im just guessing but it seems they are pouring some sort of soil retainment system. they have been using rail road rails and shaped re-bar as the steel component of these piers that they have placed around the entire perimeter. they have been doing this work for about two weeks now and it seems as though they have made it all the way around. maybe soon into the new year they will begin full excavation??

^^ what you are doing almost sounds crazy, but honestly how can one be sure of the product they are going to get? i think in this case their model has done a very good job of communicating what this units will look like. thats what drives me nuts about the developers who must pre-sell to get projects off the ground. i realize that is the norm around here but i wish it wasnt so.

there is a brief discussion about it in the "Random Cincinnati Developments" thread. I dont believe there were any specifics listed in their. But if it holds up, $175 for that location is amazing! These units will be gone in no time.

PhattyNati replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & Constructionthanks for the insight martin. i did notice the other day that they have begun erecting what i am assuming to be the ground level cannopy and base for the new cladding on the northeaster corner of the plaza. i think the effect of the new cladding with have such a dramatic effect on the feel of the square...something to really look forward too.

PhattyNati replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & Constructionyeah i guess that may be true. i still dont think its their location that keeps them in the dark after four. they are obviously set up for the huge lunch crowds they get everyday and probably just dont care. i definately wish otherwise for them. maybe they could open a smaller location on the square. i definately think they would see more business if they were more centralized. i know there have been many times when ive decided not to go there because the walk was a little longer than i wanted to make that day...but im just lazy.

PhattyNati replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & Constructionwhats unacceptble about it? if they knew they were going to make money obviously they would be open past 4. do they close at the same time during reds or bengals games? i dont see skyling moving from where they are, yet they are really too far down 4th to be impacted by the fountain square efforts. i think a larosas on the square is an interesting idea. do i remember correctly that graeters will be opening a store on the square. that is an absolute must. local guys are important to give the square a "cincy" feel but its up to those companies not the city. ill say it again...how awesome would it be to have a montgomery in on the square. i think the banquet center should make a deal with macy's and take over the entire 3rd floor. that would do a lot to get large groups of people down there. unfortunately a lot of the appeal im sure for people using the banquet center where it is would be because it essentially has a sub-urban setting with its parking situation.

Newport, KY: SouthShore Condominiums
i picked up my parents copy of Cincinnati Magazine today and their add mentioned "40% sold" if thats true that would obviously be a good sign. i never quite understood. does anybody have a feel for whether they were going to build both residential buildings at the same time or is there a phased approach.

PhattyNati replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & Constructioni think the number of people around town has been impressive as well. keeping in mind that there are most likely a higher concentration of concert/theatre/performance events right now but what is neat is that everyone seems to make it a point to swing by the square. the ice skating is definately the attraction at this point but its easy to see how a year round "attraction" will keep the square populated all the time. i think the restaurant concentration will do a lot to help that when more of them come online. also, i have anytime i am downtown (other than work) i park in the lot under Macy's and it is likewise very cheap.

^ interesting points. i think people use parking as the easy excuse simply because they are too lazy or just dont want to go all the way downtown...both of which are fine, just dont blame it on the parking you know?

I would imagine events are planned there months if not a year or so in advance so i am thinking it will just sit there empty for a little while.

Yes he did...it like a giant DAAP building. Its actually a pretty nice convention center in my opinion. Long and sprawly like any other center i have been to.

ha....possibly! i dont think anybody expected it to fill up right away...well maybe some of you did. i know the neyer building is just now filled and it was converted in 2002 i think? i would say that if anything, the completion of phase two would encourage one of the many companies that have offices all over downtown to consolidate into one contiguous space...which in turn would leave other space downtown vacant which i dont necessarily think would be a bad thing. most of the properties that have a significant amount of open floor space have either been purchases and rehabed...or just rehabed on their own which is a good thing too. also, while i do not mind the current proposed design for phase two, i really hope they try to do something a little more contemporary. i think companies would be attracted to a space that is a little more edgy and can be easily identified. i compare this to the success of the ascent. i think a lot of people wanted to live there simply because of its cutting edge approach to design.

When driving past I've thought that it looks more like 3/4 full. From this pic it clearly looks as if about half is full...and this photo was posted by OTRFan on March 12, 2006...I would think more has filled in since then. There are 8 office floors...only 4.5 of them are occupied. These floors filled in almost immediately after the building was completed and there has not been any action since. I eagerly glance at phase one almost every night on my way home from second street...nothing doing.
