  5. I know the scoop on that one. Someone leaked it to CoolCleveland, who then advertised it as the opening instead of the friend's and family night. Needless to say, the owners were not pleased that they had to turn away people. Wonder Bar is going to be a great addition to the street. they fill a great niche, imo. Of course, I'm bias..

    Ground floor retail is being worked on. We have a few interested parties exploring it now. Once there's a signed lease, we'll start building. the issue on the residential component is basically the cost of getting the buildings up to code for living spaces entirely on the if-come. For a former elevator company, the buildings can be very under-elevator'd and those puppy's can cost upwards of $200k to put in, as well as problems with not enough stairwells between floors. We do want to add residential units on the west side of the campus though. I was walking through upper floor space on E.36th today and you could easily imagine live/work spaces going in. We still have it firmly in the plans, though. I'll keep you posted.

    we have a beat up steel wall on one of the buildings in the back of the complex right now. The spaces in that area have little to no access on the upper floors.. so anyway, city architecture put this together. It's a glass wall and glass elevator. This would give us both access to all floors and bring much needed natural light into the space. We love the idea of mixing the old with the new and hope to start work on this project soon!

    So a little update on the Tyler project: there is a newly signed lease for a production studio, a deal pending for a mixed media group as well as some serious interest from an out of town radio station. As for some of the physical developments, here are a couple of photo's: Buildings will be color coordinated, this is the bridge connecting the small office building with DigiKnow's space.. zacman's going to be pleased... we're ripping out unused dock's for more greenspace inside the complex (just on the other side of the existing courtyard). new windows for the top floor of building 44. I didn't get a picture, but if you drive by the Superior Ave side, you'll notice the brick is being cleaned up as well.

    here's a quick photo I took of the restaurant going in at St.Clair end of 36th street. Mid-August is the plan for opening. New windows, store front, etc.. inside has the old Factory feel with a cooler twist.

    Basically we want people out and about on the Tyler campus. Offering a park bench under a free wireless cloud is one way to this end. Adding storefront retail to Superior as well as down 36th street is another way. Eventually moving the truck traffic from inside the complex and on 36th street over to 34th is one more way. The paved areas currently have a ton of truck and car traffic on them with some foot traffic. We'd like to see more foot traffic.

    Ha! that's nothing, you should see the space on the west side of the campus where the re-development isn't due for a while.. talk about your open floor plates!

    just a hair under 11,000 SF. There's a row of old-time lockers separating the two spaces on the 7th floor that also have skylights overhead (where else?). Here's a picture of that:

    Courtyard views from inside the complex and on Superior. 7th floor space being re-plastered for new tenant, those skylights are going to be opened up soon. more stuff to come as it happens. WW

    I'll load some pictures on this after I take them today. but Tyler's patio garden on Superior between the big building where DigiKnow is and the small office building is done. Complete with nice landscaping, wireless access and a park bench. As mentioned, a county service SAW moved their offices in, a bio-tech group signed a lease for the top floor of the DigiKnow building (building 44).. that should make some press soon because they're coming in from the burbs to be in Cleveland. APG Furniture's space on the same floor of 44 is coming along and will be a show-stopper when completed. The next step is going to be developing the North end of the campus and on 36th street where they already have a restaurant/bar set to open in August. The space above maybe where the live/work stuff comes available.
  19. Htsguy, the reason is that foundation work can be a super expensive project. As for St.Iggy's plan, I like what they're doing, but in some ways they act almost like a freeway bridge between the development going on at the corner of west 25th and the rest of Lorain. I look at Lorain ave as a separate project for development all together starting from Fulton and going to the Urban School. That stretch has some cool old buildings that are certainly branded with the antiques/craft thing, there's room to grow out of Ohio City.. I think that the big ticket developers ignore it's potential.

    Tyler Village is coming along. This project is being done much more organically than some of the others (out of cash flow), but there have been some pretty big success' of late. If you drive by you'll see the patio garden is having the finishing touches put on, SAW just moved into their renovated space under digiknow, and there are two spaces above digiknow being built out for high end office users as well. They are also planning on cleaning up the face of the two Superior buildings pretty soon (pointing etc..).

    I've always felt that a smoking ban was a little overboard, if not way overboard.. that said, when I was living in Boston and they put one in, I loved it personally. Bars and venues that were once impossible to breath at became MUCH more fun to go to as a non-smoker. It also breathed life into a couple of dives because it put more people on the streets. That said, Boston had the density to absorb the blow. I think you'll see a comprimise on this eventually. Private clubs, or some such thing. Personally, I like that people can't smoke at the bar anymore, but I recognize it's pretty selfish of me, and I didn't vote for the ban.
  23. we looked at doing a green roof on our rehab project but the money was nuts (for a new roof the money was nuts anyway, so I should say the green option was quadruple nuts). There were a few programs available, but our timing wasn't right. We ended up going with higher grade insulation as our green component, which worked out very well. Anyway, it would be nice to put "easier to get" incentives out there for putting things like green roofs on commercial buildings. It's not easy to do without killing your profit margin if you just go ahead and put one on.

Someone who was working on a Kansas City development project told me that in KC they actually pick up pan handlers and take them to shelters, and apparently if you aren't a resident of the city they put you on a bus back to your hometown.. A little creepy if you ask me, and doesn't even seem legal.. but that's what I was told. I've never pan handeled in Kansas City, anyway, so I can't speak to it past that.
