  1. Just catching up on the Fairfax news now. So there are two separate projects of apartment bldgs being built on 105 st---one at Cedar with the Meijer's and 186 apartments and one just south of it along 105 with 82 units?
  2. ^The tower will take longer than the garage or crappy two-story bldg so if they want them all to finish at the same time, the tower should get the head start by many months.
  3. Yeah, they look sharp! I also like the access to the parking--through the building--you don't see much of that in Cleveland.
  4. ^Oh yeah, that's right. I'm still not used to the name change from Diamond to osborne so it throws me overtime. When I hear "Osborn" I think of the bldg at Prospect and Huron (east of E. 9) which itself is now called something else.

  7. Touchy! I don't know much about Mentor so can't comment on it. But the city of cleveland has a tough time attracting residents compared to a place like strongsville--which is deemed safer and has better schools. (I'd never live there, but many would.) So, I'd say a random gun shooting incident in Cleveland has a bigger effect on people than it would in Strongsville as in Strongsville it will be seen as a surprise, but a one-off. Yes, mentally ill people are everywhere. I didn't know the Downtown incident was a mentally ill person--it didn't say so from the story I saw. But it could well be a suicide-by-cop situation---that's what it sounds like if one starts shooting at cops who already have their guns drawn.

Hard to attract residents to Downtown if someone is shooting a gun in the middle of the afternoon, though it looks like they won't be shooting it mid-afternoon anymore.     Why is the river so orange? Is that rust or just issues with the film or something else? Its a pretty solid orange! Image must be from '64 or later--you can see the Erieview Plaza Bldg which opened in '64.

  11. ^Agreed. No need to tear down the ballroom---its a ballroom--how many of those do we have Downtown? There is SO much space to build downtown-even physically next to the hotel--no need to tear down existing assets like the Ballroom (or Burke Lakefront).
  12. Thanks for real numbers--that helps. Okay, that is a big jump. Given that real estate projects should return value in about 10 years, at $37,500 per space that is $312.50 per month over ten years, meaning the rent would have to be $300 more per month to break even. That's a little steep, but not too crazy if the amenities or beauty offered was nice enough. That's if you want to cover all costs in 10 years.
  13. The leadership in Ohio is so backwards, this is what they are dreaming for and secretly planning for I-71 between Cincinnati and Cleveland:
  14. ^It's more costly than NOT doing it, sure. But what real cost does it add to a 4-5 story project?---less than 2% or so? That 2% is offset by a far nicer project that can in turn increase rents a bit returning the 2% increase costs to net zero (or actually be positive). The existing parking space could then be a green spot, a swimming pool, some tables, or even another or deeper (away from the street) building increasing the number of units (and therefore revenue) or maybe even space for one small street-facing coffee shop that would be as much an amenity to the community as it would be to all the residents. Or even ALL of these options.

  16. Its a giant property the entire lower level could be parking underground---and it would only need to be one level not going down two levels. Cost would be minimal. The garage could serve all the units in all the bldgs. I agree with @Ethan--that most people will want to have off-street parking, or may look for an apt/townhouse somewhere else.

Nice to see though it looks like the 2021 Thanksgiving bump on the sunday after intersects with the the actual lull from 2020 Thanksgiving weekend which was still ongoing when the Sunday after in 2021 occurred. Thanksgiving this year was Nov 25; last year it was it was Nov 26. Only one day but each data point above is a 7-day average, not the actual date. Nice to see the two lines intersect, nonetheless.
  20. ^Looking at the graphic above 2007 seems to be an outlier in the city of cleveland--a plunge from 45k to 18k. Is 2007 accurate or the story before the great recession--in which case a few years before 2007 would be very useful to tell a better story vs leaving the reader wondering if an error is at play.

  22. Ultimate Air is not "pulling out Burke". Business travel--the target of Ultimate's scheduled operations--is severely down due to covid. So they are suspending operations on ALL of their routes until things improve.
  23. The idea of closing burke is contemplated daily for whatever reason. People apparently don't see the endless acres north of the stadium that are not yet developed, but think destroying a major economic development asset is a great idea. It baffles the mind.
  24. I'd say E.13 area has more people than warehouse district. WHD has 4-6 story bldgs and only so many. E. 13 area has Lumen, Chesterfield, Reserve Square, Statler Hotel Bldg, Bohn Tower, ParkView Apts., CLE Athletic Club, and a bunch of lower rise bldgs around there, not to mention CSU just a few blocks further east.
  25. So if they're everywhere, we can have one at May Co. or Tower City and one at at the Huntington Bldg! If we could only have one my vote would be at the Huntington Bldg--closer to more residents. far from the apts. in the Warehouse District, yes, but there is more residential density around 12/13 St and Euclid/Chester.
