Not all will leave them at once---so you'd have to evict people when the time comes for that more substantial thing. I'd rather not build metal structures there that don't match the surroundings and build something right the first time. Inappropriate things or buildings --even if temporary are not necessarily better than an empty space. How far do you take the "better than an open lot argument"? (not necessarily you PoshSteve, but all who support that thinking). Would a strip club be acceptable? A square bldg with no windows that is a warehouse? An outpatient drug-rehab facility or homeless shelter?

Who is the architect? It important to know---so you if you ever have a project you're in charge of you, you NEVER hire them. There's no excuses for such ugliness anywhere, but esp. in a key economic driver neighborhood.

Red (the steakhouse) is returning to 417 Prospect. I thought they left for good. "Red, the Steakhouse is scheduled to reopen its downtown Cleveland location Friday, Aug. 14. Is the Jerk Chicken place in the City Club bldg open yet? I think they were to open on July 4th, but I went by there around the 10th or so and they were still boarded shut.

^Yeah, its a great resource. I don't know of any other site that lists all active projects like that in a single list. Also, their page about Cleveland is great and I often use it when sending people info on Cleveland. I had looked for months for a good site that describes Cleveland without making it small or with statements like "second largest city in Ohio" or citing official MSA numbers that actually aren't accurate as they exclude Cleveland suburbs in Summit and Portage counties. Ugh---i remember that W 6 Plan---I hated it. The buildings were not along W 6, but set back from the street. you can see it in the rendering.

A terrible time for restaurants, though maybe the timing will work out as there will be fewer restaurants to compete with when they open. Hampton Social appears to be some kind of chain out of Chicago. Anyone know, is it any good or a cheesy chain? From their website, it's not readily apparent. https://www.thehamptonsocial.com/

^I fully agree. We need more office space in UC--and modern space at that. I'm okay with this piece of land being used for office instead of the shorter, curved residential building shown in earlier plans. However, this office bldg will only be 7 floors of offices--atop 6 floors of parking. 7 floors isn't that much. I'd love to see a full 24-story bldg or so (the height of the first residential bldg)--even if it is 16 office floors atop 8 floors of parking. We don't need one floor of parking for every floor of offices. The 16 stories will easily fill up.

^Also, interest rates are extremely low now, so people--locally--wanted to upgrade their housing and that can get loans are doing so. Homes put on the market in CLE--depending on the neighborhood--are not lasting more than a few weeks, I've heard. "I don't have any personal stories of people I know leaving Boston, Philadelphia, or Chicago....for Cleveland or other midsize interior cities." Interior city? Have you not seen that giant lake on the northern edge of the city? Its the third (North) coast, remember!?!

^This may finally reduce some of the insane rents in places in NY and SF. Hopefully these covid-prompted moves to CLE from the coasts and Chicago will be permanent or least long enough to prop up the market and attract other new people.

There must be some outmigration too for the same reason? A New Yorker's Cleveland is the same as a Clevelander's Findley or Salem, OH. People from those small towns who at one point moved to Cleveland as their big city have decided to move back home for the same reasons people leave NY or Chicago. Is there any evidence of this happen too? Or just the movements to CLE and Cincy?

Thanks---that would be interesting to see. I guess they've gotten big enough of a company that whatever share of the market they handle, they can extrapolate to estimate the whole market.

I agree that it seems to have been going on for some time. My point was, if there was a sudden acceleration of the trend because of COVID---if the bulk of that bump occurred in the past 2 months or so, which may be likely, it was AFTER census day (April 1), so all those new Clevelanders would still be counted as New Yorkers or whatever.
