months to www.graystoneproperties.com. After years of planning, Tyler Village is gaining SERIOUS momentum. SAW, Inc., a division of the County MRDD program, is moving into 11,000 sf of offices below DigiKnow on April 1st 07. Two companies are seriously considering office space in DigiKnow's building (both happen to be west-side, surburban software developers), and about the rumor of Crust and Crumbs moving there on Superior, this will probably happen very soon with their summer 07 opening along with another restaurant next door. A Vietnamese restaurant and teahouse plan is being developed now also for Summer occupancy. A burger/beer joint called THE FACTORY has signed a lease for the restaurant space that THEE OLDE FACTORY used to occupy on 36th Street, closer to St. Clair. That restaurant will have a lunch menu as well as Happy Hour routine, and is opening in July/August 2007.
