  1. The developer is paying property taxes on the parcels they own, even if vacant, IIRC their last bill was over one million dollars for the parcels owned

They assumed the ED would work for them so they bulldozed the neighborhood that they owned outright. My guess is that it will turn into the high density rez, like the condos across from Hyde Park Plaza.

Norwood couldn't balance the books based on what they were generating in taxes from the existing 2 Rookwoods, Cornerstone, The offices in and about the old GM plant (Central Parke?), and what could be built on the brownfield north of the Lateral? Most inner ring 'burbs would give their collective left nut for that kind of tax base.
  5. Being a Civil Engineer, I love the engineering works that don't get "all the press". Last time I was up in Mich, we drove an hour up to the UP just to see the Soo Locks in action. Talk about some big ass freighters! I understand some big paddlefish hang out around the Ohio River dams?
  6. Perhaps this guy needs to get out more and visit Hamilton County. After you visit Winton Woods and Sharon Woods, to even call VOA a park is laughable. Agree, Sharon Woods is a gem....just a 10 minute drive for most of E. West Chester---The bike trail around the lake is a good deal in the shade, some nice old giant sycamore trees. VOA can't compare, but then I like the natural setting vs. a "contrived" park
  7. Typical homeowners policies specifically exclude flooding and water intrusion. I'm not in a flood zone, but did get the water intursion coverage for basement issues (even with a sump pump that has a battery backup); the cost was minimal and my Agent practically told me to get it. If the agents told them they did not need flood insurance, that is a much different story; but it will end up their word against ours -- and who will win will be whoever lawyered up the hardest (guess who that will be)

    Shrinking houshold size..I lived in Deer Park until recently, and they have the same housing stock as Silverton (at least the north portion of S'ton), and very few, if any vacant houses in DP, and the homes didn't last long when on the market, and 5%-10% increase in values, all signs of a healthy hosing market -- very good for young families or singles (like I was) -- some empty nesters there too -- but less and less larger families-- ones with 2-4 kids move out to larger houses.

(my thoughts of one reason is that the lack of unions allow better R and D and shorter time to market for new products -- but I could totally be off base on this --any thoughts? If you look in the history they had at least 3 "rolling turnovers" where the lines were retooled w/o shutdown for new model lines.) --BTW I am a proud owner of a Ohio built 2003 Accord
  12. I'm with you on the sympathy, all the best to him and his family. I couldn't disagree more on the 'dangerous activity' bit though. He was riding to work without a helmet, a perfectly legal activity, when an oncoming car turned into his path and caused an accident. No citations have been issued, although I would guess that they will be eventually, but there was a criminal act here. Either the car making the left turn refused to yield (my guess - about a 99% chance in this sort of accident), Big Ben disobeyed one or more traffic laws, or both. If you want to hold people accountable for being (presumed in this case) a victim of a crime you're headed down a slippery slope my friend. Having followed his career since his Miami days, I really hope he fully recovers, and quickly. Being legal does not equate to 'non' dangerous activity, RV's comments illustrate my point exactly. I don't hold him accountable for being a victim of a crime, or give him fault at being a victim of an accident (which it is an accident -- let all the Stillers fans argue that the old lady did it on purpose); but it is his fault for choosing to ride around in a vehicle that is more prone to accidents and without a helmet; he left himself more open to harm and injury that way. Why leave yourself open to that kind of thing when your a high paid athelete at the cusp of a possibly long and great career?

Suprised no one here has posted about Ben's motrocycle accident yet: 2 Thoughts, along with full sympathy for him to recover fully--no one derserves to get hurt: -His contract should be nulled since he engaged in dangerous activity and refused to stop (e.g. riding w/o a helmet); Terry Bradshaw told him to ride after he retired. His health and ability are the reasons he has his job and is paid so well. -7 hours in surgery seems like a long time to re set a jaw, how severe are his facial injuries?

  21. How timely for me, just twice in the past few weeks I have been on SR315 going north to Delaware (as an alternate to US 23 or I-71/US 36. I noticed that 'ole bridge. (An aside what the heck is up with that subdivision on 315 that looks like its behind the walls of a Norman Castle---taking the gated community thing too far perhaps?)

  23. The buried electrical conduit that I've seen is gray. Flexible plastic material is used in a lot of low-pressure gas line installation now. It's less expensive than steel, and easier to install. Several years ago Northern Indiana Public Service Co. moved all the residential meters in my neighborhood from basements to outside locations, and in the process they replaced most of the residential gas lines with plastic. Rather than trench all the way from the main to the residential meter, they used a backhoe to dig two holes, one at the connection to the main, and one at the location of the meter. Then, they attached a long bullet-shaped cylinder, slightly larger than the diameter of the gas line, to the end of the line, and put it in the hole at the main, aimed at the hole at the meter location. They attached the other end of the line to an air compressor, and a weight inside the cylinder shuttled back and forth driven by the air pressure, to cause the cylinder to pound its way through the soil from one hole to the other, towing the new gas line along with it. Standing nearby, I could feel the thump-thump-thump in the ground as it worked. Across the street from my house, they did one run of about 75 feet with it. I think it took about half an hour. Local soil at that depth is mostly sandy clay and free of rocks and other sold obstructions. Yes that is Gas line, CG&E.....Errr.....Cinergy.....Errr.....Duke has been replacing lots of mains all over Cincy the past few years. Rob, what you are referring to is called "directional drilling" and can be only used with flexible pipe, IIRC. Gas is at lower pressure than water, since, well it is a gas. Water mains typically have to be cast iron or prestressed concrete etc. since they are under greater pressure ("bluemax"=evil). They use directional drill a lot for the gas main upgrades, I guess in OTR they felt that they could't have the control with DD with all the other pipes underground so they had to open cut. As far as finding anything under urban streets, I worked on a project once where a portion of the street was relocated for Miami Valley Hospital, they are excavating for a new sewer line under the existing street and found human remains. Apparantly the existing street was platted and built thru an old cemetery!

To the left of Nippert Stadium, the curvey building is part of Varsity Village, then the red boxey building is Shoemaker; to the right of Nippert is the new Tangeman (Student Center)
