Exactly, plus if it didn't include as much office as it does, it would not get done in this credit environment. The office is what makes this project viable and able to move forward right now.

Wolstein is going to need signed leases before he starts building. I am not worried about getting retail and amentities down there if Eaton, E&Y, Tucker, etc, are on the hook already. This isn't a spec project.

Why do they occupancy rates have to be reduced? I think he meant that if demand stays constant the occupancy will automatically go down with a new hotel opening and being that hotel occupancy right now is pretty weak......

I disagree. Defense wins games. A solid corner or two and the Brownies defense will definitely improve. My apologies, I should have been more clear. I meant that DA is a big question mark in my mind. I think the defense will be solid with the new additions up front. DA on the other hand could play like the 2nd half of the season last year and this would throw everything off. Romeo is not going to keep DA on a short leash. If he struggles at first he will get an opportunity to correct himself. If he doesn't then by that time the season could be in jeopardy. A "bad DA" has the potential of losing games for us. Baring injury its almost a given that the defense will be better. That makes DA playing well that much more important if we want to win 10+ games.

dewey's is an above average pizza. More so if you are looking at a specialty pizza. The bbq chicken and socrates revenge (named after socrates johnson I think :-D) are good and as previously stated, the micro brews are great too. If you want a classic pizza, maybe not my first choice. In cleveland hts, I would go down the street to Marotta's instead, or drive to Geraci's in Universty Hts.

according to a rep from the developer they didn't get enough pre-sales and the project is on hold indefinitely.

5/3 is not a particularly healthy bank. Don't see how this would be a good idea for them to take on NCB. Wells Fargo and US Bank are the 2 banks that could do it with the least amount of affect on their balance sheets. US Bank doesn't seem interested in large bank acquisitions but Wells does.

Ate lunch at Bricco today. Good food. Slow service (only 2nd day being open so I can forgive). Very nice interior. Nice bar but no draft beers and two very small flatscreens. Decent crowd. Too pricey to be a regular lunch spot but I will definitely hit it up from time to time.

Snooty? Offense taken. Just kidding. I only snoot when absolutely appropriate. :laugh: You're right though, it appears that many people were upset about the article. What would you say if there was a similar article saying how shaker square had gone completely down hill in that last few years and he/she happened to be talking about a completely different neighborhood? I would take offense to that and I don't even live in shaker square (although I sometimes feel like I am personally responsible for 50% of Yours Truly's income).
