They are tearing down the National Theater for this. Keeping the facade is a sham. That sucks but is not surprising.

That's a shame. That theater has somehow managed to remain standing (albeit a shell) and should be able to stay in a new development without just being a facade.

Based on interior photos of the National Theater, I'm surprised it's even still standing. It looks like a total disaster on the inside. Detroit is home to the infamous theater-turned-parking-garage, so I guess they have a bit of a track record when it comes to preserving the exterior of their theaters while completely gutting their interiors. Overall though, this seems like a very positive development for Detroit. With all of the development announcements from up there, it's getting very exciting. I realistically don't see myself getting there in the next year or so, but I do want to get there as soon as I can. If the renaissance keeps up, the Midwest could soon have its number 2 city back in a major way. Go Detroit!

Probably should have posted this here.

Re TheNational, it is Albert Kahn's only remaining theater. It is in bad shape, but no rougher than a lot of others that have been restored. Problem is that Detroit's CBD has an overabundance of restored classic movie palaces (and a few unrestored). The Opera House, Music Hall, State (Fillmore), Fox, Gem, Orchestra Hall, plus the abandoned UA and Michigan Theater Parking Garage.  Most cities long ago demolished these things, but in Detroit's CBD they just sat idle and aging for decades. One thing the National does have in its favor is that it is considerably smaller than most of the others on that list.

WSU building to be revamped for apartments and retail

An empty Wayne State University building slated for demolition could join the area’s booming development scene. A plan was unveiled Friday to restore the Cass Avenue structure, and develop an adjacent lot, to create 181 residences and a gallery dedicated to WSU’s permanent art collection, which includes extensive work from the Cass Corridor art movement.

The WSU Board of Governors approved Friday a $2 million sale of the historic building at 6001 Cass on the north end of campus near TechTown. It is being sold to The Platform LLC, a development group founded by Peter Cummings, Mike Hammond and Dietrich Knoer. The six-story building, which once housed WSU’s Criminal Justice department, was designed by famed architect Albert Kahn.

The deal includes a long-term ground lease of an adjacent parking lot at 445 York St. that will allow for the construction of a parking structure to include 543 spaces, 220 of which will be retained by Wayne State. A total of 181 residential units are planned. That includes 69 residential units in the former Criminal Justice building and approximately 64 apartment units and 48 condo units on the York Street site, which borders Antoinette Street and Cass Avenue.

Work is years away from wrapping on a multimillion development in Detroit’s Paradise Valley district downtown, but the project has already spurred development on nearby blocks.

Roger Basmajian, president of real estate company Basco of Michigan, said he’ll spend roughly $11 million renovating and adding two floors to three properties on the 1300 block of Broadway. Two restaurants, office space and 30 residential units are part of the renovation across the street from the Punch Bowl Social entertainment complex.

Detroit becomes largest city in America to be completely lit with LED streetlights

-531fd526af4553d8.JPG

After three years of work, the gargantuan effort to install 65,000 LED streetlights across the city was completed Thursday when the final stretch of lights to be replaced were turned on near the intersection of Riopelle and Atwater streets, just outside of downtown.

Knocking out the prior, often-out-of-service system that plagued Detroit's streets for a generation was the handiwork of the Public Lighting Authority, which was created in 2013 to design and implement the new lighting network.

The authority, with the backing of Mayor Mike Duggan, saw to the completion of the project one year ahead of its original schedule, also managing to fly in under the allotted budget.

Old Macomb County building to reopen this month after $19M renovation

635539165717074424-AP-Government-Building-Fire-.jpg

More than three years after a fire forced its closure, the old Macomb County building again will be bustling with county workers after undergoing its first complete modernization in its more than 80-year history.

The $19-million renovation is part of a $65-million renovation project at the county's downtown Mt. Clemens campus. The entire project is being funded with bonds, general fund money and insurance money from the 2013 electrical fire, which displaced 150 to 200 county workers — and put some of the county's facility needs on the fast track.

Capitol Park among areas slated for bike lanes

Detroit's rapidly transforming Capitol Park area could see two-way, buffered bike lanes and improvements for pedestrians as early as next year.

Construction would come as part of a slate of similar changes pegged for other nearby areas of downtown and could coincide with Detroit Bike Share's planned launch in the spring.

Eric Larson, chief executive officer of Downtown Detroit Partnership, said the intent is to continue building and improving the infrastructure for various types of mobility. He noted that embracing alternative ways of getting around is a key ingredient for a successful community.

$31M apartment complex to fill last ‘void’ in Midtown

Developers will break ground this spring on a five-story, 110-unit apartment building planned for the last large vacant area on Woodard in Midtown.

The mixed-use development will be built on nearly two acres of space at 3439 Woodward, across from the Bonstelle Theatre. It will bring much-needed housing to the area about three blocks north of the new Little Caesars Arena.

Chris Jackson, Queen Lillian, LLC, partner, said the $31-million complex will have roughly 15,000 square feet of ground-floor retail space, two floors of parking and 11 affordable units. The apartment complex will be built on vacant land bounded by Woodward to the east, Stimson to the north, and an alleyway to the south. The site plan shows the building only stretching west halfway down the block, which ends at Cass.

Wayne County-owned building on Temple slated for $20 million-plus redevelopment

AR-161219882.jpg?MaxW=880&v=201411210943

An Albert Kahn-designed building owned by Wayne County at 640 Temple St. in Detroit is the target of a $20 million-plus redevelopment plan that includes Gretchen Valade, whose grandfather Hamilton Carhartt founded the eponymous Dearborn-based workwear brand Carhartt Inc. in 1889.

The building, which was built in the 1920s, is expected to undergo a 24- to 30-month redevelopment after the Wayne County Commission considers approving the agreements in the next three months, according to sources familiar with the plan.

Among the plans: more than 100 apartments ranging from 850 to 2,000 square feet, plus about 10,000 square feet of retail space in new construction to the west of the 190,000-square-foot building, sources said.

Renovated Colony Arms Apartments in Detroit reopens with new name

Colony Arms Apartments in Detroit was once the most problematic building in the city. Now, it's one of the nicest affordable housing developments in Detroit.

On Friday, Jan. 27, the developers and investors in Colony and Fisher Arms Apartments, 9303 E. Jefferson Ave., invited community leaders to the the 161-unit building for a renaming ceremony.

Gilbert/Gores formally bid for Detroit MLS team

A group led by Detroit Pistons owner Tom Gores and Cleveland Cavaliers owner Dan Gilbert have put in a formal bid to get a Major League Soccer expansion team in Detroit.

Detroit is among 12 cities competing for four MLS expansion spots, the league said Tuesday. The Detroit group also must convince Wayne County officials it needs the Greektown site of a stalled jail project to build a $1 billion mixed-use development, which will include a new soccer stadium.

“We’ve completed an important first step in bringing Major League Soccer to Detroit, and together, we have the experience needed to make a new team successful,” Gores and Gilbert said in a joint statement. The two are billionaires with sizable investments in Metro Detroit.

The Packard Plant redevelopment will start construction this spring

One of the largest redevelopments in Detroit right now that’s moving forward is the Packard Plant. The undertaking will be massive (10-15 years), but tenants could be moving into the administration building by late 2018.

The admin building, which faces East Grand Boulevard, is currently undergoing asbestos abatement with the help of a $300,000 Wayne County loan from the Environmental Protection Agency. Once abatement is complete, construction will begin on renovating the 121,000-square-foot building. The administration building was the last in the complex to be vacated and its condition isn’t as bad as many of the other buildings.

Tenants for the admin building are lined up already, including Arte Express, the group who owns the Packard Plant and is running the redevelopment, Silveri Architects, Detroit Training Center (an organization that trains Detroiters for jobs), Environmental Consulting & Technology Inc., Testing Engineers & Consultants, Sterling Security, and Esto’s Garage.

Tallest building in Detroit planned for Hudson site

The building is part of an estimated $775 million development proposed by an entity linked to billionaire Dan Gilbert. The project for the empty Woodward Avenue block where the J.L. Hudson department store once stood is one of the most expensive and ambitious plans introduced in a decade that has seen many blockbuster deals.

Gilbert is bullish.  I would fully expect this to get built.  Would love to have a personality like his in Cleveland.  Stark is just a website of empty promises and suburban retail.

Gilbert reminds me of people on this board.  He essentially uses his clout to convince and beg companies to move downtown.  while Gilbert wants to be remembered as some type of Renaissance man moreso than a Billionaire,  Cleveland doesn't have a guy like that...all these cleveland people care about is whether their development is going to hit or not.

Just another infantile post!!?

First of all, it's good to see this kind of development happening in downtown Detroit. But to use this project to criticize what's going on in Cleveland in just childish!!! Over the last decade or so there have been many projects completed in downtown Cleveland and there are several more in the works, including Nucleus. As far as Stark is concerned, construction for the "515" project is about to start and things seem to be finally coming together for the Nucleus project. So at this point, your childish little rant about Stark and the city of Cleveland is totally unwarranted!!!

I hear what you're saying, but I think you may be a little hard on Cleveland.  Gilbert is amazing for Detroit (and Cleveland, too, to a lesser extent), but he's very unusual.  Cleveland has had tremendous progress of late by a lot of smaller guys (than Gilbert) who are getting things done: MRN, Zaremba, Fairmount/Wolstein, Gies, K&D... to name a few... I like you have been a big critic of Stark (aka Mr. Big Talk, Little Action)... But finally it seems that at least Beacon may actually materialize and he appears to be moving forward with his mega nuCLEus project...

... Detroit is very lucky to have a billionaire like Gilbert who obviously loves his hometown and is making good through lots of bricks 'n mortar.  Detroit, though coming along nicely, needs him a lot more than Cleveland does because Detroit has had soooo far to come back from.

So at this point, your childish little rant about Stark and the city of Cleveland is totally unwarranted!!!

Alright, relax man. I'm one a clevelands biggest fans. There is not a Gilbert comparable here. Fact. The guy is freaking building the tallest tower in THAT city, bankrupt two years ago. He actively recruits businesses downtown. Stark is not cut from that cloth.

The grass is always greener in someone else's city. He IS building the tower?? You make it sound like it's a done deal with a hard start date. From the articles about this project, it sounds like he has a lot of hurdles to overcome before there's a groundbreaking ceremony.

Gilbert is no magician. He can't snap his fingers and make a new tower suddenly appear in the downtown of a struggling city. No one can.

make no mistake, im not implying the grass in greener in detroit.  LOL.  But as i stated upthread, he is bullish...especially when it comes to Detroit.  Im not gonna listen to phase 2 casino comparisons.  His passion for that city is on a different level.  I guess wait and see, but ill put my money he gets that done before NuCLEus ever does
