I'm saving my speculation until after I see what Stark presents later this month. If he is changing the scale or direction of this project, then we'll have to just wait and see what his new plans are before any judgments are made.

Thanks, guys! That makes sense. I don't have the insider information that many of you do and have just been curious as to why there has been so much silence on this project.

Cleveland: Stonebridge Phase 5
Has anyone heard any word on when phase 7 will begin? The website states that this will break ground in 2008 and will include 30 townhouses. I know that the housing market is not good right now, but I would think that they would be motivated to move ahead on this project considering the success Zaremba has had with townhouse sales in the Avenue District.

I really don't think that they were referring to that building because Doug Price was one of the people who said that. That implies that even outside of the Breuer proposal and the Flats East Bank there is room for another building.

Cleveland: Filling in Euclid Avenue
^That part kind of bothered me too. I agree that there is a need for service stuff downtown, but there needs to be balance if we're going to start drawing people away from the suburbs and back to the city. People won't go downtown for a cup of coffee and drycleaning.

McCleveland, I'm in total agreement with you, but I'm still concerned about how this is going to turn out because I haven't seen any actual renderings yet. If Eaton wants to move the loop further out they could end up making it too wide and eating up a bunch of lakefront property for no reason. I would be ecstatic if I had just heard that they want to located withing the loop, but I'm very nervous about the fact that they want to make it bigger. I'm waiting to see how much bigger the loop becomes before I make any decisions on this.

I'd really like to see this eventually get built, but I agree that there are a lot of other areas that need our attention right now. We need to work on the projects that are already underway and make certain they're done right. Then we can come back to this later and do it right rather than sloppily put it together and underfund it.

Cleveland vs. Chicago - my comparison
Flee2theCleve, I agree with most of what you've said. As you pointed out, that's not a knock on Chicago in any way. Clevelanders, how many times have you had a conversation with an ignorant person who says, "Well, Cleveland's nice, but it's no Chicago"? Or maybe you've found yourself saying something like that? The point is that Cleveland does have some negatives, but it also has plenty of positives. And while Chicago has its positives it also has plenty of negatives (many of them are the same as what Clevelanders lament about while dreaming of being a great city like Chicago). Cleveland is a great city, and we share the same woes as many other great cities. People need to get over it and stop whining about how Cleveland should be more like Chicago.

I am a little worried to see Ernst and Young being thrown around so much by Stark, K&D, and Wolstein. Only one of them can land this big tenant, and I'm really hoping that Stark has more than just EY. I'd hate to see any of these projects die because they can't land EY, but I am really hoping to see the Warehouse District get built out and reach its potential.

I wouldn't mind the fact that everyone in Wisconsin is an alcoholic if it weren't for how fat it makes everybody. It's seriously ridiculous around here. In Wisconsin, "sexy lingerie" is actually defined as an old, baggy Packers sweatshirt that hides the giant fat rolls that everybody gets during the ridiculously long winters while they get drunk every night to forget the nightmare of living through a winter in this godforsaken state. And I swear its contagious...I moved here from Cleveland and promptly put on 20 pounds!

It would be absolutely amazing to see Pesht, FEB, and K&D's plan all moving forward at the same time. One of my friends from Chicago asked me a couple of days ago what is the tallest building currently planned for Cleveland. To be honest, I think that Cleveland doesn't need height right now. We need density, and that's just what these projects are offering. From the look of the massings we've seen in the past, Stark is trying really hard to bring a lot of density to the warehouse district. I can't wait to see what Cleveland looks like in five years.

^I believe that's actually James Garfield. If my memory serves me correctly, he was born in Cuyahoga County and has a memorial in Lake View Cemetery.

Cleveland: Ontario-Superior intersection caves in downtown
What a mess. There was a break in one of the smaller water pipes on the street I lived on in Old Brooklyn last summer, and the water was allowed to run out through the cracks in the street for three and a half days after I first called it in. At the time I was very frustrated. There was a forty foot section of the road that had water flowing out from the cracks, but the city told me that this wasn't a priority and that there are much bigger breaks to fix. I guess I see what they were saying now.

I agree that there is a demand for the hotel, but I'm not sure about how high the demand is for high end luxury condos. I'd be okay with it if there is a small number of condos atop the hotel. I'm just hoping that they don't saturate the market with them. I'd rather see more smaller condos and studio lofts that might appeal more to young professionals.
