Cleveland Mayoral Race 2017
^ I'm not sure why alcoholism is a deal breaker for a candidate TBH. I could see some hesitance to Johnson due to his past but he paid his debt to society and I believe that everyone deserves a second chance.

do those places grow because of republicans or because they have tons of greenfields ready for development.

Cleveland Mayoral Race 2017
Cleveland has nonpartisan primary. Everyone in the primary and top 2 runoff.

^ I think the Planning Commission should insist upon it. Maybe, I'll reach out to Dick Pace to give him my unsolicited opinion.

Cleveland: STUDY SPOT NEEDED
I've always liked The Root Cafe in Lakewood. Although, sometimes they have open mic which can get loud.

I would be OK with that if it is a mixed-use plan with some retail and they need to maintain a public boardwalk along the lake. I don't want this to turn into a "gated" office community.

Cleveland Mayoral Race 2017
I think you are right. Reed and Johnson will likely split and could provide an opportunity for someone else. The runoff will be real challenge though if all of the Reed and Johnson voters support Jackson. I don't think it is a given though. There are a lot of frustrated people in neighborhoods who might want to give the outsider a chance.

^ I know it is not directed at me, but I am encouraged by the activity in MidTown. I'm particularly excited about the startup scene that is emerging from Cleveland Clinic, UH and CWRU. The acquisition of Expolrys by IBM and their new development going up on E. 105 is a testament to the potential of these spinoffs.

I would argue that we are not waiting for it naturally. I think we are seeing many of the pieces coming together now.

We can elect all republicans tomorrow and nothing will change. The issue isn't as simple as what letter is after the elected officials name.

Cleveland: General Business & Economic News
The real answer is to invest in education and promote innovation. Attracting venture capital and working to bring a good industry mix into the region. I feel that new economy jobs are growing in Cleveland and I think there is data which reflect that. Old economy jobs continue to decline due to automation. At some point the new economy jobs increase faster than the decrease of old economy jobs.

^ funny, because democratic run cities are the economic engine of the country. Blue counties account for 66% of the national GDP. But don't let facts cloud your opinion. Facts are like kryptonite to Trumpies.

Cleveland Mayoral Race 2017
It may sound odd coming from a liberal like me but I'd like to see more Republicans and/or Independents in local elections. One party rule is never good.

Personal Finance / Investing Thread
$8,000 is generally the maximum I'd spend on a car which is a tiny fraction of my net worth. (that is not intended as a brag just a fact) If someone had a CD paying 4% per year for 3 years i would definitely put that money there. By not taking out a loan at 4% (actually closer to 5% for used cars) it is the same thing. The last car i bought was very low mileage with no rust but 8 years old. Most lenders will not lend with favorable terms on cars this old. Further, I do not favor collision and comprehensive coverage but assume that risk myself. I cannot do this with a loan on the vehicle. Having that level of coverage is IMO an unnecessary expense. But different strokes for different folks. we will agree to disagree. In the other scenario, you draw down your emergency fund for a non-emergency because you don't want to pay $200-$300 in interest. I'll pay that little extra to keep my cash/emergency fund there for when I really need it. You're not guaranteed 7% for retirement, so why do it? There's risk in all investments. I've mentioned VWINX, which isn't guaranteed, but it's only had one five-year rolling return below 4% annual returns (2008 - 5 year return was 3.36%). This is just one example, but one out of 30+ years below 4% annual returns...that's a risk I'm willing to take. It's just a personal preference and how much risk you're willing to assume. If you can get greater than 4% over the life of your loan, you've lost out. If you get less than 4% annual returns, then buying in cash upfront was right.

I believe the Shaker Rapid was originally intended to go all the way down Gates Mills Blvd. with a turnaround at the oval.

Cleveland: Downtown: The Avenue District
^ True. The development should be more vertical. But the road still needs to be redesigned. None of the Downtown Avenues need to be as wide as they are.

What brought you here?
I consider myself to be an urbanist and my life goal is to be a flaneur. I enjoy urban development and design and being a part of the urban experience.

Cleveland: Downtown: The Avenue District
I'm glad something is being built on these lots. But can't the city put Superior Avenue on a road diet. That road is way too wide and it makes these townhomes seem way out of scale.

I don't think that's true at all. Norm gets it. He is considered one of the tip minds in planning. I think his ideas were usually overridden by politicos who thought they knew better. Sort of how planning works today in Cleveland.

Cleveland Rapid Rail Construction Projects (Non-Service Issues)
It's always seemed like a pointless station to me. I am assuming that there may have been some industrial uses with a lot of employment near the stop. KJP probably has some insight on this.
