  1. be on the lookout for TIF legislation. if construction will start this year, they'll need legislation this year.
  2. ^ generally speaking, when you are pushing for an issue on the ballot, it's best for your cause to be on the no side. most people will default to a no vote if they don't fully understand an issue.
  3. ^ There has been a long term trend for football in general. Fewer children are playing because of the brain injury dangers. The decline in popularity is much bigger than the National Anthem issue. Maybe Trump wants to help kill the NFL so he can be the only person in history to destroy to professional football leagues.
  4. I think it's just the hangover from having lots of announcements with little actual construction. Let's see some of the projects that were in the pipeline get built, then I'll worry what's coming in at the other end. Things tend to slow down at this time of the year in City Hall.

  8. It's a Constantinos cafe. A lunch takeout type place. It's going in the edge 18th and Euclid.
  9. They were putting in awnings today and Constantino's looks like it's close to opening. I am pleasantly surprised with the street presence of Constantino's. Sorry, I didn't get a photo.
  10. There has been a market study done a few years back. The conclusion was that the market could bear a small boutique hotel. However, I spoke to someone on the ARB who said that operators think it's not very feasible. The demand would be generated by people visiting residents. They just think the price point would be too high for that market.
  11. I do like the inclusion of office space which helps increase the day time activity.
  12. I liked Carnegie's plan. I love the building design and the overall site plan. I would love the arch going into the plaza personally and hate it be more open and inviting. I hope they go with the high rise plan but I'll be happy with the mid rise.
  13. Could the lack of rain lately be having an effect on this? I assume that when it rains it helps flush out the sewers.
  14. ^ I think they might be concerned with rental market given the timeline for this project. I believe that that a high quality residential highrise in DT Lakewood could attract young professionals easily.

  16. they can begin no construction until two separate TIF ordinances are approved. 515 had their TIF ordinances at the end of 2016 and construction just started. The capital stack was not overly complex either.
  17. Non school TIFs still require legislation, actually 2 pieces of legislation. Until i see any legislation, I am skeptical of this being built soon.

  19. I think the quote represents developer optimism. He mentions getting a non-school TIF for the project. Has the city even approved the TIF yet? This is the fist step to lining up the rest of the capital stack. I'd love to be proven wrong but I would put odds of a PHS tower getting built this year at very slim.
  20. Everyone here seems to think this thing is going to be under construction with a month or so. I am much less inclined to believe it. Hard construction will likely not being this year. I have no direct information or knowledge but I highly doubt all of the financing is closed. It can take well north of a year to close the capital stack.

  25. I do think a lack of balance has hurt Cleveland. There's no doubt that 1 party rule is bad. It just doesn't really matter which party it is.
