  1. It was recommended for approval at the meeting on the 25th, but it has not yet been officially approved.
  2. Disproportionate & top heavy. Floor to floor height is off, fenestration is all over the place. Amazing to me this is getting strong endorsements. FYI, EIFS is not a permissible material in OTR.
  3. The OTR infill committee is one of the few that opposed the 1216 Race development. For my money, their reasons don't make sense. I hope that they are evolving in their thinking, prior to handing their suggestions off to the city. Jim; do you really like the proposed façade? It looks a big brick wall with giant plain openings cut into it.. then a huge horizontal floating roof above. I don't get the attraction. No scale, no articulation. It is a true modern interpretation of the design guidelines. It removes ornamentation and relies on form and material to express.I don't think it is worthy of the cover of Arch Record, but considering the crap we get in this city a lot, it is definitely a step in the right direction. Buildings like this compliment their historic neighbors, rather than competing as a faux historic building would.

  6. It makes no sense to tear down the existing arena, unless you want to build a retractable dome stadium for a newly popular and possible major league soccer team. Two birds with one stone?

  8. Critical Mass & Parking. A Skyline needs to make $2,000-$2,500 a day minimum to be profitable. Other than weekend nights, this location would be a ghost town. Look at the Mainstrasse location for reference. I get your point, but a change of a few blocks makes a big difference. I expect the new pool complex at Ziegler will be very popular, and having a Skyline next door would be a natural fit. Once the Neon's space is re-occupied, Ziegler is completed, and the underground garage is operating, that block of Sycamore will be a significant "entry" point to OTR. I'm not a fan of drive-thrus in general, and particularly not in OTR, but if Skyline insisted on having a drive-thru, they might be able to squeeze one in off of Cogswell Alley (though I'd much prefer they use that space for a walk-up window and outdoor seating): https://www.google.com/maps/@39.1095726,-84.5105615,3a,75y,111.44h,75.53t/data=!3m6!1e1!3m4!1sccW2EFuCGhpLypVYbw4KFw!2e0!7i13312!8i6656 The Mainstrasse location I am referring to is now a Popeye's, Skyline closed it a few years back because business couldn't be sustained on bar traffic alone. I wouldn't be surprised if this area is more of a food truck Mecca until some more development is completed.

  10. If you look closely, 2 of the 5 buildings on the aerial rendering closest to MLK are rendered in more detail. The remaining three buildings would look to be eye candy only (with little possibility of actually happening unless the owners can acquire numerous individual properties, especially the more expensive ones along Reading Road)
  11. There are a lot of properties that make that nice rendering and future phase a pipe dream. But it is good to know that this expensive interchange has sparked some development.

  13. That's not entirely fair. If I recall, there was quite a backlash when Olive Garden wanted to open in front of the new Kroger.

  19. It's a shame that a large block like this cant be a taller development, but I will take this mixed use design any day of the week over the faux new-urbanist crap forced down our throats at Banks Phase I.
  20. Also, remember that building roofs are impervious surfaces as well. It could be penalizing improvements as much as parking wastelands.

  23. I am as anti-Cranley as they come, but while a some of these problems were swept under the rug for the sake of the all-star game, there are some long standing problems that are left over from the previous administration that are often overlooked by UO because we liked Mallory's policies.
