MY preference for Roth IRA is that I assume the risk for tax rates increasing in the future are likely greater than them decreasing. Contrary to belief we are currently in low tax environment that I humbly do not believe is sustainable over the long run.

^ Generally speaking if you get a match on your 401k you want to invest up to the maximum amount of the match. That is free money and you leave it on the table otherwise. Then you should contribute to either a Roth or Traditional IRA up to the MAX (I prefer Roth.) I stick to ETF's through Vanguard because of the low cost. Many studies have shown that you will generally do better in the long run with index funds than by actively managed portfolios.

^ I agree with your assessment. I don't know of any sizable condo development in or near the CBD in quite a while. The last attempt was the Avenue which ended up mired in legal difficulties. I think if NuCleUs happens in the next year or so it will be like office only or very heavily office and that's only if they can snag MedMutal or SW.

New States may be admitted by the Congress into this Union; but no new States shall be formed or erected within the Jurisdiction of any other State; nor any State be formed by the Junction of two or more States, or Parts of States, without the Consent of the Legislatures of the States concerned as well as of the Congress. Source: ARTICLE IV, SECTION 3, CLAUSE 1 Needs to pass the Legislature of the state and US Congress.

I also think there is a constitutional provision which prevents forming states from other existing states. But I agree that DC and PR should get statehood.
