Royal Oak, MI
quick over view. There are four major suburban downtowns in the woodward corridor. From South to north Ferndale (9 mile & woodward): Royal Oak of 5-10 years ago. Caters largely to the yuppie and guppie crowd, with a good blue collar vibe running through the town. Growing collection of upscale retailers, and cutesy services i.e. a trendy bakery and spa like dealies. Under construction is the first GLBT Community Center in Michigan. This is also where I spent 1983-1999 of my life. Largely devoid of chains, with the exceptions of a BW3s and *sigh a Old Navy Outlet. Royal Oak (11 mile & woodward): In a construction boom (for a suburb) Condos and townhomes are rising left and right. Property values downtown are on the rise and they are seeing some ambitious projects. Pretty much every age group can be accomodated here, but after 11pm the city is amok of 20-somes. Like completely amok. Think Coventry Village with condos times Five with a slightly older crowd. Birmingham (15 mile & woodward): This is where the elite and rich hang out. Former home of Larry Brown and numerous other sports celebrities. Of note plenty of upscale retailers from one of the first anthropologies and linda dresner (surely one of you guys know the name). Pontiac (18 mile? & Woodward): The end of Woodward Avenue. Clearly the most blue collar of the four. Michigan's undergrad population is 2/3 in-state and 1/3 out-of-state. The University would love to have more out-of-state students, but the Legislature mandates they have at least 2/3 in-state. For grad programs, the out-of-staters are likely in a majority. Thanks for the correction, I knew it was close to the "threshold", I improperly assumed it was 50/50

That's why I pray Michigan wins. But if that's the case, then for the first and only time in my life I hope ND's defense pulls a luckeyes in the '02 NC and takes out Troy Smith's knee, he won't do jack in the NFL anyways, al la Willis McGahee. And the offical could call a bogus pass interference in the end zone and retire the next day to the Bahamas. Then maybe ND could hold off and win in OT. i'm sorry but wishing someone bodily harm? That's one of my problems when in columbus (which is frequent). Typical exchange. Them, "so where you from?" me, "oh detroit" them, "i hope you die and AA burns to the ground". me, "its okay, i'm friends will coldayman"

all long as the appereance of superiority is there, little timmy from orange county and jenny from long island will continue to load up their bmw's every fall whilst mommy and daddy piss away 30k for tuition. Of note, I recall that michigan is close (within 5%?) to being a 50% instate/out of state institution. that's just hearsay from me from what i recall.
