Most of these deals take years, even after announced to finally get under way. My guess is that the Race St project (the one by Washington Park right?) is one of three plays in this city by Steiner and they are going to move on the one that is the easiest path forward (the Columbia Tusculum development). Race Street might be next but it comes down to timing. I'd love for it, and so many other projects to happen tomorrow or even a year from now. But most of the time that's not realistic. As for Grammars, it looks like the buildings are at least being maintained. I saw some scaffolding on one of the buildings the other day. My guess is everything is in a holding pattern until ownership of the site is cleared up.

Cincinnati/NKY International Airport
Landed late Sunday night at CVG from a trip and had to wait for the Uber in the parking lot behind the baggage claim (Gate 10/TANK bus stop). The Uber driver said they moved the pick-up location to there a month ago. It's a bit odd, but it works better because the ride-share vehicles no longer have to wait in the Cell Phone Lot.

I think there is a real demand to do micro (like at 8th and Main) for new construction than luxury at this point anyway. The problem with Cincinnati with luxury downtown is that we do not have enough in migration to our City/MSA to justify more of this type of construction. If we can do the Central Trust more affordable, that is a win. We need to keep building residential downtown in general.

I think there will definitely be signs of momentum in a few years. Paramount will be done and the new brewery will be open. So will Firehouse Row and Scholar House. There are some other nascent projects in the planning stages right now that would really cement the momentum of McMillan and the rest of the neighborhood, including redeveloping the old Anthem site.

I would speculate the parking lot is more a condition of getting financing for the development. If you look at the report, they are preparing to build the parking lot into a garage in a future phase. My guess is this: 1.) Demo the building for a temporary surface lot/staging area to secure financing for the approved plan. 2.) Phase 2 will be a structured garage as designated in the approved parking lot for Liberty and Elm, with a new mixed-use building fronting Central Parkway.

Starting October 20th or so, any new project, which would include additions or expansions, will not have to consider the parking regulations. So for most of these, I think the projects are baked from when HCB approved their variances but if they want to expand in the future they will be exempt. I would have to think the regulatory staff will try to fight for the existing parking requirements right up to the moment this is enacted, they have been against this policy because the current policy allows them to leverage the requirements in exchange for concessions. While this is a blow to NIMBY's in OTR, it's also a potential blow to the city's ability to stop potentially undesirable projects from moving forward. What undesirable projects? I don't know, but that was a concern that I heard being raised during this latest push.

There's room for improvement but I don't mind it. I think the terracing was done to provide a transition from Central Parkway scale to OTR scale. The density is what is needed and a 7 story building at the corner will really help connect Pendleton to OTR.

Does this idiot actually think there's a chance in hell that the city just "decides" to permanently shut down the streetcar? Does he have the slightest clue how that series of decisions would go? Was he around in 2009, 2011, or 2013? Opponents of the project are literally salivating at the mouth that the whole thing gets shut down and the Trump administration forgives the millions of dollars the Feds put into the project. My take is that if this comes to pass, the Feds will definitely want their money back so the Trump DOT can reward an extra BUILD grant to a rural highway bypass project.

Agree. The City Flea would be great there. It would at least give the grass at Washington Park some much needed time to recuperate. Another thing is that City Flea type events can be great ways to entice people into a revitalizing area. The fact that it has stayed in Washington Park so long shows that they are not interested in using it as an opportunity to catalyze interest in other parts of the core, like Court Street, where the demand drivers are needed to spark interest and momentum.
