  1. www.clevelandmedicalmart.com Construction Update - 11/28/11 Project Updates :: November 28, 2011 The project continues in full swing with a focus over the next few months on structural steel erection and concrete work in the Medical Mart, Truck Dock, and Convention Center. On the Medical Mart site, the construction team reports that structural steel erection at the Medical Mart continues with two cranes from the East and West sides, working toward completion by the end of January, 2012. Temporary heating prep work including piping and valves has continued to be put in place which will allow temperature sensitive activities to continue for the winter months ahead, carpenters will begin building temporary enclosures to capture the heat from gas torpedo heaters. Spray-Fireproofing of steel underneath the future East Mall Drive will be starting in the new next few weeks. The first nine Air Handlings for mechanical rooms on the East Concourse are scheduled to arrive by the end of November. The construction team has completed installation of the 120-foot-long trusses forming the roof of the future ballroom north of Lakeside Avenue. Decking, detailing, and reinforcing installation continues on the future Mall C. The last sequence of steel for the Mall C structure arrived on November 22. Installation continues for the remaining rebar required to complete the slab pours on Mall C next week. Demolition of the W.3rd Street ramp is complete and preparations are underway for the rebuilding of this ramp. The ramp will be out-of-service until February 2012, requiring all deliveries to the Convention Center to be routed to the temporary Lakeside ramp. Work has begun on underground plumbing at the Ballroom Level along with structural work associated with the new mechanical mezzanine. On the future Convention Center site, crews finished the final section for the 35-foot-high structural wall that stretches nearly 600 feet from Public Auditorium to the future Medical Mart. The adjacent St. Clair Avenue was repaved, striped and opened to two-lane traffic on November 14. Loading dock grade beams, mat slabs, and the new west wall concrete are complete. Structural steel and metal deck erection are complete on the future East Concourse promenade. The last major concrete pour on the East Concourse metal deck is scheduled for Wednesday, November 23. Spray-on fireproofing begins this week on the East Concourse. In the West Concourse area, work continues on the underground utilities with completion scheduled for early next week. Reinforcing steel has arrived and is being installed for the first post-tension deck pour. The construction team reports that forming, reinforcing and concrete work has begun on the 27 caisson caps in the Convention Center Exhibit Hall that will eventually support the massive structural steel tree columns. Backfilling work is in progress along St. Clair Ave. in preparation for the tie in of the future East Mall Drive to St Clair Ave. Turner is also installing temporary barrier for the winter weather to enclose the north side for temporary heat. Forming of the post-tensioned concrete slab over the truck dock has begun to allow for the first of three pours to start at the end of November. At Public Auditorium, demolition is complete and prep work continues for installation of replacement entry doors and construction of a new connection between Public Auditorium and the new Convention Center. Selective demolition of terrazzo slabs at the North Vestibule is in progress. The new exterior doors have been ordered installation will start in December.

  3. Let's indulge in some speculation on what buildings could be converted to apartments in the downtown area. Stanley block, East Ohio Gas. What about the Standard Building or 55 Public Square?

  6. I'm asking you to look at both sides of the situation. Do you know the building owners finances? Do you know FFB finances? Is it possible that FFB can no long afford the space due to their own financial situation? How do you know that FFB isn't the party that initiated this, by intentionally not renewing their lease? Most likely the landlord and FFB know something we dont. Instead of assuming/speculating the worse or that something is fishy, why not wait and find out instead of fanning the rumor flames? Lets not get in the weeds on this one. When an area becomes popular, chain/corporate places more in. That is not a rumor, that is not fanning flames, that's America. I have been in F&B for over 20 years and I have been involved with high stakes lease negotiations where a large company wanted to open shop where a local sole propriotor had a business. I have been on both sides of that, actually 3 sides, sole proprietors, larger restaurant groups, and property owners who leased space to restaurants. Since leases are negotiations, generally the guy with the deepest pockets wins. Sometimes the property owner seeks out new tenants, sometimes the corporation seeks out the property owner. Sometimes even local governments team up with corporations to "redevelop" entire sections of town, i.e. Campus Partners in Columbus. In my experience, it is the sole proprietor that generally is the one that moves on. So, repeating my original statement: While I am still pro-casino (anti-"welcome center") I fear a lot of quality local places will be muscled out by sub-par corporate joints

  8. Muscled out meaning that when thier lease is up, the owners will raise the lease rates an astronomical amount, something a corporation can absorb. Especially if the corp went to the buildings owner with the promise of more money and used connections to circulate stories in local media that the present tenant was going out of business. Im sure in worthless "cities" like Houston or Atlanta the latter tactic works, but it will probably backfire here a bit.

The construction team has made nearly 20 presentations on potential Construction Careers to 735 CMSD middle school students at 12 schools on Cleveland’s east, southeast, and west sides. The program is a cooperative effort between the Cleveland Metropolitan School District, Hard Hatted Women, CEA, Turner, and MMPI and will resume after Thanksgiving break. The Turner Medical Mart field office will bring in two new interns from the MC2 stem high school within the CMSD system, bringing the total intern count to eight since the project began in January, 2011. MMPI served as a program sponsor and table host at the Northeast Ohio Hispanic Chamber of Commerce annual gala on November 4, 2011. In the last month, MMPI has made presentations on community outreach to the United Pastors in Mission, Concord Baptist Church, and to nearly 100 attendees on November 16 at the East Cleveland Citywide Democratic Club Meeting at the Newbirth Complex. On the non-construction side, MMPI will present as part of “Your Changing Cleveland” to the APA Cleveland 23rd annual Planning and Zoning Workshop on November 18, 2011.

  13. ^The Higbee's casino is Phase I of a two phase Casino developmemt. Phase II is the new construction to be built on the other side of Huron road. Once Phase II is built, both phases will operate as one large casino. Rock Gaming spent something like $90Million for the cost of the land for PhaseII. Based on that, I feel that they will indeed build Phase II.

  16. KJP, do you have any examples of "nice" bus hubs so that people can envision them? IIRC, Ann Arbor (boo UM) has some nice bus hubs/parking garages that fit well into the city grid.

  18. I know I am BITTER about the Columbia building, but it seems the only things that gets positive press in the PD is Dan Gilbert, Mayor Jackson and Joe Cimperman. The last two being big proponents of whatever Dan Gilbert wants to do.
