  1. the KEY to this is making these units AFFORDABLE! younger people...such as myself...would eat these units up if they were reasonable. i definately think this is an "if you build it they will come" situation. hopefully AIG has their hands around this concept. affordability would also avoid any so called "competition" with the currently proposed projects dowtown because you have to sell your soul to the money gods to even consider buying any of those.
  2. i sure hope the find a way to connect the public space (if indeed thats what it will be) to the river front parks. from the section rendering and the rendering on the main page of the website, it doesnt really look like they have it figured out. right now it just looks like a huge wall with no physical connection at all...even thought it does appear they intend to directly connect to the purple people eater. i think those buildings look pretty sharp from that angle and i think they will be a nice addition to the riverfront.
  3. i came across a small blurb on this project in the print version of the business courier on friday. i couldnt find it online to post it but the gist of it was that on sept 13, 150 "prefered buyers" bid on the 80 units of the first phase and that reservations have been made on 10 of the 16 penthouse units. it also said that the remaining units unclaimed after the bidding will be available to the public "next week". maybe someone else caught that article and can post it.

P&G has all the unusable green space the city could ever need. though i certainly agree trees are more attractive than asphalt. what drives me nuts are all of the surface lots along 3rd street. it just looks like a war zone down there. i would say that if and when the banks ever gets off the ground things will definately start poping up in those spaces but it would go a long way to turn some of them green...and tear down than copy place. speaking of parking garages on fourth street. i pray everynight that i come in to work and that pink moster next to tower place has fallen to the ground...hasnt happened yet.

  8. yes...something in front of the milacron building would be wonderful. what a disaster. well if they decide to stay and develop at this location i hope whatever goes up isnt even close to matching whats already there.
  9. well i hope their speculation is correct about the baldwin site...although i dont see where a 250,000 sf building would fit over there.
  10. i think 525 looks great. that portion of the building is disjointed anyway so now it just feels like its an adjacent separate building.
  11. amen to that and jmeck thats exactly what i have been thinking (maybe even i said it once or twice). if the banks were subdivided among several developers it would be a much better product in the end.
  12. i really like the modifications to 525. the new restaurant should be really cool too. its a very slick metal and glass box looking structure. i wonder how long it is going to take them to start the facade improvements to the banking center. seems they shouldnt be too far off if they displayed those mockups a few months ago. it would be great if they played bengals games on the video board...the square would be packed..especially if they allowed alcohol. they already have the infill panels installed below the video board. kind of weak but i dont care
  13. it definately could have looked just as good if it didnt match....not matching seems to be the theme with the previous good sam additions.
  14. for those of you that dont walk by this site every day. work has progressed very slowly. they are still in preliminary stages of excavation. it seems that when they uncovered the foundations of the adjacent building they needed to do some substantial repair/fill/patching....something. there is a whole lot of loose brick from whatever building was there before the site became a glorious parking lot. they had heavy machinery back on site today though and seemed to be moving on with the digging.
  15. the buildings look like giant cheese graters though i dont take much stock in anything in the rendering. i think all of us on this board should know by now that original concepts NEVER come to fruition. Butler has grown a little bold with the aparent success of The Ascent which i can appreciate but these things just look terrible. its as if he has taken the balcony arangement from the ascent slapped it on rectangular buildings and hit copy. this is exactly why one developer should never have control of so much land. they are replacing project with buildings that look like...projects.

  17. i drove by yesterday and noticed the water had been finally pumped out but it didnt seem like there was any further progress on the excavation
  18. that rendering is actually a section through what im assuming is the plaza space to the pete rose side and perhaps terraced mix use toward the riverfont side. also if you look close in the rendering you can see the reflection of what appears to be a smaller version of the same building. perhaps two buildings? one a little brother to the other? the design seems to have lost some of it original edge...but would be a nice addition none the less.
  19. ^ i think its impossible to not think that about any project proposed these days. makes you wonder why certain developers claim to fail or delay for so long (st xavier park-broadway tower). so many times you hear about a project after the first breath of consideration...this project seems much much further along than anything that has been proposed for a few years now...rivercrossing included. ill say it once ill say it a million times. western and southern could really capitalize on this energy around lytle park and convert some of their buildings around the area and cosolidate their office in the queen city #2. but what do i know
  20. very interesting stuff. they have obviously done quite a bit of work on this already and hopefully will put a pretty nice looking building on that edge of downtown. i wonder how long their website has been up.

  24. i saw an advertisement in a resent print version of the business courier for this the other day. my rumor sources tell me that all initial planning and "design" has been essentially scrapped. the ad was a rendering...the site compiled of three buildings two of which 4 or 5 floors and the third approaching 10. just as the original renderings...that ad doesnt mean crap. the architecture also seemed more in tune with the baldwin tower development (but hopefully better!) and less like the slick white boxes of before. maybe someone else has seen that rendering too
