Washington, DC: Part One - Embassy Row & Dupont Circle
Man, you guys are bringing back some great memories for me. I grew up in DC, and went to a small high school which was actually two townhouses at the corner of connecticut and wyoming (directly north of the hilton on conn). I drove down Mass ave passed the VP and all those embassies every morning. Ted kennedy lives in the area, and almost hit me in his car once...that's my claim to fame... Great pixs too!

Cincinnati: Downtown: Hampton Inn / Homewood Suites (Cincinnati Enquirer Building Redevlopment)
I started looking on the last day of June and found a great place that I moved into by the July 4th. Now I needed to move that fast, but if you have some time, spend a couple of weeks checking stuff out. A leasing agent can help, but if you know the area you can set up appointments by yourself. I wouldn't say there is a cycle of move-ins/outs. I know my lease is a year long, but after that I go month to month.

Ok, when I was looking for apartments last summer, most of the places I looked downtown (Groton, Sycamore Place, Emery, 4th and plum, etc) were under a $1/SF. The renaissance and 6th and Race were over 1, but not by more than a quarter. Now that is no market study, but just what I experienced...

In their defense, if you are going to redevelop the area and anticipate increased traffic due to the new retail, one surface lot isn't bad...

As a whole most of the cities rental rates are less than $1.00 a SF, making it hard to build something new... But props to Middle Earth for coming up with a way to do it. I think it will be a cool project in a killer location.

difficult to do apts downtown. construction costs are rising, but rents haven't moved that much in 5 years...

What is your favorite building in the Gateway Quarter?
Walking through the "Q" the other day, I was thinking about what I would rather have: a nice balcony/roof deck on vine (Gateway/Duveneck), a big bay window over Mica 12/v (Duncanson), or a multi-story townhouse (Centennial). I'm still up in the air. What matters to you, and why?

Phase I=Gateway condos (1150 vine only) Phase II=Duncanson Lofts, Duvenenck Flats, Bremen Lofts, Centennial Row Phase III=Everything else: Trideca, Trinity flats, the stuff urban sites is doing on Main... 1300 block of main if I am correct...

The earliest part of phase III to come on line will be Trideca, which should be sometime in april if I am not mistaken.

^And for the most part, I do enjoy being downtown, and walking to work, taking a stroll over to newport etc. And the fact of the matter is, if you go on your weekly run to kroger, chances are you walk out with more stuff than you would care to carry more than about 500 ft to your car... unless you are looking for a good workout :strong:

As I recall the last grocery store that was Downtown was just to the north of this location along Race Street. Kroger pulled out of that spot in the 60's. There aren't any easy shopping locations for groceries if you're living Downtown. Kroger at 15th and Vine is the closet place and if you aren't interested in going to that store you really have to travel. I live downtown, and I go to Findlay for a lot of my shopping. If I need something else, I just hop across the river to Bellevue Kroger. And if I find that they don't have it, I hop up the highway 7 miles to Hyde Park Kroger. People from the 'burbs always ask me, "how do you live downtown without a grocery store?" I remind them of what I just wrote, that I have four places to shop (3 krogers) within a 7 mile radius. I remind them that the reality is they also drive the same amount, if not longer, to get to their grocery store. it's not as though every subdivision has their own little kroger in it. If you live out in Anderson TWP, you still have to drive up Beechmont ave to get groceries...

Thanks for the info, I'll check those out. Did anyone else attend the kickoff for phase III of the Gateway Quarter today. The mayor spoke, 3CDC and the development teams all had people there. It was a good turnout, and nice to see the AM/PM market come down. The plans for Trinity Flats look pretty cool.
