  1. even if we fall short of portland which I don't forsee its still a win unless we do 15 times worse then it would break even. I highly doubt we will have 15 times less return investment than portland...obviously not likely lol. the real estate investment of 15 to 1 alone creates long term economic investment. if anything ours could do better. over the rhine has alot of architecture worth saving and the city as well as its people see the value in this, couple that with a streetcar and the banks and central business district, court house, music hall, findlay market, etc and we get cheap investment in otr for big returns and a complete revitilization. that leads to condo investment once things start on the upswing and since condos and apartment renting and renovation-resell are two alternative ways to benefit from real estate during this exsisting housing market crisis more people will be willing to go that route. population soars and more people ride the streetcar everyday to get to work and such. its about economic distribution and getting rid of "bad" parts of the city which in turn creates then even more investment. cincinnati with its ghetto-rich area-ghetto-rich area layout is perfect for a streetcar. especially once the extension lines are installed to union terminal (possible area project going on there btw), UC (huge and VERY quickly growing student population), eastern ave. ( all those projects being built...need I say more?), and northern kentucky (who think they are a seperate cities when they are so cincinnatian)

  3. the important thing is not to confuse the cl&n tunnel in walnut hills with the deer creek tunnel which goes from the top of the hill down to around where staples is. I think the south portal is under the liberty overpass of gilbert behind the trees at the back of the parking lot opposite the greyhound building but I've never actually gone to see just researched its location. you can find the entrance for the cl&n tunnel I wanna say near lincoln after crossing from corryville to walnut hills. you have to know what you're looking for though, its not sealed up either atleast is wasn't when I went a couple years back. but deer creek is. deer creek was only completed 3500 feet in one direction and 2500 feet from another and needs about 3000 more feet to meet the two digs. its masonry and still owned by the city if I'm not mistaken. it could probably even be completed since its wide enough for two 6' gauge trains and light rails only require 4.5' gauge. cl&n was only a single track width though. I've always though when we get our street cars completed how cool it would be to use the same track for at grade light rail since they run on the same gause and use electric and could be equipped that way then use the deer creek tunnel to get to walnut hills but thats a distant dream I fear. theres also a couple other tunnels in the area one near river road out from the city a bit I think and the other up 74 not far from cheviot but they were filled in either by water of man. I can't quite remember the name of those I'll look it up and find it again for this post though. good thread idea archlvf

I live in otr ( I know I should update my screenname) and most the people who fight for these causes are bitter, angry wanna-be bohemian old fogeys who think they need a just cause to fight for so they argue about pools and dog parks for a hobbie. seriously they're my neighbors lol. why cant they just consolidate all the tiny elementary schools in otr into the old scpa building? it could more effeciently house the kids and would allow for the addition of features that several small schools alone could not achieve. then those old horrid 60's building could ALL be demolished and used to expand parkland/new developments. (or garages for the street car routes!!!) as for them hating 3cdc for 'hurting the homeless' most homeless people are that way because they are either mentally handicapped or just don't care to work. the hippies solution is to give them change when they ask for it. the intelligent solution is to create a neighborhood where they have a chance of not getting shot and of receiving REAL help getting off the streets which I don't see these smelly old urban-decay activists doing.

I think the interplay of old and new is a positive in any urban area, especially considering what it can do for otr. some people on here have commented on the back of the building facing washington park so I ask would you rather it face central parkway like music hall does?! central parkway has a profound impact on bridging the business gap between downtown and otr and I like the design alot.

  11. several problems with this idea. 1.) it costs more to restore than build new...by alot. fire codes, health codes etc are the reason and they're right to demand superior construction than times of old to prevent public safety/health concerns. 2.) the value of the real estate there is a major lost investment if not done now under rather ideal circumstances that have finally come about. 3.) I don't see any stadiums to add draw to otr. the banks has more value as a development right now. if it didn't than carter dawson wouldn't be willing to invest in it there they would invest in otr. otr should be kept residential and redeveloped as such. I'd even like to see, as a now resident of otr, a day when, like parts of newport, they create resident only street parking in otr and tasteful lots and garages arise along the streetcar route for downtown commuters which would spur more development for otr anyway. I may have a very hollistic view on succesful urban redevelopment but otr/downtown/ and the banks cannot afford to compete, they must cooperate if they are to thrive. obviously the streetcar is vital for all three.

I don't know anybody pursuing a same sex relationship who would screw on the sidewalk an more than str8 couples would which is just as sick to watch as a public act. and since I hang out at gay bars I probably know alot more of them than you do. I've also never seen a minority person try to use seashells you racist heterosexist scum. now back to the point. if you don't want to ride the bus don't and when metro goes under people might pay for a superior form of public transportation like we all know we need. don't talk about your darwinistic philosophies from the dark ages of 'societal expectations', evolve

I think what jmecklenborg means is that theres more to our city than just orange stripes and german beer parties. having a square thats only active during big sporting events and seasonal celebrations is like opening up a store that has no regular hours...it would do poor business because nobody would want to gamble the trip if they knew nothing may be there but if there were regular daily activities on top of the big events people would start to think "hey the square always has cool stuff going on...lets see whats happening downtown tonight" and thats the attitude that will make it thrive. also some people may actually like good music and sports *gasp* imagine that.
  17. theres actually a simple solution to this whole thing. we do nothing about traffic in our city which is the central hub if they don't want to take the 4 hour outerbelt around hehehehehe then we build rail and street car transit etc IN the central city connected to parking garages that charge an arm and a leg. so if the people in mason want to do anything besides ride their rollercoasters they have to drive hours around the city or pay the price for money we will use to build more competitive office space etc than they can ever dream of thus keeping us perpetually ahead of their game. so basically we ait it out....use our geography people. I've never like those kinds of suburbanite attitudes anyway so they're right they aren't cincinnatians. at least I wouldn't claim them. I mean come on...eww

I'm still psyched over the thimble! lol. actualy I had a more shoots and ladders dream for the banks where you get through the neigborhood by giants slides and steep mayanesque staircases but I'll settle for monopoly. hey that would be the perfect excuse the put a new hamilton county jail on one of the corners with a pass go for federal inmates.

  21. that guy is flat out retarded. saying that because something like the streetcar fell into disuse that it will remain that way is like arguing that foods filled with hormones and pesticides are better because they are a modern development when more recent studies have shown otherwise. likewise we are a more socially aware society today than our grandparents generation who did infact do all those things he is saying but that didn't kill downtown. white people were knocked out in those developments too, it wasn't as much about race as socioeconomic class but this guy is obviously stuck in the 50's and has to feel that he deserves something that nobody living today had any part of...whatever I'm not getting into that. buses decentralize urbancores. I wish we could keep them out of cincinnati altogether and make them travel 2 hours around 275...see how mass transit skeptic exurbanite idiots like that

I hope its not a golds gym it'll flop. theres no way they can compete with the rec center (a pool, jacuzzi, gianormous basketball court the size of like 6 regular ones, non-stop equipment for like a mile lol) I have to say getting my alumni rate there was the best thing I've done recently and a gold's would have to try really hard to match their rates and quality
  24. All I can say is I plan on moving to OTR in august when my lease is up because somebody HAS to. people keep giving me looks like "why". If just the people on this forum who SAY they aren't afraid to live there would move there and convince a couple friends to do the same it would become mount lookout square in no time!!! (okay thats reaching but you get the point). seriously this forum is for urban enthusiasts right? tell everyone to move to OTR, they'll have at least one awesome neighbor! hehe
