i have been saying this all along. Yes Our downtown developers just don't have enough juice and things just don't get built here. Let's see - Years back we had the $ 25 million Ohio Catastrophic Tax Credit. Well that Catastrophic Tax Credit was written specifically for JAMES CARNEY so he could get the May Co project started off the ground. Well believe it or not he did not get awarded the credit and sold to Bedrock and they get the project started and finished WITHOUT the Subsidy and during Covid-19. Incidentally Carney lost out on the the tax credit to Centennial. So what is Centennial doing - Downsizing the original project and looking for an additional MAX TMUD. So what happens if some developer from Columbus beats them out. The Baker Building got some credits years ago and what did they do - Sold to somebody else and the new owners are still trying to figure it out. The TMUD was written specifically for Stark and guess what - he loses his main tenant and won't be applying because he has no project. The list goes on and on over the years. I hope that Kassouff won't get awarded a TMUD - because he won't get the project off the ground anyway and the credit could go to someone that will get would use it. For awhile there I thought GEIS would be a player downtown since they did The 9. but they are quite. YES, we need BEDROCK to be the CATALYST for there Tower City project.

Does anyone know what CSU is planning to do the Rhodes Tower? Last that i remembered was that it was Asbestos City and CSU was contemplating on what to do with it - Tear Down, Remediate or do nothing.

Cleveland: Which Project Will Be Next and Why
Is it even remotely possible that SHW breaks ground before City Club Apartments? I know that City Club is once again in front of the CPC next week. But when will they break ground? If you would have polled all of forumers last spring I would bet that City Club would get unanimous vote as the next project to break ground.

Oh no - I won't be dissappointed. I want ALL of these projects to go forward. But the Reality is that I have been following development in downtown Cleveland for 35-40 years and trust me there have been more downs than ups.

Well if that is the case - that only a few can move forward without the TMUD then we here at UO will be very disappointed. As you know the TMUD is a state wide program that covers all of the larger cities in Ohio. If they divie up the credits amongst all of the city applicants then we might receive 2-3 larger awards in the 4 year program. And if the remaining applicants can not move forward then we here in Cleveland will truly be disappointed as usual.

Let's be real here. I think maybe a building or two for rocket mortgage's expansion but that is it. This is still Cleveland. WE are the ones with all the plans but there are NO cranes in downtown Cleveland as we speak. Whatever happened to city club apts - let's see they were supposed to break ground last November, then in February, then a dodge report said may, and so forth & forth and this is the middle of September. WE Don't do well in Cleveland on grandiose plans ( like almost - nothing ) Let's see how many iterations of Lakefront Development have we seen since Jane Campbell. How about Stark's Peszt. How about Jacob's Nautica Development - What is happening there besides plans, how about Stark's 7 year Nucleus ( what will happen if he don't get the TMUD - nothing will happen. How about the centennial. The list goes on and on. And Let's not get excited about Kassouf's plan for Erieview Tower ( W Hotel ). Check Kassouf's track record first before we get excited. On Bedrock I think a couple buildings get built and that's only because this is Danny Gilbert ( and he is a doer in Detroit). Remember Gilbert Fleeced us on the shiny new casino.

Yes, probably the cost of green space might be cheaper than the cost of a parking lot BUT - you have to remember greenspace WILL NOT generate any revenue and we are talking YEARS maybe a decade or maybe we will wait until another plan is presented down the road.
