  4. ^ It was pretty short, and Cunningham spun it more to be about small businesses than anything. He didn't make any off color statements about OTR or Downtown though, and almost sounded like a cheerleader for downtown (for Cunningham at least). It's the second hour on the podcast.
  5. How long will the outside murals stay up?
  6. Does 3CDC have any plans to implement a gym in the Gateway Quarter? To me it seems like an important amenity to the neighborhood. I have never been in the YMCA on Central, but I would guess that it is a bit out dated. I was thinking that the vacant Church on the corner of Race and 15th would be a great building for a gym, and it's owned by the City. Churches can be difficult buildings to find an addaptable reuse for, and because there is probably very little of the interior intact it shouldn't be difficult to modify. I would think putting free weights on the first floor, with 'catwalk' space on the second floor for cardio machines, and a third floor running track would make a lot of sense. With large windows it would have a nice open feel to it. The Gateway Quarter could even work it into the HOA's/ Rent, and make it available to other OTR residents at a slightly higher price. (That way it becomes a perk to buy from 3cdc) Any thoughts?
  7. Both Baltimore and D.C's train stations came before the mass transit was built to serve them. Much of the NoMa area (North of Mass Ave.) is not all that desirable, especially along NY ave. There is a lot that is being redeveloped there right now, but isn't that what we would be looking to do with the West End/ Queensgate by reinvesting in it? Right now my company is doing the planning for NoMa, and I understand the complexities of Washington compared to Cincy. It could take twice as long or longer to see the redevelopment results in Cincy as it will for NoMa, but that doesn't mean we shouldn't try. Union Terminal could be a huge asset for that area, and the biggest draw back or asset could be that it is pretty much a blank slate. Just because it is an undesirable area now doesn't mean it has to stay that way. Unfortunately for Cincy its residents aren't as passionate about urban living as they are on the east coast.

  9. Sounds like Christian Moerlein might have some competition Samuel Adams brewpub rumor just that ... or is it? Samuel Adams can’t come to the dance if no one invites him. This much we learned while chasing down one of the juicier rumors circulated at the recent Colliers Turley Martin Tucker “State of Real Estate” event.   10. Does anyone know how difficult it is to get financing on a building like the one in the picture above? I contacted 5/3rd about a building i was interested in and they said that there is no way that I would get financing on doing a rehab in OTR like this. Even though I'm approved for that amount of money, and they would lend to me if I was going to rehab in Oakley they won't do it in OTR. Are there any banks that are more willing to lend for rehabbing in OTR? I have a good amount for a down payment, but need to finance most of the money for the rehab.

    I guess this is kind of a mute point after the fire damages aren't as bad as originally thought (which is great news), but I was thinking if they lost the investors on this project that this builidng would make a great "Artist Market". Pretty much the same thing as the Torpedo Factory in Old Town Alexandria, VA. http://www.torpedofactory.org/history.htm A large industrial building that was renovated into artist studios. This would be a great draw for Northern OTR, and with Findlay right there it would get a lot of traffic.

  17. Does anyone know when the apartments will come online? Will they do 6 month or month by month leases in case you decide to buy something? Also what will the price points be?
  18. I really hope that they don’t turn this into a hotel. There is a desperate need for nice updated downtown apartments. If they do go with the hotel here I hope that the Bartlett Building is converted into apartments. . My girlfriend and I are moving back in May and have been looking for apartments downtown, while she gets to know the city. Downtown is very low on apartments. Most of them look like they haven’t been updated since they were built or rehabbed in the early 90’s. The old Enquire Building redevelopment seems to have stalled and it would be exactly what we are looking for. I know that Town Properties has done a few, but the selection is still fairly limited.

I was thinking in regaurds to the casino issue how important it's going to be to get the Urban Design Reveiw Board to not bend on the design. Even though it's a vast tract of land it should still be regaurded as an urban context, because that's what it is. I would like to see the casino moved to the land directly behind the Flatiron Building, and use more vertical for anything possible. I know that the "the Floor" of casinos typically is on one level, but everything else can go up vertically.
