Over-the-Rhine Revisited: Designing Infill for Historic Districts
The OTR Foundation Infill Committee has been working on revising the guidelines (at least to make them look graphically better) than what we have now. I am not sure what content may be proposed to be changed but the idea is to better articulate the infill guidelines and avoid faux historic construction. Once they are finished I think they will hand it off to the city for adoption. There should be public input but I am not sure when that will happen.

The silver lining for this delay is that most of the Lytle Tunnel work and BSB bridge work will be finished or finishing up by the time it starts. So they may have a mostly normal downtown traffic pattern to study.

Of course it depends on the design and site plan... but Madison has many examples of large apartment complexes, with both good and bad designs. Bigger doesn't necessarily mean worse. One of my favorite buildings in Cincinnati is the 7 story apartment building at the corner of Woodburn and Madison. CIG does not have a good track record of doing good pedestrian oriented frontages. Like with Aqua on the Levee, no real pedestrian level entrance and frontage is the parking garage.

I think density is great but as an urbanist, I would really worry about how this project looks and feels on the street level along Madison and along the Wasson Way.

While development in California sounds great I am very concerned about this type of development. Developing in the floodway is usually not allowed in communities that accept FEMA flood insurance. If we have another 100-year flood event these houses will very likely only be accessible by boat.

Property taxes are among the most stable sources of income for municipalities. The fact that most of the city's income comes from income tax is why the city budget is so vulnerable to the feast or famine cycle of the national economy (although with cuts to funding from the state local govt. fund its the difference between small and big deficits these days). Limiting the ability for revaluation limits the ability for the market to determine value and impairs developer interest in neighborhoods. If the price per square foot is not there because valuation is not there then how would a developer or rehab project realize the value of its pro-forma?

They would have been better off building a roundabout at Reading and MLK. It may not have helped much with walkability but it would have taken less space and looked better.

Transformation of Bavarian, Kenton Admin Buildings Revealed The once-doomed Bavarian Brewery Building will be remade into a new home for the Kenton County government, the facade of its prominent castle-like main building remaining in tact and a new building constructed to its north. The county's current home, the administration building that towers over Court Street near the Roebling Suspension Bridge, will also be remade. What was once home to involuntary residents via the county detention center that was once located there, will now offer a more voluntary residential option in the form of high-end homes stacked upon one another in the 1969 building.

Agreed. And on that topic, we should get rid of the weird few blocks of Central Ave that are 1-way. Central Ave should be two-way throughout (from Mehring Way all the way up through the West End). Yes. Central is a frustrating guess of which block is two-way or one way. Its a significant reason why almost nobody goes to that part of downtown, among others. You would think that Cincinnati downtown could benefit from a comprehensive traffic study by competent professionals. Sounds daft!
