I alluded to this project in this post in the Random Cincinnati Developments Thread, and this project was mentioned as far back as June 2004 in articles about the goings-on in the East End.

 

Cottage Hill Development LLC (Gary Osterfeld) plans to build 34 single-family homes on the south side of Strafer St.  I believe the numbers I heard a year or so ago were that they'd go for $300,000-$400,000, and they should complement the Columbia Square development well.

 

He's been assembling the properties for well over a year and has demolished some of the older structures.

He plans to cul-de-sac the south end of Strafer, eliminating its intersection with Columbia Pkwy.  Access to Strafer will be from Handman Ave.  Alleys behind the homes will provide auto access and will also carry utilities.

 

Here's a site plan so you can visualize it.  He's basically taken 37 lots and re-subdivided it into 35 lots.

No renderings are available yet.  This should be approved by the City Planning Commission soon.

This will be good and dense but I hope some designs are uploaded so that I can see what he's envisioning.

Six of these are already on the market.  They're being sold through Sibcy Cline.  They range from $399K to $425K.

 

I plan on getting over that way soon to see what's going on.

I could read these threads about new construction in the city limits all day.  I hope the style and color of these houses complement the neighborhood.

Here's a pic from as close as I could get to them.  These are at the bottom of the hill by Columbia Pkwy.  It looks like they're going to start on that corner and work their way up.

 

The road is closed to thru traffic.

 

A significant amount of trees and other natural debris need to be cleared from most of the upper part of Strafer.

 

As you can see, they are significantly far along on a couple of the units.

Here's a pic from a week ago.  Three are complete, one is nearing completion and there are foundations for a couple more.

Cottage Hill photo update, 10/4/07

Phase I of Cottage Hill has been completed in Columbia Tusculum, and Phase II has begun.

 

Cottage Hill Development LLC is building 34 single-family homes along Strafer Street.

 

The homes are being sold for $415,000-$450,000. Five are currently available.

Yeah, There is an alleyway that runs behind all the houses and they all have two car garages.

That I don't know.  Gary Osterfeld owns those sites, but no plans have been announced to expand the development or anything.  I'd bet he's holding on to it to have it developed for commercial uses when demand arises.

 

Alexus Development has bought some sites a little farther up the hill, just up from the cul-de-sac and across from the houses I pictured.  I'd bet on some new homes there.

Alexus also bought 418-420 Mcdowell St. on the next street over. It backs up to their property on Strafer.

They tore it down a month or so ago. It was the last abandoned house in that whole neighborhood I believe, (certainly the last on that street) and far past saving.

I believe they plan a couple houses there. Perhaps similar to the Stanley Cove project they did.

 

As for the bottom of Strafer, I had heard Gary wanted a two story office building down there eventually but I haven't heard anything for quite some time.

I noticed that 476 Strafer is listed on sibcycline's web site today as vacant land.

Is this project getting scrapped?

I looked into buying one of the completed houses. The interiors are top notch, even though the exteriors are a bit silly looking. Unfortunately, the project has some otherbig negatives that are hard to overlook.

 

The cul-de-sac looks totally out of place. Past the cul-de-sac is a view of a giant bilboard and tons of power lines. Across the street is a hill with an ugly apartment building on top.

 

The whole street was just a huge turn-off at that price-point. It's such a shame because the interiors were very very nice compared to other $400,000 houses in the area.

grillage, I'll see what I can find out about it.  The last I heard, Phase II was set to pop.  That seems like a lot of lots to unload.
