    Let's say that a developer decides to build a 20 story tower in downtown for rental units. At Cleveland's market rate, how long would it take to turn a profit from rents alone? There is a reason why these types of developments are usually limited to subsidized housing. Developers need incentive which the state/feds will provide for the latter.

  3. Maybe 'vision' is the better word. But, yes, an office complex on the other side of the freight tracks, inside a slightly expanded waterfront line loop, is part of that last we heard. That is a tricky tract and with the port 50 years away from developing to the north, it may be a good use.... especially if the 'urban campus' seeking company is willing to pitch in some $ to reconfigure the loop to best serve its location.
  4. It can be difficult to see anything out of the windows at night while riding through Shaker. You will be looking at your reflection more than anything else. The rapid is a great resource, but scenic it is not IMO. Why are you so dead set on Shaker Square? *ducks*
  5. The master plan has not changed to my knowledge, so I wouldn't call the rendering out of date.

    Yeah.... 327, I believe you are confusing rehab with conversion. Conversions such as the Gospel Press building in Tremont are as modern as anything. I also agree with the above comment about developer choice. WAAAAAAAAAAY too often on UO, you read some post talking about a private development which starts with "we should be" doing this or doing that. People really seem confused over how much control "we" have over what a private interest wants to do with private capital and private land. Zoning laws can only be so restrictive and they must allow for..... wait for it..... economically viable use. Let me repeat that again, ECONOMICALLY VIABLE USE.
  7. The goal is to weave the casino into the existing "urban fabric" of downtown. That is what the developers believe will separate it from other competing casinos.

    If they have the worst record, the lowest they will pick is #4. The lottery only applies to the top three picks. Every team who doesn't win one of those three spots, falls in line from there according to their record. My concern is that, with labor unrest, this year's draft mey be rather weak. Don't be surprised if some of the commonly mentioned top prospects (Irving, Sullinger, Jones, Fredette, etc) return to college. The only guarantee is the bug man (Kanter) who was declared ineligible at Kentucky will be available.

Look folks, the WORST case scenario is we have a greatly improved intersection at Huron and Ontario, a developed river front with retail space, and a totally renovated portion on the TC complex all on a private ventures dime......and, oh yeah, the inevitable immediate spin off developement. This is not the CC/MM, infrastructure, or sports complex developments where the public's money is at risk.

  14. The same is true for me, but I think that has something to do with our education level and the circles we run in. Even though "all classes" are represented in our samples, the proprotions might be skewed. That's not the case for me. I have more blue collar friends than white collar. Waaaaaaay more. My closest circle of friends consists of 1 lincoln electric factory worker, 1 ford plant worker, 2 lanscapers, 1 tree service worker, 1 accountant, 1 restaraunt manager, 1 bartender, 1 carpenter, 2 service department workers, 1 firefighter, 1 real estate developer and myself. All friends since HS. We're a diverse bunch. Only the tree service guy is unemployed, but that happens every winter (don't ask why he doesn't plan ahead or why ODJFS gives him unemployment comp every year this happens.... I will never know.
  15. Does that tunnel go under Landmark? This is where my confusion lies because it is not like the Higbees building is right accross the street. It is a few blocks away.
  16. Look at that spike in 2008.... regardless of which calculation you use. 22% seems rather high though. I know a lot of people.... familt, friends, etc of all classes, ages and backgrounds. I am trying to rack my brain right now and all I can think of is 3 people that are unemployed (not including stay at home moms). One friend just got laid off and is hot on a couple leads, one friend is laid off seasonally like every year, and a cousin of mine got axed from his factory a few months ago and has had trouble finding another job. But that is out of hundreds. Sure, not everyone is working the ideal job, but they are working nonetheless. Maybe I'm just lucky. Anybody here that can actually say that 1 out of every five people they know are legitimately (not volitionally) unemployed

  18. Consider the source. Late night AM radio?.... especially WTAM... I believe Gilbert & Co. think/know they can skirt around that by somehow "connecting" the Higbee's building to the new build on Huron. How exactly they do that is beyond me, but you have to think with that kind of investment they have something in mind.

    The "Pure Michigan" campaign made me want to rent a cabin on the lake in Michigan, specifically the northern peninsula, not visit Detroit. But it was very effective at that.
  21. This is tower city I see no need for changes. A walking bridge across a working river? I doubt it. The best we can hope for are privately owned shuttle to go between the two areas, which I dont think are necessary, as they would have to be subsidized and that means costs at venues increase. There is and will continue to be a private shuttle which takes drunks from one side of the river to the other...
  22. This just isn't computing for me...... the Higbees casino is going to cost more than the entire Interstate Bridge project? I am guessing that the $350 involves a lot more than construction costs?

    On the bright side, Manny Harris seems like a keeper. Averaging about 20ppg over the last 4 and gives good effort on defense and rebounding the ball. Seems like a Delonte West type player.... without the mental issues. Great steal for an undrafted rookie free agent.
  25. A playground with a splash park and dog run would go a long way toward making downtown more family friendly. I agree that a "monument to grass" is not the way to go.
