yup, X completely nailed it. I'm not sure about #3, but the land definately was cheap, and plenty of abatements. And number five is very true, when you pay 10% of property taxes for 20 years, you can afford to double the size of your house

columbus makes the most sense for Ikea. Clevelanders are long used to driving to pittsburg. Cincinatti, will have to drive two hours. OSU's one million students will be looking for cheap, trendy (albeit sometimes flimsy) during school. and those toledoians can drive to detroit (canton)

the immeadiate housing stock around Lee road goes for no where near 400k you gotta be within a few blocks of fairmount to get those prices [/spliting hairs]

its taking cleveland heights a little while to get used to condos. I mean a handful of projects have already been completed, but not in the sense of a mixed-use environment such as the domain.
