^One great mention in that article was that Class A office space vacancy dropped to 13.5%. Hopefully it will continue to drop to under 10% so new construction could be justified.

Let's Better Understand Cleveland Neighborhoods
Great idea for a thread. In my experience, culturally, neighborhoods in the city revolve more so around streets than neighborhood names, per-se. As an example, it may be Mt. Pleasant, but you'll hear folks say they're from E. 116th, E. 93rd, or E. 131st and Gay, etc. instead of saying, "Mt. Pleasant". It changes from neighborhood to neighborhood, however, but is pretty much the same throughout the east side primarily African American neighborhoods. You'll hear people from Glenville say they're from "The Clair" (St. Clair), or "112th and St. Clair" as an example more so than saying they're from Glenville. Slavic Village, Shaker Square, Larchmere, etc. are different stories though they're all east-side neighborhoods. As far as neighborhood build and what existing bones there are to work with, the quality and supply of current housing and commercial stock has been diminishing in several east side neighborhoods for some time. You'll hear a lot of the older folks in the neighborhoods say the phrase, "Used to be". As an example, "Kinsman used to be a great street with every type of shop you would need", or "St. Clair used to have a bar on every corner and a bar in-between" (same as I remember E. 185th being like when I was a kid), or "E. 105th used to be the Gold Coast", before the neighborhoods saw the level of disinvestment that permeates them today. As far as the build of the neighborhoods are concerned, many on the east side have great bones to work with; however, without a re-population of these neighborhoods, they'll only continue to decay as the region spreads farther out and the regional population remains stagnate at best. As an example, a house that looks like your typical Cleveland Double may actually be a four-suiter which held several families back in the day. E. 117th and Union has several of these four-suite Cleveland Doubles, but the street itself is virtually abandoned save for a couple of remaining families and tenants. I could only imagine the street activity which used to characterize the city's main streets way back when.

I believe the land where this is going was previously owned by RTA and that this was the best they could come up with... without joking. Edit- Cuyahoga County Recorder records shows that the property transferred from RTA to Horizon Education Centers in May of this year.

^I think the Dave's Supermarket will be a good addition regarding streetfront retail. Sure, the building isn't a mom and pops storefront, but it will add traffic to Euclid. How far away are the new residences supposed to be from this, along with the hotel? Those developments could help with foot traffic as well. BTW, Link 59's website shows a masterplan with buildings fronting both Chester (sorely needed- a true blank slate on the south side of the street from about E. 79th through E. 55th) and Euclid.

Cleveland: Population Trends
^Maybe... housing and jobs are only part of the issue. Can the City/ Region sustain job growth during that time period? Can the schools begin to make the city an attractive place for families with children? Will RTA continue to cut service to areas of the city that were convenient in regards to public transit? Will the police continue to not come for hours after 911 is called? If there was a one-to-one replacement of individuals who have left the city as is listed in the report in neighborhoods like Ohio City, Detroit Shoreway, and Tremont in neighborhoods on the east-side, there would be a larger amount of move-in ready housing. From my view, much of the east-side is in shambles due to a number of factors though there are beautiful areas which could definitely use an influx of residents. The housing stock along E. 105th between St. Clair and Superior is one such area, depending on the side street you're on. You won't see many people who would be willing to pick up and move there, however, if they were given the chance and the choice between E. 105th and a competing area. I think it all points back to jobs and opportunity for our youth to find a job (or at least the perception/ ability to) locally.

I think a smaller theater with maybe three screens would do just fine in that location; that would be used moreso by the folks that live downtown as more of a "neighborhood" theater (Detroit / W.65th being an example). Tower City could be looked at as having a larger draw than just for the folks who live downtown. But what do I know... Competition could be good for downtown and the region in general.

I think that black wall is just waiting for the biggest digital screen in the state to be installed on it... or one big ss[/member] mural. 8-) I walked by today as well... it was weird seeing the scaffolding down. I guess I got used to it!

Good news for those who live in Cleveland (at least in Collinwood and Glenville) without a car; the St. Clair bus line stops at Babbit Rd. / St. Clair in Euclid, making the Amazon jobs accessible. We need greater transit; however, there needs to be some type of push to locate growing businesses back to areas which are accessible by transit.

The City / Region has to have a better plan to both attract and help grow and retain businesses which are already here. When the jobs come, the people will follow. However that's only part of the problem. We can take our pick at the problems affecting the harder-hit neighborhoods; Joblessness, lack of low-skill jobs with a living wage, job training, imprisonment (collateral sanctions barring previous offenders from employment in various fields for the rest of their lives for people with felonies), drugs, etc.

^How does the downtown Councilman feel about this? I think getting his push would help out a lot. I think we all would like this building to be lit again at night.

^Gang and more than likely drug related. I wonder if there is a related correlation between the increase in shootings with the increase in heroin usage throughout the County. I could bet there was a similar correlation during the crack epidemic.

I think Cleveland has the capacity- downtown had roughly 150,000 workers back in the 90s, even more the further you go back. The infrastructure to support 50,000 workers is already here- but without question if Amazon were to come here or any other city in the Midwest, it would be a game-changer. The current office supply couldn't support 50,000 workers, so new buildings would need to be built. The impact of 50,000 people making an average of $100,000 each would unquestionably create jobs due to people having to eat, shop, sleep, and play somewhere locally. I hope the push for Amazon to move to the CLE was hard enough to at least have Cleveland considered.

^^I wonder what happened to the plan for Euclid Square Mall with the center being opened at Randall. Would two distribution centers be in the region? I was looking forward to something happening with the Euclid site since it's been pretty dead for a while now.
