Hmm... seems like a good number of the stated reasons for the Detroit slow down and scale back seem to be caution on the part of Gilbert.  Maybe we should count on the trumpeted Tower City build out being more than the suggested (and ridiculous) 25 years.

Sterling Group envisions 24-story apartment tower on Joe Louis Arena site

 

The owner of the former Joe Louis Arena site on the Detroit River envisions at least part of its redevelopment to include a 24-story, 290-foot residential high-rise. The vision is laid out in a conceptual plan submitted to the city in July, which Crain's obtained through a Freedom of Information…

Delayed by COVID-19, big Midtown Detroit development to break ground next year

 

An ambitious housing and hotel development in Midtown Detroit known as The Mid is scheduled to break ground later next year after pandemic-related delays.

 

The project would be built on an empty 3.8-acre site at 3750 Woodward, just north of the Whole Foods and the proposed SoMA development featuring a Target store.

 

Current plans for The Mid call for approximately 300 units of "co-living" space, a 225-room hotel, 80,000 square feet of retail space and a to-be-determined number of additional residential units.

Detroit Center for Innovation coming to the District Detroit

 

The District Detroit is gaining a big new tenant. 

 

Stephen Ross and Olympia Development announced today that the $250 million Detroit Center for Innovation (DCI) will be built on surface parking lots along Grand River, behind the Fox Theater in downtown Detroit. Construction is expected to start in 2023.

 

The four-acre area is bordered by Cass, Grand River, W. Columbia Street, and Elizabeth Street.

Redevelopment of Detroit's long-vacant 17-story Lee Plaza moving forward

A project to redevelop one of Detroit's last vacant high-rises, the 17-story Lee Plaza on West Grand Boulevard, is moving forward and construction work could start next summer.

The initial phase of the roughly $60 million project would rehab nine floors of the historic and long-empty building and create 117 apartments for income-eligible seniors on housing vouchers.

A later phase would redo seven more floors for additional housing, with the specific type of housing still to be determined.

Details unveiled for Stephen Ross' Detroit affordable housing plan

Designs for a new 83-unit apartment building with affordable housing near Detroit's Masonic Temple and Little Caesars Arena were publicly unveiled Tuesday night.

The development, called 3rd & Charlotte, would be a three-story, L-shaped building and is joint project between wealthy real estate developer Stephen Ross' Related Cos. and the Detroit-based development firm The Platform.

During a virtual community meeting about the project, representatives for the two development companies said all of the proposed apartments would be leased at below-market rents to individuals and families making 60% of area median incomes, or about $34,000 per year for one person or $48,000 per year for four people.

just amazing to see this !!!

A couple weeks ago I went by MC at night and it was amazing to see it all lit up from the inside, all the way up the building. I remember taking a picture of MC in 1981 when it was still a train station and had some railroad offices in the tower and Corktown had yet to disintegrate. It was in bad shape then, but I recently saw the other investment happening in the neighborhood. Wonderful to see!

Several pieces of heavy-duty equipment could be seen on the 9-acre site late Wednesday afternoon as contractors with Macomb Township-based Colasanti Construction Services Inc. prepped for initial work on a 24-story apartment tower being built on the property. A worker at the scene Thursday said 100-foot deep caissons were being drilled.

A building permit issued for the property allows for site, civil engineering and foundation work "only for future multifamily dwelling." The developer, Detroit-based Sterling Group, applied for a permit for the building itself on Jan. 28 although the city declined to release any information on it Thursday pending the final outcome of the permit review.

Detroit's abandoned Fisher Body Plant No. 21 to become housing

A long-empty Detroit auto body factory, Fisher Body Plant No. 21, would be transformed into more than 400 apartments plus retail space under a redevelopment plan unveiled Monday by the developers and city officials.

 

The $134 million project, called Fisher 21 Lofts, is to go for site approvals later this spring and could get underway late next year for a 2025 completion date.

I've been in Detroit the last few days for work.   It's got a long way to go, but the changes downtown are stunning.  Here's the progress of the Bedrock Hudson's development from yesterday:

I've lived south of Detroit for about 15 years, and agree...downtown even 10, 8 years ago was a ghost town. Downtown Detroit now is becoming an exceptional urban space, all the way up Woodward to New Center. Ironically, I think it benefitted from years of neglect, because old buildings that might have been torn down in Chicago or Toronto were saved by neglect. The prewar building stock in central Detroit is probably among the best in the world, save maybe New York or Boston. 

^ ha you think it was sleepy then you should have seen dt detroit in my day in the 1980s. it was 'the crow' era apocalyptic.

 

i had a friend who co-owned a bar in dt detroit near greektown and would go there occassionally with bg college friends or toledo coworker friends -- or we would go to st. andrews and the shelter, which i see are somehow still around although his tavern isnt. edit -- i just found that place too -- it was called pacificos on beaubein. looks like its called nikis or mix now -- not not sure anymore lol.

 

anyway the thing about prewar detroit that puts it above other cities is that you can see all of it, you get the 360 views a lot. detroit is indeed very lucky as that's the greatest era of tall buildings to be able to show off. i was there briefly before the pandemic and you could already see and sense things picking up then too. it has so much more momentum now and that is so great to see happening even from afar because i have great memories and always liked and cared about detroit.

how about some of the inner city outlying areas?  I remember taking a bus from downtown Detroit out to a friends house in Dearborn via Michigan Avenue.  This would have been in 1981, before the really bad decline (Halloween fires etc) and even then it looked like civil war Beirut for miles.  Like massive litter strewn fields where a dense neighborhoods use to be and the few buildings standing seemed abandon.  When I arrived at my friend's house, his father learned the route of my bus ride and made a number of unsolicited comments indicating embarrassment.  Of course I had/have seen similar scenes in Cleveland and other cities but the

extent, again especially at that time, was shocking.

 

That said, I also recall an opening day at Tiger Stadium that same year which was one of the best experiences of my life.

Judge orders Packard Plant owner to demolish plant immediately

 

A judge has ordered Packard Plant owner Fernando Palazuelo to immediately demolish the industrial ruin at his own expense, an estimated $10 million undertaking.

 

The city of Detroit won a default judgment last week in Wayne County Circuit Court against Palazuelo and his local company, Arte Express Detroit, after Palazuelo and his attorney missed a March 24 trial date.

New renderings offer first look inside Detroit Hudson’s site development

The ongoing redevelopment at Detroit’s former Hudson’s store site has entered a new phase -- and we’re getting a look at what the interior of the building will look like once it’s finished.

 

Bedrock released the first renderings of inside the new skyscraper, which as of May 12, was near 200 feet tall, on its way to 685 feet, according to the real estate company. Originally, the building was supposed to be 800 feet tall.

 

Between the office, retail, event and public space, the Hudson’s site will offer 1.5 million gross square foot mixed use space.

Last winter, Related Companies announced that they were moving their Detroit Center for Innovation from Gratiot over to Grand River, in an area known as District Detroit. Now, they've released their vision for what they want the area between the Center and Comerica Park to look like.

 

These are just currently ideas; Related and Olympia Development are engaging with the community for feedback. But if these plans take shape, the sea of parking lots currently behind the Fox Theater could include new affordable and market-rate residential, offices, and retail, along with green space. We could also see a hotel on Henry Street and a cap over I-75.

1M pounds of upscale Detroit condos hoisted into place. Here's how they did it.

 

An entire floorplate weighing 1 million pounds that will soon have upscale condos was hoisted from ground level this week by hydraulics and steel cables to become the 15th story of a new downtown Detroit high-rise.

 

For the time being, there are no floors below it.

Large apartment development near Michigan Central Station gets state loan, brownfield funding

 

The proposed The Brooke mixed-use project, named after developer Clifford Brown's daughter, is expected to cost $22.82 million in a ground-up construction effort at the corner of Bagley and 16th streets in the shadow of the under-construction train station by Ford Motor Co. and adjacent to community staple Honey Bee Market. It would also include four 500-square-foot retail bays on the first floor below three floors of housing.

On Tuesday morning, the Michigan Strategic Fund board approved a $3.76 million performance-based Michigan Community Revitalization Program loan with a four-year interest-only payment period, followed by monthly principal and interest payments until maturity after seven years. The MSF board also approved a brownfield tax-increment financing reimbursement from the state totaling about $647,991 for things like infrastructure improvements and site preparation; the local portion of the brownfield TIF is about $1.12 million.

The project is expected to begin in the third quarter and be completed in the first quarter of 2024.

Every person who passed it snapped a photo or took a video. A woman driving a minivan stopped in the middle of the street to admire it. "Tell me that sh*t ain’t fire!" she remarked to another man standing on the sidewalk who was also gawking at it. "Can you imagine driving that sh*t?"

I probably have. But it's not like that. I've built a lot of other art cars like that for Burning Man. Mutant vehicles. I'm the artist-in-residence at Recycle Here in Detroit, and it's in the original Lincoln Motor factory. This factory, we're turning into more artist, live/work studios.

 

So the materials on the car are recycled? 

Yep, people bringing in stuff to recycle. There's also some street signs and grilles—it's all a mix.

Four Detroit projects tap economic power of high ed, med facilities

 

At this point, only WSU’s theater and dance complex, the Hilberry Gateway, is virtually a done deal. The new $65 million building at Cass and Forest is in the final stages of construction with a planned debut in February.

The rest of the development plans are in the early stages but every project has major supporters. Billionaires are major investors in three of the plans. And two projects recently received $200 million in state taxpayer money.

Platform's Piquette project at former Studebaker building nets $5 million loan

 

An entity tied to Detroit-based developer The Platform LLC has received a $5 million loan for its redevelopment of the former Studebaker Sales and Service Building it owns in the city's Milwaukee Junction neighborhood into more than 160 workforce apartments.

In addition, the Michigan Strategic Fund board on Tuesday morning signed off on $882,821 in state brownfield reimbursement.

A MSF memo says local buy-in includes an Obsolete Property Rehabilitation Act tax break valued at $3.06 million and the brownfield support valued at $473,534.

The building, which is 108,000 square feet, sits at 411 Piquette St. next to the former Ford Piquette Avenue Plant where the Model T was born.

No end in sight to demand for new housing near downtown Detroit

 

The Platform CEO Peter Cummings said at the grand opening that even he was surprised by how quickly Woodward West filled up.

"I don’t know how to put in context how extraordinary that is, because I’ve developed in a lot of different markets, growth markets in Florida and North Carolina, and the performance of this project really outstrips them all," Cummings said.

Sue Mosey, executive director of Midtown Detroit Inc., said after the event that the building's location at the threshold of Midtown and downtown likely helped its popularity, plus the fact that it is new construction.

Another relatively new and closely watched development that has mostly leased up is The Eddystone, a 13-story former hotel at 110 Sproat St. near Little Caesars Arena, which the Ilitch organization redeveloped into an upscale 92-unit apartment building.

It opened last December. Today, just two units are available.

Construction on Detroit's new Target, nearly 350 apartments to begin in December

 

A Farmington Hills-based developer is seeking approval of brownfield reimbursements for a $103 million project that includes a new Target location in Detroit.


A brownfield plan for the City Club Apartments Midtown project — which includes the small-footprint Target at Mack and Woodward avenues, plus 344 residential units across multiple buildings — says construction is expected to begin in December and wrap up in late 2024.


The Target location was announced a year ago this month, and would become the Minneapolis-based retail giant's only store in the city. A Target location at 8500 E. Eight Mile Rd. opened in October 1987 and closed in August 2003.
