Cleveland: Downtown: Sherwin-Williams Headquarters
imy dream is for cleveland to make better use of the water that surrounds and penetrates it...cleveland currently does a piss poor job...just look at the lakefront property misuse west and east of browns stadium/rock hall. same goes for the crooked river. wolstein/stonebridge is a start, but i'd like to see some taller buildings on BOTH sides of the river. anyone else agree? :drunk:

Cleveland: Reserve Square
pleas ebelieve me when i say i am not embellishing any of this...it has become so bad that the tenant have taken to forming our own committee which meets weekly to address the numerous issues with K&D

Cleveland: Reserve Square
i will be happy to go into more depth. while they may have invested some in renovating their leasing office space on the first floor..(a flat panel TV, leather furniture, huh?) the rest of the building conintues to fall into disrepair. a quick walk through on any of the floors or individual apartments will make this point abundantly clear. here is a short list of what i have encountered since moving in a few months ago: broken elevators peeling wallpaper in halls burned out lgihtbulbs missing floor numbers rooms: leaking dishwasher, once fixed, water pressure in kitchen faucet went away oven door would not close electrical sockets not working broken towel rack fogged up windows from being poorly insulated chipped drywall doors not painted evenly ...this is just from my own room...when you file a complaint through there mainteneace dep. it takes weeks WEEKS for them to even come to your apartment to look at it, assess the sitauion and then order parts...it is then another 2-3 weeks before they finally fix the thing s you had filed complants about months ago. This is in no doubt due to the shear amount of things that need fixing... plus K&D had a very shady line item in the rental agreement stipulating that they would be allowed to raise rent as much as $150/person if they have to...which i'm sure they'll try and do... K&D is a very shady enterprise...

wish they would have put some of that coin into the apartments...K&D = SLUM LORDS

Cleveland: Downtown: The Avenue District
they are...i live in reserve square and have a birds eye view of the whole situation...they are moving lightening fast...

Cleveland: Downtown: The Avenue District
its all in how you look at it. i dont view it as "butt ugly crap" as you so eloquently stated. luckily, i live in America, where we're entitled to our opinions, and not Nazi Germany, or wherever it is where you're from...if you can take time away from your daily routine of burning books and suppressing viewpoints, goose step your way over to Crocker park. Envision that kind of urban density but on a much larger, grander scale due to the favorable conidiotns already in placein downtown. Crocker Park was built rfom absolutely nothing, farmland, and look how successful it has become.

Are you smoking crack? wow dude calm down...what did you design it or something...step back from the ledge

Cleveland: Downtown: The Avenue District
no, anything i sbetter thn nothing at all...just something that looks moer at home. Maybe, a mixed use blend of retail/office/and residential space. I'd be all for knocking down the abandoned dilapidated brick structures and transplanting an Eaton or a Crocker into the entire area N-S between Superior and Chester and E-W East 13th - East 16th

Cleveland: Downtown: The Avenue District
my comments apply only to site 3...the other 2 projects should look more at home in their surroundings...
-
Cleveland: Downtown: The Avenue District
no i am saying it shouldnt be there at all. it looks out of place b/c there is nothing around it.
-
Cleveland: Downtown: The Avenue District
i guess i'll reserve further judgement until i see more...
-
Cleveland: Downtown: The Avenue District
the reason i say it loks very out of place is b/c townhomes row houses etc are only typically built when space is at a premium and you need to make better use of a small area zoned for residential...as of right now, all around the avenue district there is no shortage of empty lots abandoned buildings...it just doesn't look right...
-
Cleveland: Downtown: The Avenue District
hopefully when it is all said and done..it will look better...i think the one thing missing that would make everything come together is density

Cleveland: Downtown: The Avenue District
sorry I meant to say i am surprised by the initial rate of sale...someone had mentioned that the townhouses were close to half sold alrready... it looks like someone grabbed a nice condo cluster from solon and dropped it into a section 8 projects area, which is EXACTLY what they did! Economically, it is great to see this, don't get me wrong, but it does not fit in with the surroundings at all...i'm surprised no one has brought this up stonebridge/pesht/even early indications of Wolstein's plans, granted all ar emuch larger in scale, but all do a much better job of integrating and blending with their surroundings

Cleveland: Downtown: The Avenue District
also i am very surprised at the occupany rate, given the location...tax breaks, lower interest rates sure go a long way.... just my 2cents by the way the market in reserve square is almost complete...while still smaller than say a conventional giant eagle, it appears they will have a bit more to offer John Q Public.

Cleveland: Downtown: The Avenue District
I live in Reserve Square and from my 7th floor vantage point, I track the progrss of these 2 projects almost daily. The progress is astounding. When i leave for work around 7am every morning, they are already hard at work. I have to say though, I'm not sure how these projects fit into the overall framework of the city, especially in the "Avenue District". As of riht now, they feel miscast and out of place among high rise apartments, skyscrapers, dilapidated old brick structures, and surface lots. I guess I will reserve further judgement until everything is completed.

Stefani Schaefer. She's on my top three hottest Cleveland TV people list! The other two are Suzanne Stratford on 8 and then there was a girl on PBS doing the Ideas show, but I haven't seen her in a long while, so I fear she may have left town, which is sad. Agreed. Stefani Schaefer is smoking hot. Also on that list needs to be: WKYC: Jennifer Murphy, Carole Sullivan (very sexy, raspy voice) and Holly Strano should also receive a special vote just for remaining hot while pregnant. WEWS: Sue Ann Robak (you could talk sports with her) WJW: Kathleen Cochrane WOIO: Sharon Reed, Jen Picciano and Dawn Kendrick

Cleveland: Stonebridge Phase 5
Does anyone know what the "catch" is on renting to own? I would certianly entertain the thought of living in a place like this, esp. at the costs mentioned above, with the promis of future ownership, but I am sure i am missing something. Can someone enlighten me?

Cleveland: Downtown Office Buildings Updates
Zaceman, everything I have heard points towards the possibility of a large scale office development within 1-2 years if current trends continue.
