From an outsiders perspective it seems like K&D does 95% of a project top notch, then gets lazy/greedy/or just take the eye off the ball for the other 5%. That whole lease thing sounds like another shady thing all together Am I wrong, but wasn't there a mold or some ventilation problem that got people sick at Quay 55 and Pinnacle as well?

Moving to Cleveland.....where to LIVE
Check out the near west side, Ohio City and Detroit Shoreway areas. It will make it a longer commute, but it has pockets of new construction, nestled in with the old, and has the vibe of the Pearl dist. (and I am basing that on the two different 1 night trips I have spent in Portland..so take that for what its worth)

203K Loans - Are they a good way to rehab a home?
You will really need to work with a mortgage broker who specializes in 203k, as well as an inspector. Ask for references, because if they really know what they are doing, they can help you. If they don't they WILL REALLY REALLY hurt you.

Most zoning ordinaces do not let you put couches out on the front porch. Now, I am not sure how the zoning is worded, but growing up I knew you could not have inside furniture on your front porch.

Cleveland newbie "dumb" questions
Think of this thread as a resource where new Clevelanders can ask questions that have bugged them, but it may sound like a dumb question. Most members from Cleveland LOVE talking about the city, It will be enjoyable for us to learn what strikes people who did not grow up here as odd, or unusual. For instance, I never knew that the term "tree lawn" is a mostly Cleveland area phrase. It is the public property, usually grassy, between the street and the sidewalk. (There is already the Cleveland relocation guide for important type questions, like where do I register to vote. This thread is more for questions like, "what is stadium mustard?")

What I found interesting is how much money from the gov't becomes available once private money, or in this case Foundation money, is put towards the project.

That kind of mentality happens everywhere. I still want to beat my head when people argue with me because I say that Ohio State's south campus didn't need to be bulldozed, maybe helped out, but not bulldozed. Then they tell me how bad and dangerous it was. When I ask them if they had ever actully been there, the answer is always no. So, no, its not just a Cleveland thing.

Euclid Corridor Design Review Committee approves Uptown architecture, but hammers developer for lack of detail By Steven Litt, The Plain Dealer http://blog.cleveland.com/architecture/2010/04/euclid_corridor_design_review.html the Marons received predictable and fair criticism for the incompleteness of their presentation, which lacked detail on everything from parking to drainage and garbage pickup. ... The Swiss cheese presentation left the developers vulnerable to criticism from activists in Hessler Road neighborhood who attended the meeting. Some would be only too happy to see the project delayed and reduced, even though the developers have already cut back the scale of apartments in response to previous comments from residents. After the meeting, Janice Cogger, a Hessler resident, said she wouldn't be at all concerned if neighborhood opposition forced the Marons to halt the development temporarily. She said she was convinced the developers could retain the complex, 11-part financing package they painstakingly assembled over the past two years in the midst of a credit crisis and the worst recession since the Depression. "This project can go into next year," she said.
