There was a hotel proposed as part of Jeff Jacob's Nautica Project years back. No one seems to know anything about this project because it was proposed years back and nothing has been done.

KJP: Assume that we live in a perfect world and assume that they build downtown. If the debt ratio ratio goes down to 1:1 at the end of 2022 - Is that when they make the announcement or do they announce sooner ( Like you think - next year ). How long before we see a shovel in the ground after the announcement? Is 2 years enough time to get thru CPC and the capital Stack. OR are they going to need layers & layers of TIF's and all kinds of subsidies to get started. Nucleus is already 5 years and nobody knows where it stands at the moment. I think a Fortune 500 company won't have that difficult of a time once they get their debts down.

In the original Zaremba plans there was to be a structure north of the existing building on E. 12 & East of it on St. Clair. Your article only mentions E. 12 St. Is there any plans for adding a structure east on St. Clair?

I would love for the Alto Partners ( Euclid Grand Developers ) also known as the John Hartness Brown Building to buy and rehab this building. I wish there was a way to get Stark & Alto in the same room.

Hopefully, we will have some renderings soon. I am happy that Geis is the developer for Avenue Tower 2. Unlike Wolstein or Stark i feel very positive that if he announces a development then I feel comfortable that he will come through. I also hope that this does not affect his plans for the condo tower across Progressive field.

Sadly, if a recession is around the corner I cannot see any of these projects started - Nucleus, City Club, FEB3, Geis, SHW. We Need to get these Projects Started before the recession hits. If the recession starts they are not happening. We have been there over & over. Let us remember that this is Cleveland. Every Recession that we have hits us harder than almost all the other cities in the country & it takes us longer to recover & come out of a recession than almost all cities. WE Need to get as many of these projects as possible started.
