  1. The last I heard it's being renovated for re-sale.
  2. Ignatius chokes off west 25th. As businesses looking to move into the W.25th area don't want to go further than Iggy, and forget the other side. (I'm speaking in general) It breaks up the development potential in some ways, encourages development on the other side in others.. It's not like I'm thinking: hey lets got get breakfast at w25th.. how about Nick's on 41st? No, Nick's, the bike shop, Morrison Dance.. it's all separated pretty much completely from 25th street activity. Sorry, I meant it chokes off development coming around the corner from west 25th.
  3. as someone invested in South of Lorain development (or SoLo) I can say that when we looked at the various buildings available around the one we ended up buying we focused on St.Ignatius and the Urban School going east/west and the various renovations happening north south on Bridge and Orchard as well as all the green building activity in and around the neighborhood. Access to public transportation was important as well. We did not focus too much on West 25th, as it is choked off by Ignatius. One of our next steps is to get with block groups on shared security options for the neighborhoods.

    sheesh.. 24 hour on site security, no problems in a quiet neighborhood.. you will run into far, far more problems in Tremont, ohio city or the cbd than you will at Tyler Village. I'm not sure where you and your boyfriend are from, but believe me, Tyler isn't a place you need to walk around gripping your purse in. It's basically filled with a bunch of business' and a few artists.

  6. Perhaps, though I do tend to frequent nice establishments and my brother has a history as a gourmet chef, so I have some reasonable expectations I believe. I would still say that if I didn't pay $15 too much, I definitely paid $10 too much.
  7. went to Luxe last night.. the service was great and I enjoyed the atmosphere, though a tad boring. I will say that I felt like I paid $50 for a $35 meal. The food was all good, I just didn't think it differentiated itself from any other nice restaurant. If I was spending $25 to $35 for a couple of drinks, salad and dinner per head I'd consider this a great neighborhood dining spot.

    I was just in the PC Helps space a second ago, they are putting the finishing touches now. Carpet tiles are all in, some various electrical hookups are being connected, but overall, it looks move-in-able... WW

    Nu Life fitness is being built out now. We expect it to be completed and ready for business middle of July, beginning of August.
  13. SF, I moved from Cambridge and find Shaker Heights TOO suburban for what I was used to. Cleveland Heights, Lakewood and Ohio City are far closer to what I prefer. That said, I don't have kids, so SH could be better for that. Beachwood and further out feels like one big traffic jam to me.

    we put in new thermal pane, low e rated tinted windows on all new build to suit office space. So PC Helps will have brand new windows.
  15. Yep, my thoughts exactly. They also let it build up for a while before making a demand, etc.. City: We need more business' and residents downtown. Stake Holders: We need more clean up, more cops and general up keep to attract more business and residents to downtown. City: We're broke, so without more business' and residents to build up a tax base, we can't pay for more clean up, more cops and general up keep. Stake Holders: Fine, we will pay for it ourselves. City Workers: the city should be paying us overtime for those jobs that we don't currently perform well, if at all. We demand you pay us or stop cleaning things up, policing the area and generally keeping the area kept up. Stake Holders: Please tell me why I bother doing anything short of boarding up my building with you idiots in charge?
  16. This is the union being threatened by the prospect of city contracts going to private stake holders. Make no mistake about it, they have 0 interest in working late hours, being personable with visitors and generally helping the city grow.
  17. Thanks for the kind words. I think we are leaning towards doing 3 large units. two smaller units at 1,050 SF and one large unit at 2,700 SF. there is also talk of turning the store front into bottom floor living quarters that would attach to the two upper floors making each living space about 2,400 SF. We kept our plans very flexible to respond to various market conditions. that said, we are working with a restaurant to possibly take the ground floor, and that would be our preference, I believe.

    Windows were going in on the 6th floor of building 44 the last few days.. you won't see them from Superior until later because we are doing the northern ones first, but soon we will be down two floor 5 for windows and 2nd floor for open grate.
  19. Yeah, we will have one 1,025 square foot space available for rent that would come with a secured parking spot in our car port/garage. So we'll be looking to set up tours soon. WW

We ran into some issues getting a mortgage on it even though we own 100% of the building free and clear mainly because we are looking to use some of the various "cheap money" programs, anyway here are some before and afters, I can post "after afters" when we start/finish build out: Before - After -

  25. well, I found a place, but my contractor thinks he can finish off my other place in 120 days.. sigh, I guess I'll wait. Anyway, e 55th and st clair, $800, loft space, close to the lake.. 1,800 to 2,200 SF.
