Did you ever consider the notion that a project like the one that Geis is building was determined, after market research, to be a realistic target and housing was not? The thought process that anyone with a lick of zoning/planning experience could realistically imagine a 3 mile long 300 ft wide strip of dense residential mixed use popping up out of thin air along Euclid anytime in the near future is beyond me. We're talking about 100 city blocks. If we get 30 blocks of that in the next decade or so you can slap my face and call me Sally. That's not being negative. That's being a "dreamer" in my book. What we can hope for is an urban ethusiasts wet dream in UC and downtown and a much IMPROVED, even if not ideal, MidTown. I don't see anybody clamoring for better development along the healthline past UC.... why not?

I wasn't assigning that reference to any of your graphics Burnham. I enjoy viewing them. I was responding to the slack being given to the City and/or MidTown for not taking some action that would not comply with legal standards (both federal and state) if they did. And this goes back through a long line of threads.

I don't think the City will want this one going to court on an administrative appeal should any variance request be denied. They are trying to lean on the owner now, but I suspect they will cave eventually. The City simply can't show a present market for what Johnson envisions.

I think the commission has done a fine job. Signigicant, but not unrealistic or overly lofty, proposals. I agree that lighting is a key element to create the kind of public space envisioned. Love the idea for E3rd to have seasonal uses and the foresight to plan ahead despite current budget constraints. Good job Tony.

I didn't mean to imply that private property owners have carte blanche to build whatever they want. But zoning cannot be overly restrictive. There are constitutional limitations on zoning laws. Telling an owner that he has to wait 10-20 years to maybe (if things go according to plans) develop his property according to some specific vision would offend those limitations. Look up the phrase "economically viable use"

Thank you Strap. MidTown does not OWN MidTown. This is the difference between Sim City and the real world. You can't tell these folks that they have to wait decades for the viable use you envision will maybe get the necessary interest from funding sources. There are constitutional issues to consider.

So we either leave it desolate and empty so the youtube cracks can be made for another several decades.... or we fill it in with attractive, albeit not ideal, shovel ready developments that makes the ride from UC to downtown more attractive. I will go with the latter. And there is no way that whatever happens with MidTown, it would "break" our city. No way in hell.

Homeless people will be on PS regardless if bus stops are there or not. Hint - they are not there to panhandle the people getting on and off the busses. So.... which 'undesirable' people do you speak of that you hope to move off the square? And waiting for a bus is not 'loitering'

What are you watching?
Watched 'Conviction' last night..... meh. Watched 'The Big Chill' this past weekend. I almost forgot how good that movie was. Definitely forgot how good the soundtrack was... maybe the best of all time IMHO. Kevin Costner plays the dead body btw (you never see his face).

It is. The area around Euclid in UC is under major construction with billions of dollars of development. The area of Euclid from around E40th to Public Square is also flush with development. What we are really talking about is the area between the Clinic and E40th.... about 30-40 city blocks which has very little infill to begin with. I contend thatt you will not find a developer willing to build this vibrant strip you all envision until there is nothing left to develop in the two more prominent and promising stretches along the corridor, and there is a lot more work to do there. If I am wrong, then show me one.... single.... developer who even proposed anything along the lines of what you envision. Just one. I am a glass half full kind of guy, but I also am realistic. I also know a thing or two about zoning laws that would have purported to force the private landowners to sit on their property for a decade or two until your vision became a realistic and viable option. The bottom line is that even with the current developments underway, MidTown still has enough vacant and unused lots to offer any developer a decade or two of construction activity. May I suggest you start looking for that individual and let the City know when you've found him/her.

There were no developers to line up to execute your SIM City fantasy. And that was not for lack of effort. As far as the Euclid Corridor investment paying off, let me know the next time you are in town because you are missing A LOT.

In 50 years, there will be a good argument for building a new, updated facility somewhere else. Hospitals can have short life spans, relatively speaking. But I'm sure if you can line up the developers itching to build a vibrant (albeit thin) residential/retail neighborhood right now between CSU and the Clinic, I'm sure TPTB can be persuaded to relocate the hospital and other alleged undesirable developments.

I think it is just west of downtown off the west bank of the flats. I do know that there is also a storage area down there which is used as space for cities to store their public records they are required to maintian by law.

Frontage probably had more effect on real estate prices than anything else. Its just getting the most bang (sq ft) for your buck. Just a guess, but I think that makes sense. Say you had a lot that was 100x100. If you wanted to divide that lot and sell it off, you could probably change it into 4 25x100 lots and make more money than selling the whole.... and zoning laws would have prevented subdividing the land any way other than each divided parcel fronting the street. I've noticed a trend in my nabe over the last 10 yrs or so where people with double lots will divide their property into two parcels and sell it off, allowing a new build on the empty lot.

Cleveland Apartment Market
There are new builds, there are renovations, and there are conversions. Lately, we've seen more 'conversions' than anything else. This does not involve taking an old apartment building and sprucing it up. This would be taking a warehouse or department store, e.g., and completely re-purposing the building for residential. In Cleveland, this makes perfect sense for the City and developers alike. It also seems popular with the market. I say keep it up.
