Ohio City apartment proposal would fill gap along Detroit Avenue By Michelle Jarboe, The Plain Dealer Email the author | Follow on Twitter on February 27, 2017 at 8:33 AM CLEVELAND, Ohio - A pair of Ohio City parking lots is earmarked for a mixed-use project called the Church and State apartments, as part of a broader push to build up major corridors west of downtown Cleveland while preserving houses at the heart of the neighborhood. Plans for the $50 million project show 161 apartments over 20,000 square feet of retail and 211 indoor parking spaces along Detroit Avenue, on roughly an acre between lower-slung, existing buildings at West 28th and West 29th streets. Named after historic and current Ohio City streets, the buildings will reach five floors - the Church, to the east - and rise to 11 stories - the State, to the west. A neighborhood block club gave the project a thumbs-up Thursday evening. If a legislative process and other approvals go smoothly, the developers could break ground in December and open the buildings in late spring or early summer of 2019. Increase the city/county population by a few hundred thousand again, and I bet that hillside becomes less of an issue to a developer or for the city to tackle. Having said that, I think the park is a great solution.

^My guess is that the Port is already involved in some fashion... they usually play a part in large projects like this. Beyond the abatement for the residential structure and the TIF which I'm sure has been requested, I wonder what else Stark is looking for from the City. The article mentions "involving the schools", which could be TIF or some other issue regarding property taxes.

Anybody in the development field have an idea about the way lenders may view Cleveland if this actually gets off the ground? Will it be any easier for developers to build new construction housing versus what they're faced with now?

^I believe Ronayne's contract at UCI is up this year. I wouldn't be surprised if he ran. Nina would definitely have a good chance of winning if she decided to run as well.

How important is the Mayor to the regional economy when it comes to job creation? I don't know the exact answer. I do know that this past year the Bureau of Labor Statistics shows that Columbus actually PASSED Cleveland in the size of the labor force and nonfarm employment. Since Mayor Jackson has been in office, Cleveland's employment has stagnated; mainly for things out of the mayor's control (global recession, foreclosure crisis, etc.); I honestly don't know what more he could have done given Cleveland's extreme circumstances. I know this is for a different thread, but again; don't expect regional growth in Cleveland for the upcoming census. I'm not a downer about our town by any means but those are the facts. If this town needs a mayor who knows how to draw businesses to town, then that person needs to step forward. Otherwise in 2020 we'll be seeing how our employment numbers are reaching 1996 levels since falling off the cliff in 2008.

This is another wrong side of history situation for those insisting on keeping it. I'm fairly confident that it will be gone within my lifetime, but more likely than that much sooner. Not necessarily. I think we had evidence last November that there has been a backlash against oversensitivity and overdefining "offensive". There's no guarantee that this movement will continue or won't actually reverse itself. Keep in mind most Amerinds nationally don't really care and that in this area the strong majority favors keeping him. I don't know about all that... I personally have a friend who is Native American and was spit at when she went to protest the use of Chief Wahoo a few years ago. Her experience left me not caring for the use of the logo at all. Sensitivities towards Chief Wahoo may (or may not) deserve their own thread; however, if Chief Wahoo isn't wrong... then no one... NO ONE should feel any type of way about this image. I know this point has been made before... but still...

And rehabs as well; I don't know why there hasn't been much of a push north along E. 105th. Some of those side streets are still stable and with homes that are very large and gorgeous.

Looking at the Bureau of Labor Statistics, I think we'll be approaching employment levels matching what the region had in 1994... this year. We're way off where the region was employment-wise before 2002.

Cleveland: Downtown Office Buildings Updates
^ ^^ That number is the total of all vacant office buildings downtown. We may end up seeing office building construction in the near future; hopefully the big players (Sherwin-Williams, Medical Mutual) decide to go big and add some height to the skyline. With that much available space for conversion, I don't mind too much the fact that we haven't seen new construction of residential buildings downtown; save for the Flats which involved major subsidies from multiple parties. We may be entering an era where the amount of subsidies needed in order to build new will be far less than what was required when the East Bank began construction, which would be great for the downtown market and surrounding areas. Kudos to the State (though I'm not a big fan of the folks at the Statehouse) as the subsidies from the State for historic conversions have undoubtedly helped push Cleveland to this point.

^It seems as though banks are leery of downtown in general. With all of the pent-up demand for housing, you would think banks would jump on new construction. Multiple new construction projects have been financed in University Circle... nothing downtown. Even with occupancy at over 90% for a few years now.

I just don't see what a City Manager could do to help turn the city around unless the City Manager will address the worsening tax situation in the city. 2.85% income tax on top of some of what are now among the highest property taxes in the County (and the State) for increasingly poor city services. I live off of 260th and the city plowed my street just once this month. And the mayor's explanation during the Channel 5 story for the lack of plowing was pathetic when considering how much we pay in taxes... so I'll definitely be at the council meeting to hear the proposal and voice my opinion.

I don't know if there's a thread for nostalgic Cleveland media, so I figured I'd post this here. One of the commercials I remember as a kid was the Hal Artz commercials- I swear the jingle still plays in my head every now and then. Problem is that I can't find a recording of the jingle anywhere! If someone find's a recording of the jingle somewhere, I'll buy them a beer.
