  1. It's a sad reality but a positive sign of growth when local businesses like that are forced out by increased rents.
  2. ^Farmer's market or something along those lines. More appropriate for CH than Walmart. But to say they are even in the conceptual stage would not be accurate from what I heard. It's still a long way off. Oakwood hasne't even started the infrastructure work.
  3. ^That's one quarter of the area (really about half of one-quarter if you consider how Superior cuts at an angle and the space taken up by Park Synagogue, St. Constantines, etc.) and it never was the best. Not as bad as the Superior triangle.... not even close, but it was probably always on the lower end of the median in CH. I certainly cannot remember a time when it was a 'desirable' neighborhood for middle-class families. Lots of up-down duplexes. If you haven't noticed, whevever that housing stock is in the metro, it is not "on the up and up". Look at Lakewood, Collinwood, and other areas. Immigrant families used to be attracted to up-down duplexes because an extended family would occupy both units (and maybe even another on the 3rd floor). That's not such a popular move anymore. ^^Seems the usual suspects are wearing their veils thinly as usual.....

  5. What are the boundaries of the census tract? I ask because several of the apartment buildings along Superior have been condemned/foreclosed and are now empty..... same with several of the rental duplexes in that triangle. That area is sh!t. No argument there. But it probably was worse when those buildings were still renting...... so I still don't get the 'decline' argument. Forest Hills and Cumberland have not suffered from any abandonment.

  8. You're correct. According to a Thomas Ott PD article this morning, Rock Ohio is appealing the loss of FCE's potential federal tax credit loss, due to the skyway's alteration of the historic Higbee's building facade. Wouldn't that mean that it is still an "if"...... if they are in the appeal process? What about the City? The federal tax credit loss is only one hurdle. Did the planning commission and any other necessary agency already approve the skywalk? I thought the issue was tabled last we heard.

  11. I'll just say that this ongoing pissing match between MH and JD is reqpresentative of one of Ohio's biggest problems. Why the need to constantly prove that one city is better, bigger, stronger, healthier than the other? You'll never convince each other. MH will continue to cite statistics which favor Cincy and JD will continue to cite statistics which favor C-Bus. Thank god we don't have a Cleveland representative in this never-ending debate you two have going. That said.... rest assured that people here in Cleveland will continue to think of this city as the biggest, most important city in the state. People in Columbus will think the same way about their city. And people from Cincy will view the Queen City the same. We don't have a Chicago, NYC, Atlanta, etc. We are a state without an unequivocal epicentre. Each of the 3C's has their own strengths and advantages which, in the end and overall, make them eerily on par with each other (something I have grown to accept by reading this forum and learning more about the other parts of the state which people up here are frankly rather ignorant of). I wonder if Houston and Dallas have the same issues. Probably..... but I don't it reaches the same level of genuine dislike.
  12. Actually, it is reported quite frequently, especially at Fox. Regardless, the trend is what matters and what smart economist pay attention to. The trend is still positive, no matter how much one can nitpick at the way the smaller samples are released. Fox, Zerohedge, etc. will highlight the inconsistencies, but conveniently leaves out any explanation. The most basic explanation is that the initial release is based on preliminary data from the states, not the DOL cooking the books. When the states update their data, as they are required to do each week, additional claims are added. The fact that we have a lot of reactionary investors who latch on to the initial release is just a convenient consequence produced by the free market.
  13. I would think that there is some difference in the 'type' of government jobs. Take the AG's office, for instance. All of the section chiefs are in Columbus. The people in the satelitte offices are lower on the totum pole...... and, thus, lower on the pay scale. Columbus's government jobs are also probably kept under control due to the fact that the City covers such a large part of the MSA. It's MSA doesn't have 50 different police, fire, service, etc. departments.

I think this is where I am obliged to make a comment about E. 4th street and the vacancy rate. My question is does Maron own (or have an interest in) any space that has yet to be developed? I agree that "no vacancy" is leaving money on the table...... but not as much as "high vacancy" would. Our developers are trying to adjust I'm sure to this spike in demand.... and I would bet the lenders (especially due to the recessions / housing bubble) are not doing anything to speed things up.
  16. I would only go for such a gaudy sign on the Higbee Bldg if it was accompanied by a few of those flashing bulb neon "enter here" arrow signs showing people exactly where the front door was :|
  17. I think the talk about Downtown's growth is partly anticipatory in nature. We have seen steady growth over the last two decades, with the wave building stronger and stronger. I will go out on a limb and say that we will equal that same growth in the next 5-7 years. It has all of the momentum. We might even be appreciably higher if not for the recession (although I suppose the recession also is partly leading to the boost in rentals among young people). I'll say this..... if Uptown gets to full occupancy without much delay, watch out. That is the bellweather test which will give the green light on new residential construction if it rents out. If it has trouble filling the spaces and has to drop rents, then the status quo will remain and we will have to wait for buildings to be rehabbed for additional residential.

  19. It's not that we can't learn anything from Pittburgh. We can.... and I'm sure there is a thing or two Pittsburgh can learn from any of the 3C's. I just don't like the mentality that Pittsburgh is our most comparable city. I see many more similarities between Pittsburgh and Cincy, than Pittsburgh and Cle. One could argue, in fact, that Cincy is a better comparable for Cle..... and we all know how different those two cities are.
  20. CWRU is probably most renowned for its engineering programs. Pittsburg is ahead of Cleveland, if you could make their respective "transformations" into a race. Cleveland never really hit the same rock bottom level which lit a fire under Pittsburgh's a&& to let go of the past. Perhaps our short gilded age in the early 90's put the transition to something more sustainable on hold. Bad comparison though. Cleveland compares much better to the other Great Lakes cities.

  25. I don't think anyone has suggested that you can't and/or shouldn't evaluate teachers. They do get and always have been evaluated one way or another. I also don't think anyone has suggested that bad, ineffective teachers should be allowed to continue teaching. That seems to be a common strawman thrown into the mix whenever totally separate issues such as "merit pay" or "layoffs" are discussed. Different policy considerations at play as I see it. If you are a bad teacher, you should be fired. All who disagree with that, please speak up. If all agree, then we don't have to go down that path again.
