Talk about understatement... So there aren't any plans on the table that put the building up on the street and the parking behind it, though Motion #2 passed - "...to reject Anchor's current plan and send a letter to the historic board urging them to enforce the historic guide lines positioning the building in front and parking in back." But the really confusing thing was that it seemed to me like Motion #1 passed as well, if non-member votes count, and that one said, "to work with Anchor and Richard Johnson to get the best possible development with parking in the front and the building in the back." So I don't quite understand what the actual next step is...

By the way, thanks for the info - your cell phone picture is perfectly serviceable! I haven't been over there for years now - I was a horrible roller-blader, and quit after ripping up parts of my arm along Kellogg Road there (I have all the grace of an IT professional, no doubt), and walking seemed to be an activity wasted on that trail, since I prefer walking around neighborhoods or parks instead...but I'll definitely go back just to check it out.

By the way, per my comments over in that thread: ...from the sign you posted, it appears they are going to do just that. I imagine that hill is the shorter of the two "abandoned trail" segments.

If we've already covered this topic, and this is your grand coup-de-grace, isn't it possible for you to take the quotes you find "choice" from this thread, go back to where the topic was the actual topic, and revive it with your evidence? I really get tired of the same false fucking canards popping up in thread after thread after thread. Honestly, I am head-over-heels delighted and excited about the "Overlook at Eden Park", which is also appropriately in the "Projects & Construction" forum - I've emailed links to the thread to outside folks (including the realtor who is selling the project). If you pollute that thread with some argumentative horse shit too, I'm going to be very dissappointed and pissed off, because that's a great repository for the history of the project, and a great advertisement for this site. Please don't make everything about your stupid political nonsense.

That's definitely outside-the-box thinking (to use an overused cliche!)...any idea on how much that would cost? I'm sure without a thorough inspection is would be impossible to estimate, but I couldn't find any figures on costs for the moves you mentioned. I'd assume we're talking about a couple million which, on the scale of a highway project, is completely doable...

I'm sure the $189K places will be economies facing the retaining wall behind the building, or maybe with views of the parking garage or something, but still, it's nice to see some lower prices ranges out there.

Cincinnati: Newport - Campbell Co. Courthouse Expansion
Yeah, that's stunning. I think it's the off-center clock tower that does it for me - makes it look sprawling and huge, like there are lots of different sections, but meanwhile everything else is symmetrical, all balanced and cohesive. Very very nice structure. I really hope they don't fuck it all up...

Cincinnati: Walnut Hills - The Overlook at Eden Park
I emailed Chip Hunter, who is the realtor handling sales for this project (and for WatersEdge), asking two main questions: 1) Is there any timeline, like a demo date? 2) Is the final look of the building still up in the air, or is the rendering fairly close to what it will end up like? I also sent him a link to this thread. Here's his response: Great pictures and interesting dialog. The demolition should start within the nest 2-3 weeks and the project should look pretty close to what the rendering portrays. It is really going to be a nice structure with very high end finishes. I think the neighborhood will be very pleased with the end result and the quality of the construction when all is said and done. I'll definitely be all over the demo!

I don't really have anything to contribute regarding what style would work best - I'm developing an appreciation for architecture, but not enough to figure out what might work here. But I can say, it's a pretty diverse street right now - stucco arts & crafts houses going up the hill, then this space, then the Lunkenheimer Mansion, then a tan brick apartment building, a 5K square foot single family with a big wrap-around porch, then this Art Deco/Early Modern condo building, and then just around the corner on St. Paul is this Cuban Villa looking property. The four A&C houses near the bottom of the hill are the only consistent style on the whole street. Then rising over the area, there's the St. James at the Park, a 1989 high rise (in the pictures above), and then the ugly 1966 Edgecliff highrise. My only point is, there isn't a neighborhood style we really need to be too concerned about preserving here (unless we wanted to build an A&C bungalow highrise!) Like I said, I don't really feel strongly either way about the rendering - I'm just happy it's not staying an abandoned office building, or becoming another Edgecliff.

Joshua set to put up walls Investment group will bring two condo projects to fruition Dan Monk Courier Senior Staff Reporter An Indianapolis-based investment group has brought new life -- and lots of cash -- to a pair of stalled luxury condominium projects on both sides of the Ohio River. Joshua One LLC recently spent about $1 million to buy out startup investors in a 14-story, 28-unit condo tower near Eden Park. And it used another $1.5 million to acquire a 2.5 acre site on the riverfront in Bellevue. "The sites are great," said Paul Zeltwanger, a Mason-based managing principal for Joshua One. "We're going to work our tails off to deliver a high-quality product that customers can be proud of." ... Note: best I can tell, he's wrong about the flood height - if the gage is at 428.88', that would mean a 73 foot flood - 1997 was just 65 feet, so 494' above sea level. 1937 was 80 feet (so 509'), but 2nd place is 1884 at 71 feet, 1913 at 70 feet, 1945 at 69 feet (when the Mill Creek barrier dam failed). Sorry for all the multiple posts...two more things: According to the auditor's site, the property sold to "The Overlook At Eden Park LP" on April 14th of this year for $900K. The previous owner bought it on 11/17/2003 for $635K, so they certainly can't complain. Here's a picture of the area I took from what looks like about the exact same spot as the one in the image above. The Overlook is replacing the low brown building with the zig-zag roof:
