  1. Interesting take on the Amazon bid. Maybe no city really is qualified? No Room at the Inn for Amazon Since Amazon announced that they’ll be launching a second headquarters with, over 10–15 years, 50,000 employees and gazillions of dollars of investment, every urbanist and regional economist out there has put forward their preferred set of cities, the places they think will make good candidates. I want to take a different tact. I want to explain why every city is bad for Amazon and nobody can fulfill their RFP. And then, once I’ve explained why a “good city” for Amazon does not exist, I’ll explain what I think Amazon should be (and perhaps actually is) looking for.

    FYI...this is an ampersand: :evil: This turned out very handsome. I like what it has added to the skyline. Devil horns? :-P Yes! You are right, the ampersand is the "&" and not the "at" sign. Long day yesterday had me staring at the wrong side of the keyboard.

  8. This building got historic preservation tax credits at the beginning of 2016. I haven't heard any updates sense. Does anybody know what's going on? It went before HCB a few months ago.

  10. Yea, that is the incorrect boundary version from the US Census. Well, that is how the City of Cincinnati's Planning Department measures it. Maybe you can let them know so they can produce some more accurate statistics. I think you should tell the "City" (haha) of Avondale that they just annexed some property they didn't know they had. Maybe that will calm their restlessness over Childrens Hospital taking the properties on the south end. Do you mean city neighborhood? If not when did Avondale become its own incorporated place? I was unaware of their powers to annex.

The interchange, Milton said, could bring a measure of economic justice to her impoverished neighborhood. Planners listened and implemented some of Avondale’s suggestions. But when it came to Children’s, Milton continued her excoriation of the project, portraying a situation where the neighborhood was given a nice pat on the head while the hospital plunged forward with plans to demolish homes and erect a new patient tower and parking garage.
  14. Google Maps is now slow. They still haven't updated the Taft exit ramp to show it starting back with the new MLK exit. Also doesn't show the N71 ramp to MLK. Strange. Google gets the latest aerial photography based on the agency that shoots it. Before the current April 2017 aerials, they were using the June 2016 aerials. It's not uncommon to go about a year between updates. Its 3D mesh layer, on the other hand, has not been updated since late 2014 and that is something they usually do.
  15. Didn't Steiner win a bid to do a development in that area along Burnet? It has been almost two years so I am pretty sure that came and went.
  16. The non-historic building at Elder and Logan will become a surface parking lot to count for the parking demand for Market Square Phase II.
  17. Honestly, I am torn about this development. It decimates the street grid by relocating Erkenbrecher Ave with no connection to the rest of the existing grid. The zoning change seemed to sail through all the departments and the City Planning Commission despite the opposition of the Community Council. There are some real challenges in Avondale and on one hand it's not fair to expect Children's to solve that but on the other hand, the city has handed away entitlement obligations with lip service being paid to diversity and inclusion. The Planning Departments findings supporting the zone change were very general and sparse at best. This project is so huge, it's hard to see that with all this money being spent they couldn't have at least thrown a bone or two to the neighborhood at the onset. What Young and Simpson seem to be doing is requiring the elements of a Community Benefits Agreement seemingly at the 11th hour. It is the 11th hour and I am not a fan of the goal post moving but I am also not a fan of completely ignoring the community in which this is being built. This seems to be another example of how cities like Cincinnati tend to differ carte blanche to institutions and other major players. I guess at the end of the day we have an administration who is led by someone with the development philosophy of "beggars can't be choosers." This city, its staff, appointed and elected officials, and ultimately the voters have to decide if that type of attitude is still relevant and necessary.

  19. Isn't the Big Mac Bridge "functionally obsolete" because it lacks emergency lanes?
  20. Is the Terrace in a historic district? I do not think it is. If it is not then HCB has no jurisdiction. It's also not a designated landmark. And as far as I know being on the National Register of Historic Places doesn't give the HCB any jurisdiction on the building. If Birkla does pursue historic tax credits then they will likely ask for the building to be declared a landmark by the city. Then HCB would get involved. Aside from that if they get the financing they can do what they please.

    That sounds like a YOU problem! If they approach me asking for money for food, I'll direct them to local food pantries. They usually just turn around and walk away after I start giving them that information. I can't believe folks are still using the "I ran out of gas, my car is 4 blocks away" story. Aside from that being the oldest trick in the book, wtf are you doing driving a car that is on empty? I don't even own a car; I mostly walk and occasionally take public transit. You expect me to have sympathy for your dumb ss[/member]? Simmer down, David. No need to cuss here. Thanks.

    Wilson: In 1970 Ryland Homes builds three identical 1100 square foot houses on Appleblossom Lane in Bridgetown. They are purchased by Curly, Larry and Moe. Each of the houses have identical improvements over the next 40 years, an added bath on the first floor, enclosure of the rear porch, finished basement with a fourth bedroom and a game room. Today, Larry is still sitting on the living room couch with a Hudy in a bottle. Moe was a union shop steward at Kenner Corp. and got a permit for everything he has done. With the help of a mortgage broker, in 2010 Shaniqua purchased Curly’s widow’s house for about 30% more than it was actually worth - but with no money down. Today, all of the houses are still identical except that Larry and Moe each have cornhole sets in the back yard and Shaniqua’s house can barely be seen from the street because she does not own a lawn mower. Moe’s house is appraised for $175,000 in part because of increases the Auditor has made over the years including the improvements documented in the appraisers’ files from the permits he took out. Larry’s house is still listed in the Auditor’s records as a 3 bedroom with an unfinished basement and one full bath and the value has only been increased or decreased every three years based on overall market values in the immediate area. It is currently valued at 129,000. Shaniqua’s house has been valued at $229,000 the price she (paid) for it in 2010. Taestell: Oh, I think I get it. The thing is that's not how it works. I've posted an actual example of how I purchased a home three years ago and it was appraised $110K less than my purchase price and $200K less than a similar unit that had sold recently. You clearly only have a superficial understanding of the process which makes your personal attacks on other OU members really bizarre. Your personal experience is not helpful. It works exactly as described above. And, if you are referring to 1126 Race, you purchased it for $355,000 and it is currently valued at $355,000. It has always been appraised at $355,000 since the day you bought it because that was the recent purchase price. Your taxes are not applied to the full amount because of tax loophole financing the developer obtained. That has uttterly nothing to do with the appraisal. Its called TIF financing. Please do not embarrass yourself again. There is no need to personally call out people on this forum because they espouse different viewpoints than your own. There is plenty of room for rational and intellectual discussion without all the posturing. Chill out. Thanks!
  24. I've heard the parking ramp on Main was eliminated. They are only going to use that curb cut for truck deliveries. Also, 2 of the parking garage floors above Kroger will be level opening up the possibility of conversion to something else in the future.
