    I like both the Estell Alternative and the 3 lane alternative with bike lanes. Perhaps they can add pedestrian islands for the side streets (like Pleasant) in the center turn lane as well? My only gripe about removing on-street parking is that it would incentivize developers to build larger than necessary parking garages as part of infill development on the street.

    Steam is a game client like Battle.net. All the modern PC games use one or the other these days. Its unavoidable.
  13. There's a lot of padding built into the schedule for these types of things so I'm not worried. I am just happy we'll have a streetcar sitting at the MOF by the end of the week!

    It did reduce the subsidy cost though which means the city has some funds to throw at another downtown project. I don't see condo towers right now. Its still too difficult to finance and there will be lag time to get enough presales. Maybe something smaller scale but if it is small scale like townhomes or something, it doesn't belong downtown.
  15. The houses are built above the 100 year flood elevation, but not above the 500 year flood, which is the top elevation of the flood berm on the site. So they are not required to put the buildings on stilts, but if we have water up to 1937 levels, they may get some water. And yes over time that shore line will erode putting those houses in danger.

  18. I'm not a fan of the "pull through" parking they are proposing for the first floor.
  19. They removed Dallas from the running over the same Ex-Im bank issue and Dallas is an American Airlines hub with frequent international flights. I don't think their decision has anything to do with the Ex-Im bank or the airlines. Often times the real reason a company decides on location is not as obvious as they state in the paper.

  21. A streetcar is a complicated machine. Its not like they make IKEA directions for its assembly.
  22. The way I read this is that Streetcars 1 and 2 will be delayed but 3-5 will be accelerated with extra staff so they should arrive on-time. So instead of getting the streetcars spaced out over time, we'll probably them in a more condensed time period.
  23. My guess is that they can't get the numbers to work for the project.
  24. The agreement gives the developers rights to develop a certain amount of square footage for different uses (residential, office, hotel). My concern is that if the office pad is converted to residential it would mean more office is concentrated on the western half of the development and is not as spread out as planned. The other thing is that they would likely expand the above ground garage to facilitate the residential structure, something they have done with every residential phase in the past. So we are probably not going to get a 20 story condo if the parking pad is only two or three stories on such a small pad.
