That argument has some real merit to it. MMPI would, in all likelihood, not be entitled to the sovereign immunity which shields to political subdivisions of this State. Cleveland is pissed because MMPI, by notifying the City and the public of the conditions, just severely damaged the shield which Cleveland did have with regard to PH and any dangerous, latent defects with that property.

Pet Peeves!
Agreed RR... germaphobes are one of my pet peeves. You can either walk around with a surgeon's mask and latex gloves on or you can come to the realization that most everything you touch during the day - from the pen at the bank teller's counter to the button you have to push to get your ticket at the parking garage to the money in your pocket - has previously been touched by somebody who just had their finger up their nose or worse. On the point MTS was making about organization, there is one thing I hate that my wife does. While she is generally more "neat" than I am, she does have the flaw that she makes these random drawers around our house that seemingly have no other purpose than a space for her to put crap she doesn't know what to do with. These drawers get so full with useless junk that they become hard to open and are impossible to look through when I am searching for something specific.

Cleveland: The Residences at 668 Euclid Avenue
Not likely on the western side given that they just demoed a building there to give parking access to 668 and a "plaza" area where the restaraunt patio will be. The lot on the eastern side of the building is where the Hippodrome Theatre used to be and might be one of the more profitable surface lots in the City due to its location.... but I would not totally rule out a development there sometime down the road (at least a decade IMHO).

Over the river and through... the Cleveland Metroparks (Gates Mills & Bedford)
One of my favorite homes in all of Greater Cleveland is in Gates Mills. I believe Bob Feller owned it at one point. It is on a rolling hill lot on the northeast corner of Chagrin River Road and Brigham Road. I can't seem to load up google street view to post a link, but will try again later. They're on the other side of that border, in Mayfield Heights. They are definitely hideous- part of the I-271 commercial sprawl zone. I believe you are referring to the Marsol Apartments which are between the highway and Rt. 91, south of Mayfield Road. Pretty standard both inside and out.... much like Gates Mills Towers and the apartments that are on the north side of Mayfield across SOM from East Gate Shopping Center. One of my long-time buddies lived in the Marsol Apts during high school and another lived in the Gates Mills Towers at that same time. Motivation for living there is usually cheap rent (relatively speaking), a good school district (probably the most common reason) and highway access. VERY heavy former soviet immigrant population in those parts for better or worse.

Retirement - Are you prepared?
I can't agree here. It is not as simple as 180-200 days of work per year for a teacher... at least not one that is actually doing his/her job. You are only counting the actual classroom time. Many of my friends are teachers and they put in long hours on lesson plans, tests, grading, classroom prep, extracurriculars, coaching, conferences, etc. They are not off for the summer at the same time as the kids and they have to return to work before school resumes. And given that they don't make a whole lot of money, many teachers have to work other jobs during the time they do have off to make ends meet. It's not easy street by any means and everybody I have known who has approached it that way did not last in the profession. The benefits are good though as far as retirement and health care. Now... I might agree if you were talking about a college professor. Especially those professors who know the subject so well that they can just lecture off the top of their head with no preparation.

^That's one conspiracy theory although I doubt it. There are some serious issues with this project... but what's new. I imagine any half-billion dollar development project involving nearly century old properties is going to hit a few significant snags along the way. More likely IMO (but still "not likely" if that makes sense) is that MMPI is trying to give the impression that this whole project is on the way down the tubes in hopes that the St. Clair/Ontario property owners flinch on their asking price. Fact is, those properties are worth nowhere near $17 mill (what is being offered) if nothing gets built on the adjacent land.

Now please, get lost Alliance Defense Fund and take your Southern Ohio lawyer with you. You can have the alleged Cleveland resident on whose behalf the suit was filed as well.

And you can't find those amenities in Cleveland Hts., Shaker Hts., or Cleveland? At least the homes in CH, SH, and Cleveland have Character. Nor are the neighborhoods bland nor racial mixed. I don't think that is what TBideon was saying... but I can see how it was taken that way. And BTW, Lyndhurst is not the Lyndhurst of our childhood MTS. It has intergrated to a certain degree..... Now you have whites from all different backgrounds, not just Eye-talians :)

Until the next building goes up, yes. Same with the townhomes :( I'm not into legal stuff, but how much of that land does the city still own with Zaremba having a land option on it? That I'm not sure of. Any inkling of WHEN contruction will start on the next building. I realize they have to sell a certain number of units in the first building to move on to the next... how close are they? 5 units? 10? 30? I guess I am frustrated because, IMO, Zaremba built 1/3 of a building that outwardly looks incomplete. With that said, I don't totally blame Zaremba for the situation given the lending freeze.

Given the current make-up of the US Supreme Court, I would label this suit a strategic blunder on the part of the gay rights movement. I really doubt that Justice Kennedy is going to side against the Catholics on this one and Alito, Scalia and Thomas are as good as "in the bag" for the social conservatives no matter what the issue is. The couples must be banking on Chief Justice Roberts to cast the deciding vote in their favor... and while I feel that Roberts generally does not play partisan politics from the bench, his general philosophy on judicial review would suggest that relying on his vote to overturn a federal law is not a safe bet. This decision, IMO, will put us back a couple decades just like Plessy v. Ferguson did more than a century ago. It took us nearly 50 years to correct that gaffe.

I don't think any serious talk about the NCTC would start up until (and if) the 3-C plan gets approval. I was under the impression that the ballroom would be included in the MM building and it would actually enhance the lake views from the inside. Now, if they add a rooftop terrace (or something similar), that would certainly be appealing as well. The Mall will be elevated and the MM will elevate above the Mall. There are plenty of opportunities to incorporate lake views.

Pet Peeves!
While we are on the topic of the Justice Center... has anyone had to deal with the elevators in that place? First you usually have to wait in a ridiculously long line just to get on one. Then you get packed into the elevator like you are cattle. Then nearly every floor button gets pushed so the ride up takes half of your morning. And there usually is someone along for the ride that hasn't bathed in two weeks. Also, just a general pet peeve about elevator etiquite - if you are waiting for an elevator, please, please, please let the riders off before shoving your way on!

I think their concepts for a rennovated public auditorium would have disqualified any tax incentive application. To me, the MM was a deal breaker here and has to be included. It was what was going to separate our convention business from other cities. Without it, I'm not sure 'the juice is worth the squeeze' especially considering that most other cities operate their CCs at a monetary loss. While I am not saying that it is not a good thing overall, this is one instance where it would have been really helpful for Ohio to let the Kilo decision be the law of our land. If we operated under the Kilo standard, we would not be in this situation with the hold-out property owners.

Mall C is enourmous... even just the north end. I still can't picture how they are going to make this work. I will wait for renderings, but it better not involve any type of vehicular turnabout on the Mall itself. And I have always agreed that $450 million was not enough to do this project right... no matter where it is sited.

Cleveland - East Side Neighborhoods
^ I love that neighborhood too, but you are in the swankier part of the Heights when you start nearing the Shaker border and the prices go up. Also, while they are certainly aesthetically appealing, be careful with those houses or you might end up in a money pit. Many run on boilers and have asbestos around the pipes. Heights does have one of the tougher presale inspections (inside and out) so that would help identify the problems if there are some.

Equal Rights for ALL
Carcieri has a strong Catholic background so his position on this issue is not negotiable I would think. But the Rhode Island legislature overrode his veto on the legalization of medical marijuana and it would not surprise me if that is exactly what happens here.
