Frederick Douglass School Went by this morning and got some pictures of the demolition of St. Paul's AME Church, at Kemper and Taft, where Douglass is to be built. Hey, maybe CPS will leave the steeple up, so we Walnut Hills-ers can boast of the highest steeple-to-church ratio in the city! Anyway here's a few shots from this morning:

Actually, that probably would be a pretty impressive rate, if only there were 28 units for sale! They're building 24 units, so listing 24 units, none of which show as "under contract", seems to indicate a rate of sale significantly lower than I'd thought - not 4 units in 10 days, but the rather smaller 0 units in 10 days...oops...sorry 'bout that!

I'm not sure that it's actually all that slow - it looks like they went on sale on July 13th. I believe there's supposed to be 28 units, and since they're only listing 24 units (I went here and searched Street Name = Luray), that probably means they've sold four of them in ten days. Given that there were a couple months of noise about this, I don't know if that's actually a fairly slow start out of the gate or not, but they do seem to be moving. Here's the prices of the 24 listed: $500K $550K $575K $625K $650K $700K $700K $750K $750K $800K $825K $850K $900K $900K $950K $950K $1MM $1MM $1.05MM $1.05MM $1.1MM $1.1MM $1.5MM $1.5MM ...I would guess that means they've sold an $800K, an $825K and an $850K, as well as a lower-priced unit - maybe there's a $525K or a $600K.

Just emailed with Chip Hunter (the broker guy), asking if there was a target date for completion. His reply: ...if the incentives were $400K off your first purchase of $500K or more, that might work! Anyway, as long as I'm here, a post-demo shot: ...the road was closed this morning, so I don't know if that means some new project today, or if they just had to shut it down to haul off the equipment - I'll swing by tonight...

I had bad service in there once - excessively long wait for dinner - but they comped us just about everything that night. I'd been there probably a half a dozen times, and never got a bum meal. It often seemed just packed...damn... Anyone have any alternatives for Pacific Rim cuisine?

RiverViewer replied to buildingcincinnati's post in a topic in Restaurants, Local Events, & EntertainmentThat must not be the case, because it didn't fail, and they didn't force vendors into Sunday hours with long term contracts...at the time, it sounded like you sign and you open on Sundays, or else you're out. That obviously didn't happen - cooler heads prevailed, merchants who chose not to open on Sundays haven't been summarily booted out - and it appears that things are working out well. I'm happy with how things happened, and glad they decided to change their minds from the strong-armed tactics. Regarding "They are always free to go somewhere else", I've gotta tweak you a little bit and remind you of this thread! They're definitely free to go elsewhere, but folks were very up-in-arms when they started talking about doing so! (Admittedly, they were more up-in-arms about the local government trying to steal our vendors than they were about vendors trying to find the best deal...)

They were requiring long-term contracts with manditory Sunday hours. That was excessively pushy, just begging their merchants to quit the market, for what seemed to be an effort to compete with Kroger's et al. I thought that was utterly stupid (see here for my arguments). What appears to have happened instead is that the market gave a little, didn't require the long-term contracts, didn't make the Sunday hours manditory, and now apparently some of the merchants are giving a little bit too, deciding they'd rather work on Sundays because there's good money to be made. If this had been the approach from the beginning, I'd imagine there would have been a lot less bad blood.

Good news for Koka Coffee House on Eastern...I guess they get a ton of business from folks dodging traffic on 50... But losing the YMCA building? I guess there's no way to widen it without doing so...anyone have a picture of the place handy? If not, I'll try to get one later today...
