  3. It is not being "funded" by the residents of other cities. University Heights and its residents technically have no say in this, although they may recieve an indirect benefit. Your taxes will not go up if the abatement is granted. The 'meaningless gesture' comment is nothing more than speculation. You are obviously allowing your bias against the combined school district get in the way of rational thinking again. Would you rather have a tax-exempt property go there? Would you rather leave it as green space? At least the property will be generating revenue in the short term, has the ability to propel the momentum of the neighborhood even further, and will allow for brighter budgetary forecasts into the future than any of the alternatives.

  6. I've never been on Mayfield Road just south of Lee :), but I was asking the same question upthread about the demolition next the car wash on the corner of Cumberland/Mayfield. You might have also noticed that the car wash is for sale. With the park and rec center right there, that would be an interesting combined plot for development. I was just reacting to the notion that this land should be kept at green space. That's not going to happen. The City has the incentive to try and wipe the egg off its face after getting screwed over by that developer from Cincy. Orlean was not the only bidder, but was the only bidder to submit plans which wouldn't have qualified and sought other forms of government assistance. And I don't know how you could possibly gripe about UH somehow getting screwed over. Council did pass the vote off to the school board and UH is represented on that board. They didn't have to do that. I hope the board recognizes the benefit a thriving Cedar-Lee neighborhood will have on the district as a whole.

  8. There are so many false premises in that article it is hard to know where to start.... First and foremost, a 'tax abatement' to build on a lot which currently generates ZERO revenue is not taking money from the tax payers and giving it to the developer. Second, this development can only have a positive effect on the vacancy rate in the City. What she misses is it will offer a different appeal than the pretty much any existing rental building in the City now. It's not like those units are going to be taking residents away from the units she notes as being currently vacant. It can only have a positive effect because it will add more credibility to the neighborhood as one of the more vibrant and well-rounded strips in the entire metro. Third, you can't talk out of both sides of your mouth. Let's see how she feels about her city applying those free market principles to development when WalMart wants to level an entire block (or golf course). Fourth, a moratorium on incentivizing new residential development will not suddenly make those duck-billed duplexes and aluminum sided post-war homes any more attractive to today's home buyers. Finally, Lee Road does not have a huge glut of retail vacancies. There may be an empty storefront here and there, but overall the retail is doing relatively well considering its makeup of small shops and botiques.
  9. It's getting developed one way or the other, so Mentch is just gonna have to deal with it. The difference with this project is not just that it will be in a thriving business district, but that these will be rental units...... so there really is no relevance to Orlean's other project - Bluestone - which is all "for sale" condos, townhomes, and clusterhomes. Bluestone, FWIW, is doing just fine in its sales. Severance Place was not well done from what I heard and, as you mention, is not in a desirable location. Tomayto - Tomahto
  10. ^This development is what I had been hinting at upthread, but wanted to wait until something was made more public. The building will be something like the Avenue district, with upper-floor terraces and ground-floor patios. The only other proposals submitted for the lot, as I understand, were for assisted/senior living because the developers wanted to get financial assistance from state/federal programs. The City made the right choice. The holdup was the negotiation over the tax abatement. Definitely an AutoZone, which means I suppose the one down the street in South Euclid is closing. Come to think of it.... maybe this lot is in South Euclid too.
  11. For overall enrollment, I believe that used to be correct. But now Lorain, Strongsville and a handful of non-NEO high schools have larger overall enrollments. I actually remember hearing that Lorain (after the consolidation of AK and Southview) is now the largest in NEO. Brunswick, Medina, Heights, Euclid, Elyria, Shaker, Solon, and Lakewood are all up there too in terms of numbers. FWIW, I believe St. X in Cincy and Iggy have more boys than any of the above.
  12. Well.... I don't "read" or "misread this thread" like it is a blog so you'll have to excuse me if I miss some of the more finite details of your overall theme. But I do take notice when on one page you cite falling home prices as more evidence of doom and gloom, and then (when the opportunity presents) suggest that home prices need to fall faster and "any action" to not allow that to happen is detrimental to long term stability.
  13. When you bemoaned pricing falling too quickly...... I said let them fall. Then, when prices not falling quickly enough fits the narrative, you allege some illicit conspiracy. To be clear, I think we got into this situation because financial gamers figured out how to rig (technically in a legal way albeit perhaps morally repugnant) the system so that they could still profit on the net while thousands of borrowers lost their homes when crushed in debt. Irresponsible lending and irresponsible borrowing. Those are the practices that needs to stop. A higher degree of ethics and standards, similar to that imposed on other professions, needs to be injected into financial lending I don't see the connection between that and the banks seeking to protect their investments by not flooding the market and I know of no legal obligation they have to meet your demands. If they want to sit on properties, that is fine by me. It's probably good for me as a homeowner who is not under water, as a matter of fact. What I care about is the actions they take to sell the properties once they've put the inventory on the market....... i.e. whether they will continue to sell the house to people they know won't be able to afford it.
  14. I wouldn't believe any of the conspiracy theories unless more details were know. Just one example/thought..... but wouldn't it be safe to assume that a lot of foreclosed homes are simply not sale-ready. Surely, many of them are either not habitable (missing pipes and other fixtures) and/or have code violations requiring costly repairs. Like or not, the banks are simply letting a lot of these properties sit and sit until the point that the local government forecloses due to mounting tax liens and then tears them down. It saves the banks the repair and/or demolition cost and lets that toxic asset slip off their books. For the life of me, though, I can't imagine why the focus would be on how the banks are doing this^ and not how they ended up in that situation in the first place....

  16. ^Correct. Mentor was in the LEL when I was playing for Heights in the mid-late 1990's. The GCC was still intact at that point. It was shortly after I graduated that Euclid and Bedford joined. "Some" of the schools? Do ANY schools in NEO (or Ohio as a whole) have inter-scholastic boys volleyball?
  17. I think it will always remain a commuter school. What percentage of students live on campus now? I bet that number still pales in comparison to the number that commute and will for the foreseeable future. Which is good, because CSU has a niche in the region and the state and shouldn't be trying to vary from that too much. If the trend continues, that percentage will continue to grow at a rapid pace. This is great news for the City, CSU and its alumni. Students emotionally attach much more to schools in which they actually lived on campus for some period of their matriculation. This, in turn, will raise the reputation and prominence of the school. It won't make it Ivy League, but it will put it more on par with the Akron's and Kent State's..... as opposed to the Lakeland's and Tri-C's
  18. St. John's might have been their toughest non-league test this year. Within the league, they play Maple Heights, Warren Harding, and Euclid all at home. Things might get a little tougher overall though with Shaker tucking tail and leaving the LEL. At least Shaker's best skill player (Laster) decided he didn't want to be in a league with a bunch of creampuffs and transferred to Heights :P Any showdown with the Catholic schools (or the other tuck-tailer - Mentor) will just have to wait until the playoffs. With the scare they gave St. Ed's last year, I suspect they are hoping to avoid the Tigers.

    Agree it's not Lakefront, but proximity to the river, Wendy Park and Flats West Bank has considerable value. I don't know what's so displeasing about the Garrett Morgan Water Plant. It's really interesting architecture. The mounds of sand and ore etc. don't bother me at all. It's not like the place is filled with Tanneries or Steel Mills. This entire area should be redeveloped with better waterfront access asap. "Proximity" perhaps... but no "access" to any of that. LT and the river are divided by a strip of industry. As ridiculous as it is, you are closer to access to Wendy Park if you live in D-S than if you live in OC and FWB. I probably would disagree about the proximity to the FWB because the amenities down there don't really offer much of an attraction to urban-oriented folks..... i.e. the people that would want to rent/buy here. FWB is more for 21 year old surbaban frat boy binge drinkers, boaters, and old perverts who 'ain't gettin any' at home. And, FWIW, the mounds sure would bother me if I was looking to purchase a place to live.

    Let's keep in perspective that this really isn't "prime lakefront property" no matter whether LT is there or not. It is not lakefront at all, really. It is basically a hillside surrounded on all sides by industry and an elevated expressway. Very aesthetically displeasing industry at that. When those facts change, then talking about any real value this land has would be a conversation worth having.

    I am not sure that anyone thinks having LT there is ideal. Maybe when it was first built, but not anymore. That said, they would still need to find a developer who can purchase it at FMV, cover the demolition and remediation costs, and still turn a profit on whatever is going to be its replacement. I'd say we are still 10 years of strong momentum spilling out from OC and some new momentum building in the FWB for that to happen. Everything between FWB and OC would be developed first. Only when no other suitable land is available would there be a bidding war on LT. This puts the situation in a bit of catch-22 because LT's presence would frustrate any such grand scale development.

  25. Most of my family met up in NJ a few weekends ago for my daughters Christening at my wife's parents' church. My wife left the house with my daughter heading to CLE at about 9:30am on Friday to fly to Newark. I left with my son at about 10:45am and started the 8 hour drive to NJ. We arrived at her my in-laws' house (in Hazlet.... Monmouth County) within 10 minutes of eachother. Her flight had been delayed for hours and my dad's flight from CLT was also delayed for hours. There was no issue at CLE or CLT. The reason for both delays was that Newark was too congested for any more landings. This just made me think how ridiculous and irresponsible it would be for United to close down our hub and re-route ADDITIONAL traffic to Newark and O'Hare.
