  1. ^Makes even more sense now... the Red Line could stop at the new Amazon center on Babbit / E. 260th. I personally would LOVE that. Not to mention all the jobs on E. 222 / St. Clair at Lincoln Electric.
  2. How many parking spaces would be added by building the new garage on top of the existing parking lot? I agree with KJP- this is a major lot directly next to the Q. Parking no doubt would be added just based on location alone.
  3. ^The office portion of the project was never going to be tall- only the residential component. And again, there's plenty of space around downtown for that. This reminds me of the initial design of the project when renderings were originally made.

  5. Agreed- not surprising, but on the same token, not bad. There's PLENTY of lots downtown which could support a tall structure. The current design should do well in this location.

  7. ^Yep- whoever the owner is would have to pull all permits required and complete the necessary work cited in the City's Violation Notice to have the condemnation lifted. Edit- Bad news... looks like the City's condemnation notice lists a failing foundation and a leaky roof (two of the most expensive items in any renovation project). Judging from the notice, the property was scrapped in the past and is right now just a shell. The owner doesn't have any other titled properties in the County.
  8. Excellent find- what a HUGE swath of Downtown. During those times with a growing city and regional population, we wouldn't have seen the Parking Lot District remain in its current state for as long as it has.

  10. Looks like the old Club Alchemy is looking to reopen. On the Board of Zoning Appeals January 14th agenda- 9:30 Calendar No. 18-283: 1575 Merwin Avenue Ward 3 Kerry McCormack 10 Notices Target Industries Inc., owner, proposes to re-establish use as a lounge with entertainment in a B3 General Industry District. The owner appeals for relief from the strict application of the following sections of the Cleveland Codified Ordinances: 1. 349.04(e) which states that one for each 6 seats or total parking area equal to 3 times the gross floor area, whichever is greater; is required. No accessory off-street parking is provided. 2. Section 347.12(a)(2) which states that no such use shall be established within five hundred (500) feet of another such use. In this case the proposed use is within 500 feet of the Hustler Club at 1101 Center Street. 3. Section 359.02 which states that a non-conforming use of a building or premises which has been discontinued shall not hereafter be returned to such non-conforming use. (Filed December 11, 2018) Edit- I don't know how to link the google streetview image of the building, but you guys can google the address and check out the building I'm referring to. My bad ?

  12. Not bad... Not bad at all ? It's about damn time, I'll tell you that. I hope the region can keep this up- there's a lot of catching up that needs to happen!
  13. I think we'd be replacing one superblock for another... I may be a broken record on this but if there was a market for the block where the justice center is now, the superblock would have already been redeveloped (40+ years later) which is literally no more than a two minute walk away. Though I think it will be replaced, I hope the justice center remins where it is and is just renovated.
  14. I would agree that it seems like there are two different audiences for the food being offered at each restaurant. Having said that- I can't believe I haven't been to Heck's yet. Guess who's gonna check it out today?

  17. I wonder if someone has any updated renderings of the project; I believe @mjarboe mentioned a slimmed down version of the project not so long ago.
  18. A link to Downtown Cleveland Alliance's Q3 2018 report: https://www.downtowncleveland.com/DCA/media/DCA_Media/2018-Q3-REPORT.pdf Residential occupancy at 91%, Class A above 88%. Both good numbers. The residential vacancy declining to 91% might point to a maturing housing market downtown.
  19. It's hard for a region which has relied for so long on employment in a specific sector to shift away from that sector. It doesn't happen overnight- manufacturing in Cleveland was the largest sector in the local economy all the way up until the Great Recession when it was overtaken by Education and Health. @KJP's article from November 15th showcased $2.1 billion in investment in the Youngstown-Warren region, largely in manufacturing, next year. I don't think that investment will create that many jobs, however, and the region will not turn away from manufacturing anytime soon unless more closures happen and it is literally forced to do so. Then it may be too late.
  20. If this growth is sustained, we'll definitely be looking at population growth. Also, IF this growth is sustainable (hopefully it is), Cleveland's regional employment numbers will surpass their peak within the past 30 years by 2020 or 2021. Here's why that's important: Cleveland has yet to recover from the 2002 recession (post NAFTA). Cleveland's numbers don't point to NAFTA being a positive for the region. That isn't being political, it's just what the numbers show. The Great Recession pushed the region even further back, to employment levels below where the region was in 1992. That's what this region has had to overcome. Maybe it's just me- but when I go to a city that I know is growing and has positive momentum, it just feels different than here. That's not putting Cleveland down at all- it's just what I'm used to seeing here regarding sprawl without growth along with the abandonment of inner-city and now inner-ring neighborhoods and communities. Every city will have their areas where disinvestment occurs- it's just that I've seen disinvestment only grow worse here locally during my entire adult life (I'm 35) and would love for things to change. A big part of that change is directly tied to jobs being created in and returning to the region., A future recession WILL come, but who knows when. My hope is that the region is now (finally) diversified enough to take a hit during a recession and bounce back much sooner than it has been able to in the past.
  21. ^Someday Euclid Beach and Wildwood will get some credit (yes world, Cleveland has more than one beach). But i like when folks discover Cleveland gems as well.
  22. I like the size and scale of the building; this should fit in nicely with the surrounding structures, both old and new.
  23. ^Agreed which is why it's good to look at the BLS statistics for Akron as well, which is pretty good on its own. Canton/Massillon is it's own MSA as far as the BLS is concerned and is continuing to struggle. However, the good news is that all three listings are growing in employment, with Cleveland taking nice leaps this year. The big picture for those of us who like urban design and planning is that with more jobs there WILL be more people. We can hopefully soon start talking about regional growth instead of stagnation and the doughnut effect.
